  • In Korea, despite much interest in real estate, it is not easy to predict prices. Because apartments are both residential spaces and investment materials. Key figures affecting the price of apartments vary widely, and there are also regional characteristics. This study was conducted to derive the factors and characteristics that affect the sale price of apartments in S City, Gyeonggi-do. In general, people diagnose that better subway accessibility leads to higher apartment sales price. Nevertheless, in the case of S City, the price was slightly lower as it was closer to Line 1, but the higher the subway accessibility at Shinbundang Line, the higher the price. The five-year average of government bonds and the price were inversely related, and it was found to be proportional to the M2 balance and the price. The floor area ratio and the total number of parking lots had a great influence on the price, and the presence of department stores and discount marts within 1.5 km were the most important factors in the area of cultural aspect.

  • Twitter, Facebook, and KakaoStory are the major SNS in Korea. Social knowledge production is being produced by those services from numerous collaboration and co-participation in those SNS. Wikipedia or Naver JishikIN service was regarded as the representative product of collective knowledge production during the wired internet era. However now at the wireless internet era centered with smart phones, various forms of collective knowledge production would be achieved by connecting to SNS in real-time. In this thesis, the survey data of collective knowledge production for users of three SNS have been compared and analyzed. The difference of the collective knowledge production mechanism among Twitter, Facebook and KakaoStory has been studied and compared through three variables: the motivation of collective knowledge production, the preference of collective knowledge production model, and collective knowledge production cultural perception. As a result of the analysis of the discriminant factors for three SNS user groups, it turns out that the diversity-toward usage motivation, personal contribution motivation, and collective knowledge production tendency perception are the most influential variables. This thesis is of significance in that it unites the value of social science such as social capital and collective knowledge production from the viewpoint of computer science and opens the new chapter of collective knowledge production with the real-time SNS of wireless internet from the wired internet.

  • The purpose of this study is to figure out the place characteristics of preferable city tourist attractions through the contents analysis of non-academic literatures such as tourist guidebooks and web materials. The most preferable Seoul tourist attractions were selected by their frequency in literatures including Namsan and Hangang as 'natural' places, Dugsu Palace and Gyungbok Palace as 'historical' places, Itaewon and Daehak-ro as 'lively-cultural' places that were classified by their relativistic character. The main findings of the research are as follows. The essential place characteristics of tourist attractions were synthesized in urban, regional and place scale respectively. While 'contrast' was found to be the most distinguished character of the tourist attractions in the urban context, 'connectivity' was found to be the most distinguished character of the tourist attractions in the regional context. In addition, both 'visibility' and 'experience' were found to be the most distinguished characters of the tourist attractions in the place context. The characteristics of these places seem to be the universal fascination factors of city tourist attractions currently recognized by ordinary citizens. We expect to further strengthen the city identity and the city tourism effect by adopting those research results systematically to the urban environment. Therefore, it is needed to vitalize the urban tourist attractions that we make them to be more 'contrasting' with urban areas surrounding them, more 'connective' with vicinity areas and more 'visibly fascinating' and 'experienced actively and meaningfully' in each place of tourist attractions.

  • This study investigated the recognition of Koreanesss, preference factors and the difference of recognition from adjacent Chinese and Japanese gardens for foreign visitors of Seoul gardens, a Korean traditional garden located within the Marzahn garden in Berlin, Germany. Overall, the Chinese garden and the Japanese garden were better known to most visitors than the Seoul garden due to their earlier construction. The awareness of the specialty to the Korean garden was at an average level indicating most visitors did not recognize the difference among the traditional gardens constructed from other countries. These less awareness on the Korean garden was because the traditional gardens of the three countries are located adjacent to the park in a continuous landscape with similar plant species created through natural planting techniques. This means the Korean garden is required for considering diversity and representativeness of planting species, uniqueness in space composition and recognition of Korean oriental garden culture in an initial design project stage. Visitors without prior information has better understanding on Korean garden and higher revisit intention resulting in increasing publicity and understanding of Korean traditional garden. Among the preference factors representing Koreaness of the Seoul gardens, the waterfall, stream, pavilion and natural stone within the water landscape were visitors favorite interests due to design concept with a representative Korean stream scenery of Dokrack-dang and Byeolseo garden resulting in differences from the landscape displaying technique for other oriental gardens. These stylistic differences in the dominant landscaping of garden architecture from surrounding the physical environments, the garden displaying technique derived from Korean natural landscape can be recognized as an unique garden element for foreign visitors.

  • Seoul is an ancient city with a long history but there is hesitancy over referring to as a historic city due to the lack of traceable historic urban landscape elements which resulted from numerous invasions and general destruction. From a diachronic perspective, the nature which was survived the influence of development, could be the key element that links the past with the city's radically changed image in modern times. Although "old big trees" may be not a dominant influence with regards to the historical authenticity of the city, they are objects which contribute towards the historical authenticity by providing a sense of place in terms of connected narratives, as well as their natural image. However, the protection policy for an "old big tree" would place too much emphasis on the aspect of the ecological value rather than its cultural value. Generally, trees have been protected by installing a fence and a signboard around them as well as receiving additional care. However, it is difficult to find that surrounding space around the "law-protected tree" is connected with its original historical and cultural values. Even though the space around trees are no longer utilized in the same way as was so in the past, they still have high-potential in terms of cultural utilization. Therefore, the subject of this study is the "old big tree" as a natural object which contributed to the historical authenticity of Seoul. The current status of these "old big trees", aged between 100 and 800 years old, currently indicate that there are 215 trees designated as "law-protected tree" by the Seoul metropolitan government. This study aims to investigate the status of protection and utilization of the existing "law-protected trees" in the city of Seoul and find a way to increase both ecological preservation and cultural utilization for the high-potential "law-protected trees" within the city itself. In order to achieve this, previously researched papers shall be reviewed and surveyed pertaining to present usage patterns of the 215 "law-protected trees". In addition, five cases have been reviewed which focus on a few of utilizing the "protected trees" and their surrounding spaces. The results of the research indicate that 21 "old big trees" have high-potential in terms of cultural utilization as well as ecological value. However, it was revealed that there are limitations to pursue the value of preservation and utilization simultaneously throughout current regimental management. In order to cope with the current situation, it is pointed out that management facilities should be designed and installed by creative and flexible methods of organizing with consideration to the surrounding space and context. Even though in the case where there may not be a connecting history or legendary stories, the "old big trees" can serve as the fundamental features of small scale parks -dependent on their location, condition and environment- which will be of value to the local communities. This study could serve as a practical reference for the management and utilization of "old big trees" nationwide with numbers reaching 12,300 besides the city of Seoul.

  • Since the 1960s, as de-institutionalization for the disabled advanced, the concept of integration for the disabled and the non-disabled has gradually developed as well. Despite efforts to improve various welfare policies for the disabled, their satisfaction level in culture and leisure activities has not significantly increased. This study aims to analyze the 10 selected design guidelines dealing with disability in order to diagnose the current status of the guidelines adaptable to inclusive park design, which can provide opportunities to access natural and cultural public spaces. From the users' point of view, the guidelines turn out not to have a balance between the disabled and the non-disabled in terms of the usage of certain spaces and they heavily focus on physical disability in adult ages. From the planning and design aspect, a specified design process is overlooked. Amenities/facilities and programs, layout and zoning are only mentioned while they are very specific about accessibility and mobility. It is necessary to establish the concept and goal of inclusive parks, and to provide specialized guidelines for inclusive parks from a more balanced perspective.
