  • Through Influence between the qualitative Environment-friendly Planning Elements (Independent variable) of eighty Apartment House on the four boundary areas in Metropolitan 2th Newtown as representative case of domestic Composition case of Eco-City and the quantitative deal price of Apartment House (dependent variable), it was analyzed empirically with use of the statistical measuring technique. This study has been meaning that it was groped the scheme of quantitative measuring analysis on environmental economics through the developmental extention for he classification system of the qualitative Environment-friendly Planning Elements on urban & architecture. And, As the result of empirical analysis, it was confirmed empirically that the economical induction effect was much more weight and worthy of notice through Environment-friendly Planning Elements in Metropolitan 2th Newtown influenced to the deal price of Apartment House, particularly it was found noticeable meaning that Environment-friendly Planning Elements of applicabled the green new techniqe like New & Renewable Energy were used already and it was influenced much to the deal price of Apartment House.

  • This study aims to develop a model that can automatically identify the rooftop shape of apartment buildings using GIS and machine learning algorithms, and apply it to analyze the relationship between rooftop shape and characteristics of apartment complexes. A database of rooftop data for each building in an apartment complex was constructed using geospatial data, and individual buildings within each complex were classified into flat type, tower type, and mixed types using the random forest algorithm. In addition, the relationship between the proportion of rooftop shapes, development density, height, and other characteristics of apartment complexes was analyzed to propose the potential application of geospatial information in the real estate field. This study is expected to serve as a basic research on AI-based building type classification and to be utilized in various spatial and real estate analyses.

Resident's Assessment of Automated Vacuum Waste Collection System in New Public Housing Estates (신규 공공주택단지의 생활폐기물 자동집하시설 이용에 관한 거주자 평가 분석)

  • This research is to explore resident's assessment of the Automated Vacuum Waste Collection System (AVWCS), which is devised to attain sustainability of residential environment. A number of AVWCS has been installed in Gyeonggi Province, so 283 households in 11 new public housing estates of 5 cities participated in a self-administered questionnaire survey. The data collected from 133 respondents in for-sale housing estates and 150 participants in rental housing estates, and the primary findings were as follows: a vast majority of both owners and renters had neither been aware of nor used the system before moving to their current housing estate. Also, most of the respondents learned how to use the AVWCS from on-site housing management staff, and the learning among renters was greatly delayed. Renters were in stronger favor of the system than owners, and their satisfaction was greater than the counterpart. Although few items were unsatisfactory, many emphasized that AVWCS should be augmented with user-centered, environmentally friendly features, and also they viewed that the system would substantially contribute to sustainable urban environment.

  • 대전광역시 동구에 있는 낭월동은 대전에서 손꼽히는 차세대 주거지역이다. 블과 몇 년 전까지만 해도 중심가에서 멀고 편의시설이 부족하다는 등의 이유로 외면 받던 지역이었으나 최근 웰빙 열풍을 타고 이곳의 자연환경이 주목을 받게 되면서부터 상황이 역전되기 시작했다. 낭월동은 식장산, 보문산 공원, 대전천 등으로 둘러싸여 있다. 주거지역으로서는 나무랄 데 없는 자연친화적인 지역인 것이다. 이런 이유로 이 지역 곳곳에선 대단위 아파트 단지 건설이 속속 진행되고 있다. 그 중에서도 최근 유독 높은 관심을 받고 있는 곳이 있다. 그곳은 바로 대림산업의 남대전 e-편한세상 현장. 원래 대림산업 자체가 신재생에너지 사용 단지 등으로 인해 친환경적인 아파트를 짓는 건설사로 유명한데 이런 장점이 이 지역의 특성과 맞물려 떨어지면서 더욱 주가를 높이고 있는 것. 게다가 그 시공과정 또한 깨끗하고 안전하다는 평가를 받고 있어 '믿을 수 있는 아파트'로 지역에서 유명세를 떨치고 있다. '안전'과 '환경' 이 두가지를 통해 지역 최고의 현장으로 불리고 있는 이곳 현장을 찾아가 봤다.

