Evaluation of Lighting Environments in Residential Area and Task Area (주거/사무공간의 조명환경 평가에 관한 연구)

  • 본 연구는 공간특성이 서로 다른 두 공간, 주거/사무공간의 조명환경에 대한 평가구조를 비교 검토하고 각 공간의 행위에 적합한 조명환경을 제시하고자 슬라이드 사진을 이용한 평가실험을 실시하였다. 평가대상 슬라이드수는 주거공간이 28장, 사무공간이 26장이다 실험은 각 공간별로 분위기항목과 행위항목에 대해 각각 실시하였다. 평가항목은 분위기항목이 21가지, 행위항목이 14가지이다. 각 공간의 평정치를 이용하여 인자분석을 실시한 결과, 주거공간과 사무공간 모두 <활동성>,<안정감),<고급감)의 3인자축이 추출되었다. 그러나, 주거공간의 경우는 <활동성>인자축이 평가축을 이루었으며, 사무공간의 경우는 <고급감>인자축이 평가축을 이루었다. 행위항목의 인자분석 결과는 주거공간의 경우, <작업행위>,<휴식행위>,<단란행위>의 3인자축이, 사무공간의 경우 <작업행위),<휴식행위>의 2인자축이 추출되어 주거공간의 경우, 활동성 평가가 높은 조명환경은 작업행위에 적합하며 반대로 활동성평가가 낮은 조명환경일수록 휴식행위에 적합한 것으로 나타났다 사무공간의 경우도 마찬가지로 작업행위에 가장 큰 영향을 미치는 분위기 인자는 활동성으로 나타나 활동성평가 높을수록 작업행위에 적합하며, 후식행위는 평가성 평가가 높은 조명환경에 적합한 것으로 나타났다.

Why can't Newly-Married Household be independent of their Parents Household? (신혼부부 가구는 왜 독립적이지 못하는가? - 주거경제적 요인을 중심으로 -)

  • The purpose of this study is to identify determinants of economic aid regarding housing and cost of living for the newly-married households. This study applied the binary logit model to figure out the determinants of economic aid from their parents for the households. With utilizing the Newly-Married Housing Survey data in 2015, this study found that housing characteristics and level of housing expenditure leads to the economic aid from their parents. In particular, the housing price and transportation condition increase probability the financial aid from parents when the newly-married household starts their housing career. In addition, this study found that the items of housing expenditure increase the probability of economic aid for their cost of living. To improve the independence of newly-married household, the government should adopt the housing policy for stable housing price and alleviate the burden of housing expenditure. The significance of this study is analyzing the economic aid from their parents on newly-married household regarding housing economic issues and suggest the policy for independence of living from their parents.

  • This study aimed to examine and compare housing conditions and satisfaction degree of working college students in Seoul metropolitan area, depending on their stress level from economic burden and living housing type. The interview using the questionnaire was conducted. The subjects were 199 working college students aged between 19 and 35. The two-tier cluster sampling method were used, the region and representative university within the region. The comparison of satisfaction degree per type of housing of working college students has been conducted to find 3 characteristic patterns of satisfaction degree per housing condition from the stress of preparing the fund for rent, and students with high degree of stress from arranging rent showed relatively low degree of satisfaction in most items. 6 patterns have been identified in terms of housing types, and most of the students living in the Gosiwon, the poorest condition and housing type, showed the lowest degree of satisfaction, while those residing in the officetel turned out to the most satisfied. This study gives implications of housing welfare for working college students.

Analysis on the Factors Affecting Housing Tenure of Single-Person Households of Young Generation Employing the Multinomial Logit Model (다항 로짓모형을 이용한 청년 1인가구의 주거 점유형태 영향요인 분석)

  • The number of single households in Korea has been sharply increasing due to dissolution of the family community and changes in housing culture. Therefore, there is a need to develop a plan for diagnosis of changes in the housing market in response to a rapid increase of single household to suggest a proper direction of housing policy. This study was conducted to clarify the factors influencing housing occupancy type targeting a single adult household. To accomplish this, a cross-sectional analysis was conducted using the multi-nominal logit model and the Korea Welfare Panel's 9th survey materials. Occupants of ingle households in their 20s and 30s were found to be much poorer than those in their 40s, or older. Additionally, single household in their 20s and 30s, the characteristic of a household having an influence on the choice of housing occupancy type showed a result in a different direction even from the same household characteristic of those in their 40s, or older. Finally, the characteristics of occupants of single households in their 20s and 30s showed room for improvement through public support. Overall, the results of this study implied the need to inquire into the government's periodic support in more diverse ways.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

