The Effects of Apartment Facility Maintenance on the Residential Satisfaction of Residents (아파트 시설물 유지관리가 입주자의 주거만족도에 미치는 영향)

  • This study suggests a solution regarding the effects of apartment facility maintenance and fire safety facility maintenance on the residential satisfaction of residents. The results are as follows. Firstly, facility maintenance had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more breakdowns there were in the facilities. This revealed that when maintenance staff neglect the residents' complaints due to the repetitive aspect of their jobs, there was a negative effect on residential satisfaction; therefore, residential satisfaction must be increased by maintaining the facilities well and training support for maintenance staff. Secondly, fire safety facilities had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more malfunctions there were in the fire safety facilities and the more replacements there were in fire fighting equipment. This revealed the importance of safety and the fact that the apartment heavily relies on fire safety facilities because there may be a low awareness regarding safety; therefore, maintenance staff must lower the damage from fire safety facilities and to increase the residential satisafaction of residents. Lastly, there needs to be repetitive training and education for residents regarding fire fighting and evacuating in accordance with the fire fighting plan as a means to strengthen residents' safety awareness.

  • 공공임대주택은 서민을 위한 주거안정 차원에서 중요한 복지정책 중 하나이다. 그러나 입주자에 대한 적합성 여부를 검증하는 데 있어서 실제 거주하고 있는지를 검증하는 데 많은 비용과 어려움이 발생하여 입주자가 거주하고 있지 않는 상태에서 재계약하는 경우가 많이 발생하고 있다. 본 연구에서는 거주하고 있는 사실을 검증할 수 있는 화자인증 시스템을 활용한 입주자 관리 방안을 제안한다. 제안된 방안으로 구현된 시스템을 통하여 적은 비용 및 높은 신뢰도로 거주사실을 확인할 수 있을 것이라 기대된다.

  • The purpose of this study is to propose the way of decreasing frequently-occurred complaint by offering proper sale information at subscription phase based-on post-occupancy satisfaction survey. For this purpose, questionnaire surveys of residents were conducted to analyze their cognition of apartment sale information at subscription phase. and deduce appropriate sale information. The results can be summarized as followings: 1) It provides well-managed apartment sale information as utilizing checklists which is based on important items that effects on apartment inhabitants' satisfaction in apartment sale marketing. 2) It establishes a specific management standard of proper items of apartment sale information. 3) It manages and provides apartment sale information by making checklists of apartment sale information which consumers needs in their actual necessities.

Relationship between Satisfaction Degree on Management for Residents, Common Spaces and Sense of Community in High Rise Mixed-use Residential Building (초고층 주상복합 건물의 입주자관리, 공유공간 만족도와 지역공동체의식의 관계)

  • The purpose of this study was to identify the relations among management for residents, sense of community and common space for residents which provided in high rise mixed-use residential building constructed at the end of 1990s. Research method was social survey with questionnaire from 178 subjects collected by the snow ball sampling. Statistical analysis was done by the SPSS 10 for Windows program using frequency, percentage, t-test, one-way ANOVA. Research results showed high degree of residents' management satisfaction in the area of fitness space and business service. And they also showed high degree of residents' satisfaction in common space which include swimming pool, shower and sauna facilities. Satisfaction degree of management for residents became high with the support of residents' common space, so the management of residents' common space might be important in the management of high rise mixed-use residential building. Finally, residents' management and residents' common spaces have an important role to enhance the sense of community.

  • The purpose of this study was to analyze the needs for managerial service for residents in multi-family housing. For the survey and statistical analysis, the questionnaires from 484 residents and 84 housing managers of multi-family housing within the Seoul metropolitan area were used. The analytical methods adopted in this study were frequency, percentage, t-test, and factor analysis. The results of this study are as follow : (1) Basic services within a multi-family housing included management, minimum residential self governance, basic etiquette, and community program. And additional service were categorized by the health and entertainment program, the consumer service program, the residential life services, the information and financial services program, and the children's program. (2) The favorite needs of residents' additional services were the market news and information, the programs related health, the mail services, the health diagnosis service programs etc. But, housing managers' needs were the market news and information, and the flea market. As to the results analyzing the needs for additional service fir residents, it was found there were differences between residents and housing managers.

  • Recently, After Service(AS) management in apartment housing projects has been appeared as one of the major factors for improving customer satisfaction, and increasing competitiveness and raising image of a company in construction industry. The primary objective of this paper is to propose a web-based AS management system which enables field engineers to effectively collect AS information required from customers and effectively manage the statuses and results of AS performed. It is anticipated that the effective use of the system proposed in this paper would be able to improve communication efficiency among the AS participants, and help field engineers systematically manage and accumulate data that might be utilized as a reference in future construction projects.

  • Recently, apartment housing tends to increase 3-4% every year by economic growth and development of construction technology in domestic construction industry. According to this tendency, construction enterprises are providing high-quality and various residential space, and residents also want high-quality apartment housing without any defect. Construction company make efforts to decrease construction defects in order to satisfy all the residents, and to improve company value. However, it is impossible to have no defect in construction because construction works are combination of many different complicated process. Because of the responsibility for the defect, conflicts between construction company and residents have been occurred. This study suggests defects management method that can be used from defect register phase to defect repair phase with a function of smart-device of the high penetration rate. The effectiveness use of the suggested method might save defects maintenance time and improve resident satisfaction about construction quality.
