The Factors Influencing the Duration of Business by Operation Period of the Merchant : focused on Historical and Cultural Street of Jongno-gu (상인의 운영기간별 영업지속기간 영향요인 분석 : 종로구 역사문화거리를 중심으로)

  • A huge rent rise has forced the number of merchants out of their workplace. it has required to review the duration of business, considering recognition about social, economic, cultural characteristic of merchant. this research has indicated influence factors about the duration of business, divided into less than 5 years and more than 5 years on the basis of operation period focused on historical and cultural street of Jongno-gu. The research results, new merchants(less than 5 years) has emerged in order of important factors : monthly sales, monthly rent, franchise, store premium, media public relations. Existing merchants(more than 5 years) has emerged in order of important factors : monthly rent, monthly sales, merchant community, store premium, floating population. Therefore, this research proposes the following implications. Firstly, new measures must be needed to protect merchants and legal regulations about sharp monthly rent. Secondly, when entering the franchises, local government must review business standards with reference to the type and scale.

The Determinants of Housing Affordability (주거비 과부담 결정요인)

  • This study examined the determinants of housing affordability using the 2014 fact-finding survey of housing. This study identified the effects of characters of districts as well as the effects of characters of family and housing, taking advantage of HGLM(Hierarchical General Linear Model). The results of this study showed that male householder, higher education level, the monthly housing, higher satisfaction of environment of housing are the factors that increased the odds of living at unaffordable housing, but higher income, public transfer recipient, living at sub-standard housing, the Jensei housing are the factors that decreased the odds of living at unaffordable housing. And the higher housing price, the higher rent of the districts increased significantly the odds of living at unaffordable housing, but the higher rate of public housing of the districts decreased the odds of living at unaffordable housing. This study provides the basis that the price of housing and rent should be controled and the policy of public housing should be expanded for housing welfare.

A Study on the Factors Influencing Satisfaction of Business Environment by Merchant Age: Focusing on the Jongno-gu Historical and Cultural Street (상인 연령별 영업환경만족도 영향요인에 관한 연구: 종로구 역사문화거리를 중심으로)

  • recent times, the monthly rent in the Jongno-gu Historical and Cultural Street in Seoul has rapidly increased, because of the presence of large-scale franchises and the entry of private investment into the traditional and local businesses focusing on Bukchon, Seochon, Insa-dong, and Samcheong-dong. As a result, the business environment for these merchants has worsened, due to the increasing economic burden. In order to maintain the business environment of the merchants, it is necessary to evaluate the potential for establishing a regional commercial area, in order to resolve the problems of the existing commercial areas and to improve the locational, economic, cultural and political environment. This study analyzed the factors influencing the merchants' satisfaction with the business environment as a function of their age, by considering three age groups, viz. 30-49, 50-59, and more than 60, considering the locational, economic, cultural and political environment of the merchants. Among the factors influencing the satisfaction with the business environment, the merchants in their 30s and 40s placed more emphasis on the traffic accessibility, floating population, store premium and monthly rent than the other age groups. Among the factors influencing the satisfaction with the business environment, the merchants in their 50s placed more emphasis on the cultural organization, artist activities, expansion of community support facilities, and banning of franchises in certain locations than the other age groups. Among the factors influencing the satisfaction with the business environment, the merchants over 60 years old placed more emphasis on the walking accessibility, monthly sales, merchant community, preservation of historical and cultural landscape, and commercial protection of the government than the other age groups.

The Study on the Influential Factors on Commercial Gentrification in Seoul (서울시 상업젠트리피케이션 영향요인에 관한 연구)

  • This study analyzes the factors that influence commercial gentrification in Seoul by using both logit model analysis and machine learning with data cumulated from 2015 to 2018 regarding 158 market areas. Logit analysis indicates that log(market area average monthly rent) and the ratio of the purchasing amount by customers aged 40 and younger to total sales in the restaurant and retail business category are statistically significant at 1%; the increase in sales per female customer aged between 30 and 39 in the restaurant and retail business category is statistically significant at 5%; and the increase in number of retailers with a business history of less than two years in the franchise business category is significant at 10%. Machine learning indicates that significant factors ordered by importance are the total retail area, the existence of an industrial complex within the market area, the existence of a traditional market within the market area, the location of subway stations within the market area, the increase of entertainment facilities such as movie theaters within the market area, average monthly rent, and the growth rate of average monthly rent. The contribution of this research is threefold. First, this study analyzes the entire commercial area of Seoul, Korea. Second, this study provides a foundation for future research on predictive indicators by empirically investigating the factors that influence commercial gentrification in Seoul. Lastly, this study introduces various methods of research by utilizing a machine learning approach.