Characteristics of Immigration Path and Residential Location of Korean Immigrants in Los Angeles (미국 LA지역 한인 이주민의 정착경로 및 주거입지 특성)

  • This paper aims at elucidating the characteristics of immigration path and residential location, and analyzing the factors influencing housing ownership structure and preference of residential location factors of Korean immigrants in Los Angeles. The main results of this study are as follows. Firstly, immigration paths of Korean Immigrants are divided by spatial assimilation type and network of mainstream society oriented type. Secondly, according to the results of binomial logistic regression analysis, Korean town as a current residential location is selected by low-income class, aged migrants group, housing non-owner group and longer migration period group. Thirdly, migrants tend to retain detached housings in residential area of mainstream society while migration period go beyond 10 years and incomes exceed $60,000. Finally, according to ANOVA tests on the preferences of residential location factors. high-income and home owers groups more prefer location factors such as economics, natural environment, housing interior facilities, network of mainstream society.

  • This paper aims at analyzing the characteristics of the immigration path, residential location, and housing ownership structure of Korean immigrants in London metropolitan area. The main results of this study are as follows. Firstly, factors influencing the initial residential location of Korean immigrants are situation of immigrants, immigration region, and help of prior Korean immigrants. Secondly, factors influencing the current residential location of Korean immigrants are income, ability of English, education at United Kingdom, and initial residential location. Thirdly, viewing the characteristics of the of housing ownership structure, migrants tend to reside their own housings while migration period go beyond 10 years and incomes exceed ${\pounds}$50,000. Forth, immigration path types of London Korean Immigrants are divided by ethnic enclave oriented type and mainstream society oriented type.

Influence of New Town Residents' Housing Value of an Apartment House on Housing Satisfaction and Customer Loyalty -With focus on the 2nd term new town case- (신도시 거주자의 아파트에 대한 주거가치가 주거만족과 고객충성도에 미치는 영향 -2기 신도시 사례를 중심으로-)

  • Recently, the influence of the residential value of new town apartment houses has been increasing in the housing market; however, there has been little study on the relationship between the housing value and customer loyalty. This study analyzed the influence of the housing value on housing satisfaction and customer loyalty. To this end, this study conducted a survey targeting 519 residents in the second term new town. Accordingly, basic statistics, reliability and hypothesis test were carried out using SPSS 21.0 and ANOVA as an analysis method. The study results are as follows. First, as a result of factor analysis of the housing value, the factor was analyzed as 6 sorts, such as safety, sociality, convenience, economic feasibility, aesthetics, and comfort. Second, safety, comfort, and convenience among the factors in the housing value were found to have a significant influence on the housing satisfaction. This means that the concepts of property and assets reflect the development of new urban city apartments. Third, a new town house purchaser's positive housing value and housing satisfaction were found to increase customer loyalty. This greater satisfaction of the current residential apartment dwellers means that they are more likely to introduce their relatives and neighbors. These results suggest that a positive outlook of a new town householder on the housing value and housing satisfaction will eventually work more on revitalizing the housing market.

  • As the residential culture of Korea is transformed from house oriented to apartment oriented residential environment these days, the bedroom closets are changing into the built-in furniture such as built-in closets. As the life style of consumers become richer and wealthy, the bedroom furniture is changing to respond for the forms, function, and design characteristics of the consumer's demand. Therefore, in this study, the characteristics of the built-in closets such as structure, function and material were studied to analyze the basic changes and compared the normal closet to the built-in closet to analyze the elements in terms of environment and convenience. Moreover, to develop forms and designs to fit various characteristics and differences of the consumers, various forms of consumer demand were analyzed. Therefore, this study intended to provide the basic information for providing the efficient form and structure that enables the use of internal space as the consumer wishes to change the design elements, and other spaces to fit the changed residential environment.
