Especially although corporate commercial space is the important strategy factor performing immediate satisfaction, experience, sensitive stimulation and social relationship among customers, most of the domestic firms don't recognize its importance when looking into adopted graphic factors at spaces without consideration for a variety of space function, concept, merchandise and customer satisfaction. In addition the facade, which performs as visual information conveyance, boundaries of architecture and concluding space concept, merchandise image and incoming customer based on linkage between interior and exterior, is the important point. This research specializing the examples of facade design of corporate and brand commercial space including service, purchasing and advertising looks into reflected space identity through facade and theoretical factors for commercial space function, concept, merchandise and customers related facade design and makes alternative plans in order to make a better commercial space identity program.

  • The purpose of this paper is to analyze the change in the distribution and hierarchical structure of commercial land use. Tools for analyzing the spatial structure are index of concentration, coefficient of localization and location quotient. This research is applied to Daegu, focusing on the period 1985-2003. During the 1985-2003 period, the growth rate of commercial land use volume amounted to 330%, compared with a population growth rate of 118%. The biggest component of commercial land use is the retail sector. As the lodging, medical, transportation-warehouse and entertainment sectors have the propensity for concentration and comprise the specialized commercial areas in the suburbs, the other sectors arc evenly distributed. Jung-gu has functioned as a downtown core in the hierarchical structure of commercial areas. So, in the structure of commercial land use, Daegu has continued to be a single nuclear structure. But, Dongdaegu Station influence area has evolved into the second order center since 2000. This is the sign of change in spatial structure from single-nuclear pattern to multi nuclear pattern.

  • To create dynamic and bustling urban environments, a diverse array of commercial facilities is indispensable. These facilities are recognised as pivotal in attracting and accommodating a larger floating population, thereby suggesting that a greater diversity of commercial establishments fosters heightened consumer expenditure. With this premise, our study endeavours to explore the influence of commercial facility diversity on the Consumer Centre Index. Focused on the temporal context of 2021 and the spatial context of Seoul, our analysis utilizes the Consumer Centre Index, derived from Kernel Density analysis, as the dependent variable. Independent variables encompass factors reflecting commercial attributes and urban characteristics. Employing spatial regression analysis at the administrative district level, we discern that the clustering of similar industries exerts a more pronounced positive effect on consumer activation compared to the clustering of disparate industries. Additionally, the findings underscore the importance of concentrating industries that bolster consumer activation. Anticipated outcomes of this study include insights beneficial for optimizing commercial facility location policies within the consumer market.

  • The purpose of this paper is to search the factors which influence the distribution of commercial function. Commercial function plays the most important role in determining urban spacial structure. The location of commercial function is influenced by topography, accessibility, population, and urban policy. Due to the lack of formal data these factors have not been studed to the full. But GIS makes it possible to conduct researches in analyzing these factors. The results are : (1) The index of employment density connects with topography, population, accessibility and urban policy. (2) The location of commercial function is influenced by these factors (3) GIS is a useful tool in analyzing urban spacial structure.

  • This study examines changes in commercial space in Seoul from 1999 to 2016 by investigating operating periods of commercial businesses. This study finds that the characteristics of spatial changes in commercial districts are classified by the following two major points. First, the traditional CBD and Yeongdeung-po commercial districts show that both ages (survival duration) of operating commercial businesses and operating periods of market-exit businesses have changed to become longer than the average values of the two business types in Seoul. In contrast, the Gangnam and the Mapo commercial districts show that the operating periods of survived and closed commercial businesses have changed to become shorter over time. The difference suggests that survival-exit relations of businesses are closely related to the characteristics of each commercial district. In addition, this study shows that each commercial district has experienced dynamic changes in the intensity of commercial activities and the hierarchy of commercial space. Finally, this study indicates that public policies for commercial space should consider survival-exit dynamics of commercial activities in commercial districts.

  • This study was carried out for the Centum Shinsegae Department Store, to grasp the indoor rest space and furniture design status, this study analyzes the characteristics of visitors' use behavior centered on furniture. The purpose of this study is to provide basic data for commercial rest space design by understanding the characteristics of resting space in commercial space and whether the furniture can support the behavior of visitors. The research method is to carry out on-site inspection, including the location of the rest space on each floor, the type and design characteristics of the furniture design, and the characteristics and patterns of the users on each were analyzed. The results of the study are as follows. As a result of analyzing the rest space and furniture, the furniture is brown, it has been provided with various designs such as fan-shaped, arched bench, sofa, chair type, and comfortable colors of lightness ranging from light gray to black, and appropriately supported the most common usage patterns. However, in the case of Shinsegae Department Store, it is necessary to consider the safety and convenience of the vulnerable groups.

  • Revitalized alley-type urban commercial streets have recently received a lot of attention as a preferred place for people. The purpose of this study is to present implications in the planning and design methods for the making of alley-type urban commercial street. For that, theoretical review and case analysis were conducted on the street spatial characteristics of 'Jeonridan-gil' and 'Mangmidan-gil' in Busan, about site overview, street spatial composition, building use, streetscape and street furniture. The implications through the study are as follows. (1) Street environment should be created to improve the pedestrian space and environment. (2) The existing main use and the newly introduced use need to be coexisted. (3) The identity of the street must be maintained through adaptive reuse, etc. (4) The voluntary formation of the private sector and the planned making of the public need to be cooperated.

  • The vitality of the city's commercial district, which in the base of city life and provides vitality and diversity of life, has a great impact on the vitality of the entire city and the revitalization of the local economy. The revitalization of the commercial street is related to the activation of walking, and walking is closely related to the quality of life because it involves a wide range of interactions with the surrounding environment beyond simple movement. This quality of life leads to 'Livability'. In order to revitalize pedestrians on the commercial street, the liberty factor was derived and the importance of what was the most important and effective for the activation of the commercial street was analyzed. As a result, it was found that the items representing the atmosphere and purpose, which are detailed indicators of placeness, had a high priority, and it was found that the detailed indicators belonging to accessibility came out with a lower priority. In order to increase the livability of the commercial street, the priority is to increase the spatiality of the space, and if pedestrians are activated as the number of visits and stay time of visitors increases, it can be extended to the vitality of the entire area.

  • For satisfying consumer needs, commercial facilities require a variety of sale-related space expressions and eye-catching product arrangements; space composition can also be a direct marketing strategy. The human eye is the sensory organ that acquires the largest amount of information, and an analysis of visual information helps in understanding visual relations between . However, the existing studies are mostly focused on analysis of still frames in experimental images, and there is a lack of studies analyzing gaze information based on mobile images of commercial spaces. Therefore, this study analyzed emotional responses through gaze information of space users in reality using a video of a movement route through a commercial facility. The analysis targeted straight sections of the moving route; based on the data acquired, sectional characteristics of five gaze intensity ranges were examined. As a result, section A, the starting point of the route, had a low gaze intensity, while section B had the highest gaze intensity. This indicates that, starting in section B, the subjects explored the space in a stable way and needed time to adapt to the experimental video. In relation to space characteristics of the gaze-concentrated area, display formats of the right stores in 4 of 6 sections received greater attention. The gaze of consumers was mostly focused on props, and big gaze information was revealed in showcase display formats of the stores. In conclusion, this analysis method can provide highly useful direct design data about merchandise display and merchandise component arrangement based on consumer visual preference.
