A Study on the User Satisfaction of Type of Parking Lot in Apartment Complex by Structural Equation Modeling (구조방정식을 이용한 아파트 단지의 주차장 유형별 이용만족도에 관한 연구)

  • This study made an attempt to investigate the influential factor and relationship between the type of parking lot and user satisfaction. The types of parking lot in Apartment complex considered in the research is categorized into three types : ground, underground, and combined. A questionnaire survey has been conducted for apartment complex residents to collect research data which has been used for structural equation modeling. The study result tells that the factors of accessibility, safety for pedestrians and cars, environment which are security and cleanness, and convenience are found to be influential for user satisfaction to the type of parking lot and accessibility is seen as the most influential factor among them. The crucial characteristics for user satisfaction by each type of parking lot have also been suggested such as convenience for ground parking lot, accessibility for combined type, and safety for underground type.

  • Recently all basement floor of apartment site have utilized as parking area to use efficiently space and to ensure lawful parking car figure. And the top of parking area has used as working vehicle's path and materials' carrying area during construction. Thus because crack and leakage status in underground parking area of under construction or completion building generate excessively not only performance of structure is diminished but also flaw repair cost is put in a lot of. And abroad confidence is diminish. So this study is intended to diminish flaw focus on investigation of under construction and completion fields through examine closely cause of crack and leakage status of apartment house underground parking area and prepare countermeasure with respect to design, construction and maintenance.

  • The purpose of this study was to examine the current status of the use of bike parking lots in apartment complexes located in Gwangju Metropolitan City. The results were as follows. While common respondents answered the use of a bike for leisure or health, relatively few respondents answered a means of transportation such as going to school or work. It suggests that systematic plans to expand the range of using a bike should be made such as the connection of an apartment complex with a bike road. The common places to keep bikes were the entrance, the inside of the house, or stairs rather than bike parking lots because of safety problems such as theft or damage. In this regard, it is necessary to prepare clear regulation guidances to complement the safety problems of bike parking lots such as CCTV installation in the parking lots or compulsory installation of night lighting. Based on the findings, the methods to improve a bike parking lot should consider safety solutions and the complement of locations or keeping types. To activate the use of a bike, it is necessary to improve facilities to help residents' use of bike parking lots and expand their size in the future and examine the design of bike racks.

  • 건설사들이 아파트 지하 공간에 생명력을 불어넣고 있다. 지하는 주차장으로 쓸 수밖에 없다는 고정관념을 버리고 새로운 역할과 의미를 부여하기 시작한 것이다. 아파트 설계는 ‘단지 내 조경과 실내 평면 구조 및 인테리어’에만 해당된다는 공식을 깬 것. 지하에 ‘웰빙’ ‘친환경’이라는 요소를 가미해 휴식과 여가를 즐길 수 있도록 재창조하고 있는 아파트 단지를 살펴본다.

  • Recently, inn the ubiquitous home where a variety of home devices and sensors are inter-connected, various services can be provided through wired and wireless networks invisibly. The convenience of users can be maximized by using intelligent and adaptive interoperability technologies in the home. In this paper, it is designed u-apartment that connected parking system of intelligental form and medical service system based on USN environment with existing apartment. Intelligental form parking system is designed specific structure architecture for effective improvement of parking space and medical service system propose a design about health management of future. In this paper, we propose integrated u-apartment design with parking system and medical equipment using RFID system in ubiquitous environment.

  • Most CPTED have currently applied to newly developing apartment complexes. but developed apartment complexes are relatively vulnerable to crime due to lack of CPTED considerations. This study has examined both crime prevention preferences space and facilities considering the cost of CPTED. This study suggests plans of the CPTED application to the developed apartment complex without changing existing physical environment. The entrance of apartment complexes, underground parking lots, parks and rest areas, elevators, stairs and aisle in side of the buildings should be given top priority. The next are pedestrians roads, fences, main entrance on the first floor. Lastly, shopping store facilities and the ground parking lots are among the last ones.

