Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

Analysis of Characteristics about the Location environment of Industrial Complex and Migration Company (산업단지 입지환경과 입주기업의 특성 분석)

  • The aim of this study is to determine factors that affect the competitiveness and the move-in environment of migration companies according to the recent change of location conditions of industrial complexes. The results of analysis show that productive factor and economic factor are related to the main factors that determine the location environment. The resident companies have a strong link to the economic characteristics factors, which seems to be related to the expectation and satisfaction for public support facilities, hospitals, educational institutions, and administrative agencies to be placed in the complex, encouraging companies to be located in the complex. In other words, if the existing economic factors and public support facilities were complemented, it can be inferred that the industrial complex promotion policies will be more effectively planned. Also, transportation and infrastructure facilities are analyzed as successful factors for resident companies. In addition, the economic and productive environments turn out to affect public support facilities and environmental factors of infrastructure as major factors. The results of this study are expected to be a useful guideline in determining the resident policy or external factors for the future industrial complex.

  • The purpose of this paper is to evaluate the green logistics of Korea enterprises. According to participate pan-nationally about environment problems, the field of logistics is required to transfer green logistics like increase efficiency of using energy and construct economic systems. And also environment-friendly policies of enterprises are playing important role. So authors selected and analysed factors through precedent study and questionnaire. Selected factors are cultivation about environment-friendly policy awareness to employees, Utilization environment-friendly resources, decrease of atmosphere pollution substance, company's promotion of outside environment-friendly policy. In order to shed light on these problem, fuzzy AHP method is adopted and the factor of cultivation about environment-friendly policy awareness to employees is the highest weight. And also result of the highest weight between enterprises that set policies about green logistics and factors' are The Korean Air, Glovis, Korea Express synthetically.

The Model to Implement the Cyber Security Policy and Strategy for Azerbaijan Information System (아제르바이잔 정보시스템에 대한 사이버보안 정책과 전략의 실행모델 구축)

  • This study aims to build an AHP model that evaluates the priority of cyber security policies for the Azerbaijan information system. For this, 4 factors were constructed from components of ITU National Interest Model, whereas 5 alternatives were based on the best practices of the eight developed countries leading the cyber security field. Using the questionnaire, 24 security experts evaluated the strategic priority of such factors or alternatives. The analysis results using the AHP software showed that homeland defense and economic well-being were the dominant aspects of cyber security policy, whereas capacity building and infrastructure were the main concern of cyber security elements for Azerbaijan. This study presents the strategic priority of cyber security policies that can be adopted by Azerbaijan government. This study can contribute to developing the national cyber security guide of Azerbaijan.

A Study on the Development plan of Logistics Competitiveness of Hunchun Region (훈춘지역 물류경쟁력 발전방안 연구)

  • The Hunchun area is the only development and opening line in Jilin Province and the Changchun-Jilin-Tumen Developmental Plan area, and as a hub area for regional logistics, promoting the logistics competitiveness of the Hunchun area is an important factor in promoting economic development in the Northeast region. The purpose of this study is to derive the factors for activating logistics competitiveness in Hunchun area by applying SWOT analysis and to present them to policy-makers by drawing priority of factors for promoting logistics competitiveness in Hunchun area through AHP survey of Chinese and Korean logistics experts. According to the analysis, the weighting was high in order of opportunity factors and strength factors, and the priority was high in order of factors such as promotion and expansion of One Belt, One Road policies, active support through national policies, construction of international logistics center cities, construction of logistics centers, and supply of bulk cargo. Finally, from a comprehensive perspective, this study presented policy implications such as SO Strategy (Strength-Occupancy Strategy) and ST Strategy (Strength-War Strategy) focusing on the strengths of the Hunchun Region for the strategy of strengthening the logistics competitiveness of the Hunchun area.

A Study on the Location Improvement of the Pharmaceutical Logistics Center (의약품 물류센터 입지 개선 방안에 관한 연구)

  • This study aims to identify factors that pharmaceutical logistics companies must consider when selecting a logistics center; it also aims to analyze the importance-satisfaction-of these factors by using IPA. The main results are as follows. First, overall, the aforementioned factors are divided into logistics factor, economic factor, environmental factor, and policy factor, and most of the specific attributes of each main factor are less satisfied than the importance. Second, the users of pharmaceutical logistics are divided into producers, distributors, clinics, and pharmacies. The analysis of each user shows a need to improve logistics factors as well as an overinvestment in environmental factors. The results can provide drug distribution companies directions for selecting logistics centers as well as strategic implications.

