A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

An Analysis on Apartment Chonsei Price in Seoul with Residential Lease Price Index (주거임차부담지수 산출과 서울시 아파트 전세가격 적용사례 분석)

  • The recent increase of chonsei has raised the degree of lease burden of households, and a new residential lease price index needs to be introduced to measure such degree of lease burden. In order to convert the burden into an index, the calculation method of the K-HAI, which is announced by the Korea Housing Financing Corporation, is applied by replacing house purchase with lease. From the calculation, the residential lease prices index of the first quarter of 2014 is estimated to be approximately 114, indicating that the cost of lease exceeds 35% of income. The result of analysis on the trend of the residential lease prices index from the first quarter of 2012 to the present in Seoul indicates that the residential lease prices index in Seoul has continued to increase, compared to that of the entire country. The results of this study will be a foundation to find a solution for the stabilization of chonsei and investigate the degree of lease burden by region when establishing a sustainable housing policy.

An Empirical Study on the Contribution of Housing Price to Low Fertility (주택가격 상승 충격의 저출산 심화 기여도 연구)

  • This study estimated the impact of the shock of housing price increase on the total fertility rate and the contribution of each variable to changes in the TFR. This study is differentiated by estimating the contribution rate of each variable to the fertility rate through the Shapley decomposition and the panel VAR's forecast error variance decomposition, which previous studies have not attempted. The main results of this study are as follows. First, the decline in the TFR in Korea has been strongly influenced by the recent decline in the total fertility rate, and this influence is expected to continue in the future. In the case of housing costs, in the past, housing sales prices had a relatively small contribution to changes in the total fertility rate compared to the jeonse prices, but their influence is expected to increase in the long term in the future. It has been demonstrated that private education expenses other than housing sale price and Jeonse price also acted as a major cause of the decline in the total fertility rate.

  • 이번호에는 해외농산물 선물(先物)시장의 향후 가격 전망에 대하여 알아보겠다. 작년 한 해 농산물 가격은 연초 대비 지지부진한 상태가 계속되었으나 2010년 한 해에도 전세계 경기 회복세가 이어지면서 상승할 것으로 전망되고 있다. 다른 원자재품목대비 농산물 가격은 저평가되어 있기 때문이다. 하지만 2010년 수급상황이 호전되고 있어 농산물 가격 상승을 제한하는 요인으로 작용할 것으로 예상되는 바 가격 상승은 견조한 상승세를 이어갈 것으로 보인다.

Comparative Analysis of the Causal Relationship between Regions of Fluctuations in the Housing Market (주택시장 변동의 지역간 인과성 비교분석)

  • The housing market is changing continuously according to the place and time and these changes have a ripple effect across various fields. On the other hand, the amount of housing that is consumed in the region also acts as a central cause of price movement. Moreover, the cause of variations in the housing market can be separated according to the characteristics of the housing consumer. In addition, the individual characteristics of the consumer varies according to the region. As a result, a study on the regional causal relationship of the housing market is underway. Although significant research has been done on the domestic home sales market, there has been limited research on the housing charter market. Therefore, in this paper, regional causal relationship of the housing market in the Gangnam and Gangbuk area in Seoul and Gyeonggi Province was analyzed using the vector error correction model, and is segmented by housing sale market and housing jeonse market. In addition, housing sale and housing jeonse of Gangam, Ganbuk and Gyeonggi province are defined as analysis variables, and time series data is the monthly material of June 2003 to November 2015. The results of the analysis, in the case of the housing sale market, showed that fluctuations in house prices in Gangnam area have a major influence on the fluctuations in house prices in the surrounding region. Similarly, in the case of the housing jeonse market, it was found that the jeonse price of Gangnam area has a significant impact on the jeonse price of housing in the surrounding area.

부동산시장의 자금흐름에 관한 실증적 연구

  • 본 논문은 단기 및 장기간에 걸쳐 부동산시장의 동태적 자금흐름과 수익률 분석에 초점을 맞추고 있다. 본 논문에서는 부동산시장의 실증적 동태적 자금흐름과 수익률 분석은 VAR모형을 사용하였으며 다양한 금융 및 경제관련 변수들을 연구에 포함시키고 있다. 실증적 분석 결과에 따르면 우리나라에서도 기존의 미국 연구 사례에서와 같이 금융시장의 자금흐름을 통하여 부동산시장의 동태적 자금흐름을 예측할 수 없다는 점을 파악할 수 있다. 또한 Granger 인과성 검정 결과에 따르면 통화정책 및 증권시장 변수 모두 전국아파트 매매가격, 전국 단독주택 매매가격, 전국 전세아파트 매매가격 실질상승률 등의 부동산관련 변수에 통계적으로 유의한 영향이 크지 않음을 알 수 있다. 그러나 분산분해 결과에 따르면 전국아파트 및 전국전세아파트 매매가격 실질상승률에 대한 움직임에 코스피수익률의 영향력이 증대될 수 있음을 알 수 있다.