  • 국토교통부(장관 서승환)는 수직증축 리모델링 허용 등을 포함한 '공동주택 리모델링 제도개선 방안'(6.5 발표)의 후속조치로 노후 공동주택 거주 주민이 부담 가능한 범위에서 불편사례를 선택적으로 개선할 수 있도록 '맞춤형 리모델링' 활성화를 위한 연구용역을 마무리하고, 조만간 가이드라인을 제작 발표할 계획이라고 밝혔다. 가이드라인에는 주차장 부족, 배관 노후화 등 노후 공동주택 거주 주민들의 주요 불편사항(급 배수관 노후화, 주차장 부족, 난방효율 저하, 승강기 부족 등)을 효과적으로 해소할 수 있도록 단지 동 세대 내에서 각각 시행할 수 있는 총 39가지의 리모델링 아이템에 대한 소개와 공사비 등의 정보가 포함될 예정이다. 먼저, 단지내 리모델링에는 데크 지하주차장 신설, 녹지 보육시설 및 헬스장 등 확충, 노후상가 철거 후 별동 증축 등이 포함되며, 아파트 개별 동 내에서는 급 배수관/전기 통신/소방 등 노후 설비 교체, 승강기 신설, 코어증축(복도${\rightarrow}$계단식 변경) 등이, 세대 내에는 문 창호 및 내장재 교체, 단열 기밀 등 에너지 성능 향상, 실내공간 재배치 등이 포함된다. 특히, 아이템별 이주기간을 재실형과 이주형으로 구분하여 주민 선택의 폭을 한층 더 넓힐 것으로 기대된다.

The Development of Assessment Method for Parking Lot Remodeling Alternative Adopted Asset Management Technique (자산관리 기법을 적용한 주차장 리모델링 대안평가 기법 개발)

  • The purpose of this study is to develope an assessment method for parking lot remodeling alternative by adopting the asset management technique. In order to identify the Level of Service(LOS) and the Evaluation Measurement(EM), literatures was implemented which documented the consideration of parking lot plan, needs of the apartments' tenant, and various design standards. In addition, the authors conducted a three-time delphi survey for the identified 5 LOS and 19 EM to evaluate suitability and necessity of them and to collect additional opinion of experts. The LOS of parking lot were categorized into 5 areas such as Environmental effect and Convenience, Accessibility and so on. The 19 EM were determined to estimate the LOS quantitatively. The researchers analyzed the degree of importance of LOS and EM by using the Analytic Hierarchy Process (AHP) method. But construction cost was excepted from the analysis, because it is used as an independent variable in alternative assessment. In conclusion, the authors proposed the estimation criteria for EM, and the method and process for alternative assessment be performed to benefit-cost analysis using the LOS variation and construction cost. The assessment method for parking lot remodeling alternative was demonstrated effective to assess the parking lot remodeling alternative by case-study. This study has a academic significance by adopting the asset management techniques in the area of the parking lot remodeling. And the assessment method is expected to help deciding a reasonable remodeling alternative of parking lot, as it ensures the diversity for remodeling of the parking lot and reflects the needs of the occupant.

  • 국내에서 2003년 9월 12일 태풍 매미는 부산 지역에서 많은 재산상의 피해와 아울러 강풍으로 인한 건물의 진동으로 인하여 거주자의 사용성문제가 발생하였다. 또한 신문 보도에 의하면 15층 이상의 고층에 거주하는 시민들은 강풍으로 인한 진동으로 인하여 극도의 공포감에 시달린것으로 알려져 있다. 부산 남구 용호동 L아파트 24층 거주자의 경우는 2003년 9월 12일 오후 10시경부터 아파트 지하 주차장으로 2시간여 동안 대피했다. 천장의 전등이 좌우로 흔들리고 변기 속의 물이 출렁거릴 정도로 아파트가 심하게 진동하였기 때문이다. 아파트의 진동으로 인한 어지러움도 호소하는 경우도 있었다.(중략)

  • 현재 자동차 대수 당 주차면 수가 충분한 상황이지만, 외부인이 사용할 수 없는 허수 주차 공간이 대부분이다. 이에 본 논문은 불법 주정차의 원인을 비효율적인 주차 공간 활용이라 판단하였다. 아파트 및 상가 주차 공간은 출근 시간대에 여유 주차면 수가 급격히 증가하는데, 이 잉여 공간 중 일부를 외부인에게 공유하여 주차 공간을 최대한 활용할 수 있도록 한다. 애플리케이션 이용자는 원하는 주차장을 예약하고, 출입통제 자동화 시스템의 QR코드 인식을 통해 주차장을 사용할 수 있다. 전체적인 예약 시스템 관리는 웹 브라우저를 이용한다.