임팩트 투자의사 결정요인에 관한 연구

  • 임팩트 투자(impact investment)는 사회적 가치와 재무적 이익을 동시에 추구하는 소셜벤처에 투자하는 행위이다. 그동안 국내에서는 정부 주도로 임팩트 투자 생태계가 조성되고 성장하였다. 선순환 투자 생태계를 위해서는 소셜벤처가 가지는 사회혁신의 가치와 임팩트 투자의 연계가 중요하다. 사회적 형평과 시장의 효율의 두 가치 중심으로 수요와 공급이 맞는 임팩트 투자에 대한 이해가 필수적이다. 특히, 임팩트 투자 지원정책과 투자가 공공에서 민간으로 확대되는 시점에서 임팩트 투자의사 결정요인을 규명하는 차별화된 접근이 필요하다. 이에 본 연구는 임팩트 투자의사 결정요인을 분석하고 우선순위를 도출하고자 하였다. 먼저 문헌분석을 통해 투자 결정에 영향을 미치는 요인을 확인하고 임팩트 투자 심사역을 대상으로 자문·설문조사를 수행한 뒤, 델파이 기법을 적용하여 주요 투자의사 결정요인을 도출하였다. 다음으로는 임팩트 투자 심사역 10명을 대상으로 AHP분석을 실시하여 투자의사 결정요인의 우선순위를 분석하였다. 분석 결과, 상위요인의 중요도는 시장-창업가(팀)-제품·서비스-재무의 순서로 확인되었으며, 세부요인의 중요도는 '시장의 경쟁강도 및 진입장벽-시장성장 및 확장 가능성-팀의 전문성 및 역량-신시장 창출 가능성-영업활동 및 고객관리-창업가의 신뢰성 및 진정성의 순서로 나타났다. 이러한 연구 결과는 임팩트 투자에 대한 지원정책과 투자가 공공에서 민간으로 확대되는 시점에서 고유한 투자의사 결정요인을 규명하여 투자를 희망하는 이해관계자들에게 기초 자료를 제시했다는 데 의의가 있다.

The Effect of Real Estate Investment Factors in Investors of Sejong City on Investment Performance and Reinvestment Intention (세종시 투자자의 투자요인이 투자성과와 재투자의향에 미치는 영향)

  • Investors should understand and actively consider factors like location, future value, policies, pricing, market trends, and their income, as these elements can shift with changing local, social, economic, and policy environments. This study seeks to clarify the impact of investment factors on the performance and reinvestment intentions of Sejong City investors by surveying those who have invested in real estate. This study employs a structural equation model with confirmatory factor analysis, focusing on four aspects: value, economic and policy, psychological, and financial. We find that the investment value factor has the largest impact on investment performance, indicating that investors prioritize the investment value of real estate in Sejong City. In addition, factors increasing asset value and expected satisfaction were significant, indicating that real estate investment in Sejong City yields high returns and investor satisfaction. with a positive outlook for future reinvestment.

Analysis of Influence Factors and Current Conditions for Korean Railway Export (철도산업 해외진출 영향요인과 여건 분석)

  • This study identifies influence factors for Korean railway export and analyzes the importance and competitiveness of the factors. This study also suggests policy directions for each factor and analyzes the current situation of the Korean railway industry. All influence factors identified in this study turned out to have high levels of importance. Influence factors with higher importance levels for each field are as follows: man-power/experience and skill/technology in the engineering field; price, information and man-power/experience in the construction field; and information, technology, and price in the manufacturing field. However, the level of competitiveness of the factors turned out to be low. This study also suggested policy directions for each influence factor: overall, they turned out to have high levels of importance. Policy directions with high importance for each field are as follows: strengthening overseas' human network, training/educating experts for overseas projects, and accumulating experiences through Official Development Assistance projects in the fields of engineering and construction; and cost reduction and strategical cooperation with foreign companies in the manufacturing field. However, interviewees' satisfaction levels for each policy area turned out to be low. Finally, policy measures for Korean railway export for each influence factor were suggested.