Improvement Planting Method and Characteristics of Planting Design with Ornamental Trees in Apartment Complex, Seoul (서울시 아파트단지내 조경수목 배식특성 및 개선 연구)

  • This study was carried out to propose improvement planting method by the research and analysis of planting concept, planting density, planting style and pattern in apartment complex, Seoul. Survey sites were selected by reflecting the change of green area ratio : Hawgok Jugong apartment complex, Gangseo-gu(1974), Samik-green apartment complex, Gangdong-gu(1980), Dongsindaea apartment complex, Gangseo-gu(1992). Green area in apartment complex was classified with front green area, side green area, and back-side green area. Planting concept that composed of landscape planting concept but anyother concept was not, was similar to all sites not differ from creation time. And planted species was not differ from planting style. Planting density was of both conopyㆍunder story layer was 0.0∼0.2 tree/$m^2$, and that of shrub layer was 0.0∼0.5 tree/$m^2$ Shrub layer planting density was insufficient and the density was not changed according to the creation time. Canopyㆍunderstory and shrub was planted to another green space, not concern with multi-layer structure. Planting pattern was utilized to single planting, linear planting, and random triangle planting, but it was not to the change that in each green space planting concept. Green area in apartment complex should be variety according to planting density, planting structure and planting pattern. And we should get the function of covering and beauty in case of front green space, that of ecological environment and increasing green volume in case of back-side green area, that of increasing green volume in case of side green area, apartment complex.

서울영동지구 집단아파트군의 전력수요

  • 최근 우리나라는 경제개발계획의 성공적인 수행으로 급속한 공업화가 이루어지고 국민소득의 향상이 이루어진 한편 농촌인구의 도시집중 현상이 두드러지게 되어 주택의 부족현상이 가증되고 있다. 이에 따라 대도시에서는 토지의 고도이용과 주거환경 및 공공시설 설치상의 잇점이 많은 집단아파트는 단지의 건설이 급증하고 있다. 이와같은 아파트에는 40평에서 70평에 이르는 소위 호화맨션을 비롯하여 23평에서 37평의 중산층 아파트도 있지만 대부분의 서민을 위한 13평에서 15평형 집단아파트의 건설이 현저하게 증가하고 있다. 본고에서는 이와같은 서민용 대단위 아프트군의 부설비와 전력수요에 관하여 서울 영동지구 아파트군을 모델로 하여 조사한 바를 보고하고저 한다.

  • This study aims at analysing the daylight condition of the existing and the newly planned apartment complex due to the azimuth angle, and throughout that result, presenting the necessity of new concept of architectural law for apartment complex design in the matter of daylight condition. For this purpose selecting one apartment complex which showed typical shape of '=' or 'ㅁ', 3D daylight analysis was applied for the existing condition. And then after new complex was planned according to the architectural law, additional 3D analysis on the daylight with the various conditions were accomplished. This 3D analysis for daylight condition can give accurate results and design direction which are suitable for the new complex plan of apartment houses.

  • In this study, the effect of the restoration of Yaksa stream and the construction of an apartment complex by the urban renewal project in the Yaksa district of Chuncheon on air quality in the surrounding area was evaluated using computational fluid dynamics (CFD) model simulations. In orderto compare the impact of the project, wind and pollutant concentration fields were simulated using topographic data in 2011 and 2017, which stand for the periods before and after the urban renewal project, respectively. In the numerical experiments, the scenarios were set to analyze the effect of the construction of the apartment complex and the effect of stream restoration. Wind direction and wind speed data obtained from the Chuncheon Automated Synoptic Observing System (ASOS) were used as the inflow boundary conditions, and the simulation results were weighted according to the frequencies of the eight-directional inflow wind directions. The changes in wind speed and NOX concentration distribution according to the changes in building and terrain between scenarios were compared. As a result, the concentration of NOX emitted from the surrounding roads increased by the construction of the apartment complex, and the magnitude of the increase was reduced as the result of including the effect of stream restoration. The concentration of NOX decreased around the restored stream, while the concentration increased significantly around the constructed apartment complex. The increase in the concentration of NOX around the apartment complex was more pronounced in the place located in the rear of the wind direction to the apartment complex, and the effect remains up to the height of the building. In conclusion, it was confirmed that the relative arrangement of apartment complex construction and stream restoration in relation to the main wind direction of the target area was one of the major factors in determining the surrounding air quality.

  • Crimes occurring in residential areas make an atmosphere of anxiety and are spread throughout the whole society as well as the residential areas, regardless of the number of crimes and how serious they are. Thus, due to their huge negative impact on the whole society, it is crucial to relieve anxiety of residents from the crimes occurring in the residential areas, which plays an important role in determining the quality of a residential environment. Before conducting the research, 18 apartment complexes in Daejeon constructed since 2006 were chosen to apply six principles of CPTED. The main purpose of the research is to observe main spaces in residential areas and analyze crime prevention environment in order to find out safe spatial composition. The data of the research demonstrate the main spaces and their composition. Henceforth, it is necessary to establish accurate data and a new evaluation method in order to obtain objective statistics and data. Furthermore, a study on development of safety and amenity of residential areas should be continued.
