Application of Activity-Based Costing(ABC) for Modular Building Construction Indirect Costs Calculation at the Manufacturing Stage (활동기준원가계산법(Actvitiy-Based Costing)에 의한 모듈러 건축물 공장제작단계 간접비 산정 방안)

  • Modular construction is combined with manufacturing production process and conventional construction industry technique. Considering characteristic of modular construction production process, manufacturing facilities require indirect costs for utilities, equipment, and overall maintenance, which can affect modular units pricing. However, current modular construction cost classification is inadvertent to reflect the manufacturing overhead costs, because it is generally added as a percentage to sum of labor, material and equipment as it called in single cost pool used. This process is easy to estimate the total construction cost at the project starting points, but it brings on misunderstanding of project profit estimations by "cross subsidization phenomenon". To prevent this situation, in this research aims to provide modular construction overhead cost handling process at the detailed indirect cost calculation for manufacturing stage using Activity-Based Costing as one of the powerful method for overhead costs estimation and allocation. Using this research results, modular construction cost estimators have more detailed cost information of modular units and prevent to misallocate indirect costs. Also, it can be utilized to aid the understanding of the company's profit structure.

  • Modular construction is one of the arising issues in the Korean construction industry due to shorter construction period and higher productivity on site. It is also expected that modular construction market would expand rapidly because of increasing demand of small houses by nuclear families and eco-friendly construction. However modular construction cases have been limited in Korea because of little demand in the market and the construction prices are even higher that the regular reinforced concrete methods. Even worse, because there is no standard bill of services exists in the industry, it may lead to the risk of construction expenses. So, the purpose of this study is focused on the development of bill of services which reflects characteristics and process of modular construction. In order to do this, the concepts and process of modular construction, WBS and CBS are analyzed. Analyses of the case studies and experts interview were executed so that proper principles for organizing bill of service of modular construction is established. Finally according to the 3 steps of modular construction, factory manufacturing, on-site modular construction and on-site general construction, the standard bill of services were suggested with the related coding system.

  • The technology-intensive unit modular method of factory production method is attracting attention by the limit of the labor-intensive and field centered wet construction method. In recent years, the unit modular method has been applied to the construction of schoolhouse and BOQ(bachelor offices' quarters), dormitories, etc. But the modular method still is not used in housing construction by the lack of verification of resident performance and construction cost. Therefore, this study analyzed the economics of modular house to vitalize the constructed residential building by modular method and to develop the modular method. According to the study results, the construction cost of the modular house was analysed more about 6.2% expensive than that of the existing housing. However, if the construction duration of modular house is shortened or the productivity of modular house is increased, the construction cost of modular house will be similar to the that of the existing house.

Development of Project Delivery System in Public Sector for Modular Building (모듈러 건축물의 특성을 반영한 공공발주 방식의 개발)

  • Recent research has been ongoing for modular buildings in the country and interest increases. However, the activation of modular building projects is obstructed in the construction industry. There are many reasons to identity for this obstruction but one issue should be focussed. Modular buildings require to change the existing construction production system to a new construction production system, which is factory production - transportation - erection. However, the existing project delivery system in the public sector could not be adapted for this new construction production system due to the obligation of multi prime contract use, such as electrical, communication, fire fighting contracts by Law. Therefore, modular buildings in the existing project delivery system are separately contracted by multi prime contracts and modular units composed of the buildings are contracted by an architectural prime contractor as a commodity. As results, construction costs are increased, potential quality problems are raised and the existing project delivery system is finally an obstacle not to maximize benefits of the modular buildings. In this paper, we propose a new project delivery system for the modular buildings to adapt then ew construction production system.

Analysis of Importance and Expected Utility of Improvement Tasks to Activate Modular Construction Method (모듈러 공법 활성화를 위한 개선과제 중요도 및 기대효용 분석 연구)

  • Despite of the various advantages of modular construction method and the continued growth of related markets, it is difficult to activate them because no specific system has been established in Korea. Accordingly, this study derived improvement areas and tasks for activating modular construction methods through existing literature reviews and preliminary surveys. Then, AHP analysis and expected utility evaluation were conducted for expert groups to derive priority for improvement areas and tasks. In addition, opinions of enterprise and architectural research were compared and analyzed, and the analysis results suggested the direction of policy establishment and system improvement. This study is expected to be used as a basic study for policy decision-making to activate modular construction method.

  • The modular construction method is an off-site construction method using built-in structures from the manufacturing facilities. Modular construction is commonly applied to buildings which have relatively smaller and simpler structures than other types of buildings. Although modular building has emerged in the domestic construction industry as an alternative building strategy, previous researches on the environmental characteristics of modular building has not been comprehensively studied. Thus, this study empirically analyzed the insulation performance of thermal bridge and condensation parts of the modular buildings by using IR image analysis, Air-Surface Temperature Ratio method, and temperature difference ratio. The insulation performance analysis was conducted by comparing a modular building and a RC building in Seoul.   • Construction industry pays attention to modular construction recently which based on factory production not on labor intensive site production. Since modular construction has high time shortening effect and easiness of demolition and recycling, it has been applied to the temporary residential building. Domestic modular construction market are not activated yet, however, due to the high initial cost to realize modular construction. This study proposes demand-sensitized movable modular building in order to reduce the financial burden. The study compares between RC method building and Modular building which moves building when the demand falls off from Life-Cycle Cost's viewpoint. As a result of the economical evaluation, RC method achieved profits faster than Modular model, but Modular model's gross earnings during the life-cycle are much bigger than RC method. In other words, the result means that the market-sensitized movement of the modular building would be an economci choice in Life-Cycle Costing aspect.
