A Comparative Study on the Life Cycle Cost of Wall Type Apartment and Beam-Column Structural Apartment (생애주기비용 분석을 통한 벽식 구조 공동주택과 장수명 공동주택의 경제성 비교 연구)

  • Ministry of Land, Infrastructure and Transport (MOLIT) promote long-life housing to reduce social costs generated by poorly considered rebuilding and extend the life-span of housing. Long-life housing has advantages of durability, floor plan variability, efficient maintenance and ease of remodeling because it is a beam-column structure building. However, long-life housing requires somewhat higher initial construction cost than wall type apartments. It makes increase of long-life housing more difficult. In this study, we compare between wall-type apartment and beam-column structure apartment from Life-Cycle Cost's viewpoint. As a result of the study, long-life housing incurs 18% higher initial cost than wall type apartment, but is 7% more economical than wall type apartment in terms of Life Cycle Cost. Therefore, it is shown that long-life housing could be a beneficial alternative to traditional wall type apartments.

  • Multi-residential housing in Korea has many problems basically because maintenance, management, and remodelling have been done without considering building elapse and residents' needs. Residential open building has been suggested as one of the solutions. Even though the techniques have been actively developed for residential open building in Japan and the Netherlands, some obstacles are still existing. Especially in Korea, due to the lack of studies for facilitating residential open building, the development and popularization of residential open building are delayed. With the concern that the facilitation of process and systems is as important as technical development, the evaluation of process and systems is needed for promoting residential open building. As result, strong investigation of current situation can offer basic foundation to facilitate residential open building. The purpose of this study is to propose plans to facilitate residential open building in Korea through a comparative study between Korean and Japanese system.

  • Recently, lots of the research aspects of space, materials, structure, construction method relation to improving the flexibility going on throughout the construction industry, moreover the development of construction key technology has been accelerating by reason of deterioration in the apartment housing. Therefore, this study should firstly suggests assessment list of construction key technology through investigation of questionnaire and consultation of the expert on the basis of case studies, and should select it about the flexibility which making social issues lastly in the apartment housing. Secondly, this study should classify, reestablish core technology through inspection procedure of feasibility study among lists of deduced key technology. Finally, this study will suggest the manual & guideline for improving the flexibility for a long-life apartment housing at the next generation by selecting, analyzing and estimating higher score items of all key technology.

  • The ultimate objective of this research is to develop the technologies for the construction of 100-year housing as the first task for improving housing environments. The technological development of 100-year housing makes it possible to advance construction technologies and part development, to develop long-life housing with durability and Flexibility responding to customers' needs for future living space. At first, for this purpose, the applications according to the types of the Standard Model of Long-life Housing are proposed to respond to the life-cycle of near-future demographic and social structure, and the construction of the Mock-up House execute based on the location selected during the 2nd year and the basic plan. Then the Standard Model of Long-life Housing are advanced and proposed through evaluating the field applicability of the Mock-Up House.

Infill-system Development for Long-Life Housing with Durability & Flexibility: Focused on the Constructing and Evaluating Application of Mock-up House (내구성 및 가변성을 갖는 장수명 공동주택의 가변요소 시스템 개발 : 실험주택 건립 및 적용성 평가를 중심으로)

  • This research aims to develop various infill-systems for practically applying to long-life housing with 100-year durability and flexibility as a strategy for realizing sustainable residential environment. Especially, the developed infill-systems & technologies were concentrated to the mock-up house applied with the standard model of long-life housing, and their in-situ applicability by a phase, experts' consultation, and questionnaire survey were also evaluated. This research was executed to divide by 3 phases. In the First phase infill-systems for a housing unit of $84m^2$ exclusive use area as well as a support of whole structure and infill-systems including dry wall, and windows were constructed, and their in-situ applicability were evaluated. In the Second phase vertical integration of upper and lower housing units of $50m^2$ and $40m^2$ exclusive use area was investigated the first in domestic for 3 housing units of $50m^2$ exclusive use area. In addition, various infill-systems including the horizontal expansion of $50m^2$ and $10m^2$ exclusive use areas were also constructed and evaluated on their in-situ applicability. In the third phase diverse performance tests and field investigation for in-situ verifying of dry Ondol, developed this research, were executed to improve their practicability. Inner dry walls were taken apart, moved and re-constructed for verifying their practicability to investigate 3R-Reduce, Reuse and Recycle-realization too.

  • The bearing wall apartments which occupy the majority of multi-residential apartment buildings built in Korea, are known for having limited architectural plan flexibility, posing challenges in terms of maintenance and remodeling. The economic losses and environmental issues resulting from the reconstruction of bearing wall apartments are now accumulating to the extent that they are becoming a national concern. Multi-residential apartment buildings, which are now the dominant form of residence in Korea, must accommodate diverse customer needs and changes in life style. A new concept of Rahmen structure with architectural flexibility is Green Frame. GF multi-residence housing is expected to reduce construction costs and shorten the construction schedule by overcoming the shortcomings of conventional bearing wall apartments. This goal is consistent with the national policies that target the reduction of resource and energy consumption. In addition, GF will be established as a core contributor to achieving a reduction in $CO_2$ emissions, which will enable the sustainable growth of domestic construction industry, and address the low-carbon green growth drive implemented by the government.

  • The purpose of this study is to suggest ways to design for the environmental Interface of Long Life Housing. Research, improving the performance of the interface, is underway at the research organization of Long Life Housing. Infill system should accommodate the various changes in the space. So dismantlement, replacement, and repair of the act are essential. In this process, A lot of substance, which can damage or spoil the environment, may be produced. However, the eco-friendly aspects of the interface design of infill system is not made in the approach or evaluation. Therefore, this paper is to analyze the problem of Interface of Long Life Housing in terms of eco-friendly, and it try to find a design method, complemented in the next research.

  • Recently, apartments have had several fundamental problems in planning uniformity caused by fixed space programs and difficulties of maintenance. So decision-makings become more important in design process which were essential to performance realization of long-life housing. Therefore, this study aims to analyze the plans of the Bogeumjari Nae-gok based on the applied designs, and suggests improvements for advanced design process of the long-life housing in the domestic market. This research procedure are as follows: (1) Analyze design guide, district land development plan and local code which have influence on design limitation. (2) Compare partial plans of joined designs and analyze each design characters (3) Implement case studies of design process due to design timetable and design elements of Nae-gok. In result, this study suggests significant fundamental materials for advanced decision-making in design process of long-life housing: details credibility and noise control, etc. This research could be useful in making integrated design process applied for long-life housing.

  • In order to solve housing shortage, an apartment has been built and supplied in large quantities in Korea. As such a result, the apartment became a typical housing type in Korea. However, the housing became vulnerable to accommodate rapidly changing life-style & life-cycle of koreans and was lost the concept of Korean traditional housing for inheriting and developing Korean traditional culture. Therefore, this paper aims at eliciting of design elements for development on standard model of long-life housing with durability & flexibility based on data derived from housing consumers's questionnaire survey and expert's opinion surveys. We expect that the standard model developed on the basis of open building applying support & infill elements will be used as a standard model for planning future long-life housing with capacity.
