  • The purpose of this study is to suggest the process and calculating method of feasibility study for the reconstruction apartment projects, and the results of this study is fundamental knowledge for the exact and exquisite plan. The process of this study are as following : 1. Research for the process and peculiar character of reconstruction project. 2. Investigate input and output item and suggest the calculating methods that are generally accepted. 3. Suggest the general process on feasibility study for reconstruction apartment project.

  • The development project of a public rental housing require the accurate and systemical feasibility analysis for the successful performance owing to the long project duration. But, the item and procedure of the existing feasibility analysis are not standardized and the correlation among each of items is not clear. Therefore, analysis has much difficulty. The purpose of this study is to present the basic data for the modeling of the feasibility analysis system, through the domestic public enterprise-oriented survey and interview and collection of the report about the feasibility analysis.

  • A reconstrucion project is very complex and requires technical knowledges and experiences, however due to not having any related knowledge consortium usually does not have any related knowledge. So in this study, we have suggested a systematic procedure to execute a reconstruction project focused on the profitability analysis. a model is developed to identify and calculate all relevant cost and revenue to the project using the IDEF0 methodology.

  • Recently, client requirements concept is an important issue related to many effects of firms. Especially, if we think that apartment is given a great deal of national construction industry, it is requested that we should try to improve apartment quality with various methods of client requirements survey and reflecting those on apartment project. The technique searching and applying client requirements to apartment project is requested for that and ROQ(Return On Quality) process connected to QFD(Quality Function Deployment) is a technique which is used in manufacturing industry and help to make money by rising client satisfaction with searching clients requirements, and applying this to quality improvement program. In this study apartment quality management development is suggested through using ROQ process. For this customer interview research and FGI(Focus Group Interview) was carried out and clients requirement was analyzed with this. Then quality improvement program applicable to developing a new apartment product was established with specialist monitoring. A new apartment quality management development plan is prosed with this process.

  • 정부와 민간이 대단위 택지 개발사업을 추진하면서 그 지역의 기후조건 및 자연환경 등을 충분히 고려하지 못하고 획일적이고 평면적인 단지를 조성함으로써 대도시의 대단위 아파트 지역에서 여름철, 강한 일사량과 약한 풍속으로 인한 일시적인 역전현상 및 열섬효과로 인하여 주변지역에서 배출된 대기오염물질들의 확산을 저해하는 요인이 되고 있다. 또한 대단위 아파트 단지조성 시에 도로와 아파트 대형건물의 배치 등 기류이동을 고려하지 않고 건설하므로 주위의 오염물질이 풍향 및 풍속에 따라 단지 내에 정체하여 건물의 실내로 들어가 또 다른 실내오염을 야기 시키게 된다.   • The price determinant for land investment depends on the internal information process and subjective decision making by management in general. Accordingly, the systematic frame to determine the feasibility of investment price to the public residential land for multi-housing development by private sector has not been proposed. The purpose of this study is to explore the frame to determine the investment price for public residential land from the perspectives of land attribute and apartment market factor. Multiple regression has been implemented to confirm the eligibility of proposed model. Research findings indicate that the land area, floor area ratio, coverage ratio, location have been identified as the total land cost determinant, and for the determinants for floor area land cost, the ratio of apartment, sale price, rent price, etc, have been identified. This research intends to provide the basis for land providers to predict the land value as a raw material in market and present the indicators for land buyers to review the price adequacy for the investment.

  • There are various factors affecting the success and failure of an apartment building project. However, after the unit sale price has been determined and the sale has started, the most important factor affecting on the project is the initial sales ratio for one month after the sale. Generally, developers predict an initial sales ratio by various data such as economic situation, the trend of the housing market, and the house price near the business place. However, it is very difficult for these factors to be calculated quantitatively in connection with the initial sales ratio. Therefore, the purpose of this study is to develop a regression model for forecasting the initial sales ratio of apartment building projects. For this study, pre-sales data collection, correlation analysis between influencing factors, and regression model development are performed sequentially. The results of this study are used as basic data for predicting the initial sales ratio in the feasibility analysis of apartment building projects and are used as key data for the development of the risk management model.