A Study on the Interior Color Characteristics for Common Spaces in Elderly Housing (한국 노인주거시설 공용공간의 실내색채 사례연구)

  • The purpose of this study is to analyze the interior color characteristics of elderly housing facilities in Korea. For this purpose, a filed survey was conducted between October 16 and October 25, 2003, visiting 10 elderly housing facilities. A three step analysis of the facilities was involved. First, floor, walls, ceiling, base boards and doors in common spaces were examined for the color scheme using the 'Pantone for Fashion and Home Color Guide' for each room. Measured Pantone numbers were converted to RGB color using 'Chooser 3.0 of Pantone, Inc.' Finally, the conversions were recorded as Munsell numbers. The results are as follows. First, the brightness used in elderly housing facilities ranges from high value to low value while the chroma ranges from the middle chroma to low chroma. The warm colors of Y and YR are mainly used, followed by GY and R. Second, the colors used for elderly housing facilities are found inter-related. For example, the main color in the lobby is also used for corridor and used again in dining room, library, and treatment room. Third, in terms of the color scheme, it is best help the elderly, who generally have lower recognition capability, by highlighting the distinction and attention by using the dearly distinctive accent color for the transition space, edge of the hallways or in front of the door to the units and having different color for each floor. But in most facilities except one or two, this consideration is ignored. Fourth, there is difference in color selection between elderly housing with low and high rental value. Only one facility, the most high priced one, has aggressive color arrangement, and the others show very little consideration of the elderly's needs.

  • The purpose of this study is to find the factors affecting the location of a Starbucks coffee shop by using multiple regression analysis. This study is based on location theory and the data for this analysis was collected from 522 retail real estate leases in Seoul. The results of the study are as follows. First, the most important factors affecting the location of a Starbucks coffee shop are monthly rent, deposit money, and goodwill value. Second, the number of firms & employees, local economic base, location characteristics, goodwill value, the deposit money, and monthly rents affect on the location of a Starbucks coffee shop in Seoul. Third, the result shows that deposit money, monthly rents, goodwill value, and numbers of business firms are important in the process of selecting the coffee shop location.

  • In this study, collecting data in real retail-premium market and the influencing factors were extracted explored the formation of retail-premium. This should identify the level of retail-premium through an objective estimate of expenses, revenues, etc. A hierarchical regression analysis was conducted focusing on how the operating profit affected the formation of retail-premium. Store operators will have to be accompanied by the management of the operating profit to keep the initial payment and in order to receive a raise retail-premium. Through this process, It is possible to prevent the gap between retail-premium calculated through the appraisal and market practices. Ultimately, I believe and achieve the objective, transparent, the advancement of retail-premium market.

An Empirical Study on the Estimate of Rational Real Estate Bubble in Korea (한국 부동산 시장의 합리적 버블 추정에 관한 실증연구)

  • The present study was aimed to estimate the rational bubble by using the state space model and Kalman filter, of the national, capital, non-capital, Gangnam, and Gangbuk regions housing sales price from November 2003 to August 2013, for the whole period, and before and after the global financial crisis. For the whole period, Gangnam marked the highest rational bubble of 25.4%, followed by Gangbuk 21.3%, capital region 20.1%, whole country 18.9%, and non-capital region 14.3%. Prior to the global financial crisis, Gangnam showed 26.7% of bubble, which is approximately 7.4% higher than Gangbuk with 19.3%. On the other hand, after the global financial crisis, the bubble has collapsed a lot with Gangnam 13.2% and Gangbuk 10.7%; however, the non-capital region showed rather an increase of about 15% from 4.2% before the crisis to 9.0% after the crisis. The main cause of this is that the trading price has declined but the rents have risen in the capital region including Gangnam and Gangbuk, while the transaction price has gone up in non-capital region due to various positive signs like the moving of public institutions.

A Study on The Risk on the Non-payment of Monthly Rent of Seoul Office Market in the Framework of Asymmetric Information (정보비대칭 관점에서 서울 오피스 시장의 월세미납리스크에 관한 연구)

  • Benjamin, Lusht, and Shilling(1998) suggested that the level of deposit can be used as a tool to resolve the problem of adverse selection by the leaseholder under the circumstance of information asymmetry. In this respect, this research aims to verify how the level of deposit and monthly rent mitigate the problem of information asymmetry existing in the office market in Seoul. So far, the analysis of the office market in Seoul has been difficult due to the fixed rate of deposit and monthly rent. This research attempts to adopt the concept of occupancy cost, a global standard indicator that would replace the default risk of monthly payment for analyzing the market. As a result of a series of empirical analysis, the lessors tend to add about 9 percent of risk premium to the occupancy cost to hedge against the default risk of monthly payment. It allows for estimating at what extent one should reflect the leaseholder's default risk of monthly payment for operating deposit and monthly rent in the office building lease market.

  • Since the partly changed 'Private Investment Act for Social Infrastructure Projects' set forth in January 2005, the number of BTL(Build-Transfer-Lease) projects offered to the market has rapidly increased. The scope of BTL projects offered covers not only legally defined facilities but several facilities for the private schools. A BTL project, by definition, is a way of project management that includes the entire process of development such as planning, design, construction and operation over the period of 20-30 years. As a result, various types of risk may happen at each stage of the project and it is extremely important to efficiently control the sensitive factors that affect the risk profiles of the project. The examples of the sensitive factors are construction cost, interest rate, discount rate, lease amount, rental fee, O&M cost and so on. This study examines the characteristics of these sensitivity factors, analyzes their impact on the project feasibility and suggests the alternatives to manage them efficiently.
