The Difference of Characters between Housing Poverty Types - Subcriterion Criteria of Substandard Housing, Unaffordable Housing and Double Housing Poverty (유형별 주거빈곤가구의 차이 - 최저주거기준 하위기준미달, 주거비 과부담, 중복주거빈곤가구)

  • This study intends to identify the difference of socio-economic characters and housing welfare needs between housing poverty types and to know the independent effects of variables on the housing poverty types. It was revealed that the double housing poverty household, housing below facility standard, unaffordable housing with low income, housing below structure performance environment standard, housing below area standard and housing below room standard should be supported one by one. And the variables related with the housing poverty types are different Suggestions were made for housing welfare policy for the double housing poverty, the control for rental housing market, the policy considering income level for unaffordable housing, the housing policy for the disable household.

  • This study aims to analysis of determinants of the residents satisfaction of purchased rental housing and currently being implemented policy of supporting low-income families are empirically evaluated through the residential evaluation of purchased rental housing residents. Purchased rental housing users are possible to live in currently residing community consistently, have advantages for fewer problems of the phenomenon of social isolation, exclusion and preventing slumism of low-income families, are expected to increase in the future. First of all, the characteristics of residential environment, housing expenses and a head of household were examined for the residential environment evaluation of the residents of purchased rental housing, on the basis of this, the characteristics of internal and external house and residential location are examined each for the determinants of the residential environment satisfaction of purchased rental housing. The variables that affect residential satisfaction according to residential location are public facilities, educational facilities and welfare facilities respectively. In particular, the higher the satisfaction of access to welfare facilities, the higher the satisfaction of residential location of purchased rental housing was analyzed. The variables affecting the residential satisfaction according to the internal and external characteristics of house are significant in window status, cracking, heating facilities, housing scale and management.

  • 본 연구는 '소비자중심'의 주거문화를 모색하기 위해 한국사회 신세대소비자의 주거 가치와 관련요인에 대해 수도권의 20~35세 남녀를 대상으로 자기기입식 질문지를 이용하여 실증연구하였고 주요 연구결과는 다음과 같다. 첫째, 14개 주거가치에 대해 전반적으로 중요 하다는 응답이 대부분이었다. 둘째, 주거가치의 요인분석결과 4개 특성이 추출되었고 두 맥 락으로 접근할 수 있었다 하나는 후기 산업사회로의 발전과 함께 중요하게 인식되는 주거가 치특성으로 외부환경의 편리성과 인간성 회복 인접환경의 안전과 프라이버시 내부환경의 편 리성과 아름다움을 중시하는 주거가치가 이에 속한다. 이주거가치들은 신세대소비자에게 매 우 강하게 형성되어 있었으며 공통적으로 신세대가치관이 강할수록 더 강한 것으로 나타났 다. 다음은 전통적으로 중요시된 주거가치로서 위신과 경제성 주거가치이다 이는 비교적 낮 은 수준으로 나타났으며 신세대가치관이 약할수록 더 강하게 나타났다.

  • 본 연구는 주거의 근린 환경이 청소년의 인성 특성과 어떠한 관계가 있는지를 비교, 분석해 봄으로써 바람직한 주거 환경을 조성하는데 기초적인 자료를 제공하고 청소년들의 건전한 성장과 올바른 자아실현을 위한 바람직한 교육 환경으로써 주거 환경 방향을 제시하고자 하는데 그 목적이 있다.

  • 본 연구의 목적은 비전통적인 주택형태들의 수락도에 영향을 미치는 시골지역 노인들의 인구학적 특성들과 주거특성들을 규명하는데 있다. 본 연구에서는 미국의 남부 7개주를 대상으로 한 Southern Reginal Research Project, S-194, "Barricrs and Incentives to Attordable Housing"에서 수집된 자료의 일부를 분석하였다. 본 연구대상자는 미국 남부 7개주의 시골지역에 거주하는 나이 55세 이상의 1878명이었다. Analysis of variance의 통계분석방법을 통해 나타난 몇가지 중요한 결과가 본문에서 논의되어졌으며, 또한 조사대상자의 인구학적 특성과 주거특성도 요약되어 졌다. 마지막으로는 본 연구 결과를 바탕으로 소비자교육, 앞으로의 연구 방향 산업체를 위한 제언들이 제시되고 있다.

Effect of Housing Economic and Regional Characteristics on Life Satisfaction of the Elderly: Focusing on the Mediating Effect of Self-Esteem (주거의 경제 및 지역적 특성이 노인의 삶의 만족도에 미치는 영향 : 자아존중감의 매개효과를 중심으로)

  • The purpose of this study is to understand the effects of housing economic and regional characteristics on the ife satisfaction and the self-esteem of the elderly and how their self-esteem mediates the effects of housing economic and regional characteristics on their life satisfaction. The main results of the study are as follows. First, housing economic characteristics such as housing prices, occupancy area per resident, and ratio of utility cost to total living costs had a significant effect on the elderly's life satisfaction and self-esteem, and the elderly's self-esteem mediated the effect of the economic characteristics of housing on the life satisfaction of the elderly. Second, residential area, a regional characteristic of housing, had a significant effect on the life satisfaction and self-esteem of the elderly, and the self-esteem of the elderly mediated the effect of the residential area on the life satisfaction. Thus, because elderly housing welfare policies related to housing economic and regional characteristics affect the elderly's life satisfaction, a psychological welfare, through a mediating effect of the elderly's self-esteem.

A Multi-Level Analysis of Influential Factors of Residents' Housing Instability in Korean Metropolitan Environments (대도시 거주자들의 주거불안정 영향요인에 관한 다층분석)

  • This study aims to analyze influential factors of residents' housing instability in Korean large cities. The previous studies deal with low-income households' experiences with housing instability. However, this study empirically analyzed the impact of regional characteristics such as spatial openness and community characteristics on residents' housing instability. For this purpose, I analyzed various experiences as symptoms of residents' housing instability using data from the Ministry of Land, Infrastructure, and Transport's (MOLIT) Korean Housing survey through a multi-level logistic regression model. The study finds that regional factors as well as household characteristics influence their housing instability. This result implies that promoting spatial inclusivity alleviate residents' housing instability in metropolitan environments. In addition, this study calls for policy efforts such as a continuous supply of public rental housing and a greater variety of housing types to mitigate housing instability.

A Study on Meaning, Typology, and Characteristics of a Home in the Metaverse (메타버스에서 나타나는 주거의 의미, 유형 및 특성 연구)

  • Home has significant meaning in the real world. In contrast, there's a lack of interest in homes in the Metaverse compared to other architectural spaces. This study aims to establish the concept of a home in the Metaverse based on meaning, typology, and characteristics of real-world homes. For this purpose, previous research and existing models of real- world homes were analyzed and case studies and a survey were conducted of homes in the Metaverse. As a result of the research, a model of home in the Metaverse is proposed based on physical, social, and personal models. Modifying one's dwelling, a refuge from the outside world, and self-expression/personalized space was also identified as the most significant characteristic of a home in the Metaverse. The results of this study will be helpful in future Metaverse virtual world research and development of Metaverse service platforms.

Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu (대구시 주거이동 결정요인별 선호주거지역 분석)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.
