The Relationship between the Growth of Central City and the Growth of Suburban Areas in U.S. Metropolitan Cities (미국 대도시지역들의 도심지역과 교외지역 성장간의 관계에 관한 연구)

  • The purpose of this paper is to explore the relationship between central city and suburban areas. In particular, we examine the relationship of construction activities in suburban areas with construction activities in central city. That is because if the construction activities in central city are correlated with those in suburban areas, the economic trends in those two parts would become interdependent. The construction permit data in 114 Metropolitan Statistical Areas (MSAs) for the past 11 years are used as a central explanatory variable of influencing the relationship, as construction permits issued would reflect population growth, economic growth and housing price in certain area. The main findings of our analysis are as follows. First, MSAs classified as showing high population growth has higher correlation between central city and suburban area than MSAs showing low population growth rate except for only office construction. However, there is little difference in correlation characteristic by the size of MSA Second, most of the MSAs show little causality between the central city and suburban area in lagged situation. Therefore, it is hard to say that the past trend of construction activity in central city reflects in direct the future trend of construction activities in suburban area.

  • 1990년대에 들어와 전원주택시장은 급격하게 성장했다. 대도시 주민의 전원지향 이주와 전원주택시장의 급성장을 초래한 사회경제적 배경은 소비주체의 생활양식 변화, 건설자본의 사업환경 변화에 대한 대응, 국가의 법적·제도적 지원과 밀접한 관련성을 가진다. 실제로, 수도권지역에서 전원주택은 경관이 수려하고 자연환경이 잘 보존된 한강축, 접근성이 양호한 고속도로축, 일산 신도시에서 파주로 나아가는 북방축 등 세축을 따라 뚜렷한 성장세를 보인다. 그러므로 대도시 주민이 선호하는 전원주택의 주요 입지적 속성은 자연환경과 접근성이라 할 수 있다.

Preference on the locations of Future House in Metropolitan Area, In Case of Taegu-si and Its Neighboring Areas (대도시권 지역의 미래 주택입지 선호도, 대구광역시권을 사례로)

  • This study analyzes the decision-making processes for university students to choose the location of their future houses in metropolitan area. Based on their intuitive judgment, the university students prefer the general criteria, transportation, facility, education and society, and economy in order. The Kendall coefficient of concordance W which determines the association among the rankings of the students' judgement on the importance of the general criteria is so low. It means that the students highly disagree their rankings of the importance of the general criteria. The rankings of the importance of the criteria like as transportation and education society are concentrated on a mean value, but those of the criteria like natural environment and economy are relatively dispersed. The students prefer the area between the center of Taegu-si center and its outskirts, the outskirts of Taegu-si, and the center of Taegu'si in order as an alternative location of their future house. From the specific criteria like the price of land and house, the student's preferences on the alternative locations of future house are varied as compared with those of the general criteria. According to a sensitivity analysis, the student's preference on the center of Taegu-si is increased, but that on the the outskirts of Taegu-si is decreased as the importance of facility and transportation factor is increased. On the contrary, the student's preference on the outskirts of Taegu-si is increased, but that on the center of Taegu-si is decreased as the importance of natural environments is increased.

  • This empirical study researched the three major phenomena of differentiation of housing market under the large scale of new town construction in the metropolitan area, the spatial differentiation pattern of housing market due to the urban growth, and the relationship with the distribution of housing submarket and suburbanization. Yongin City, one of the most active growth cities among the metropolitan areas, is optimal place to investigate the spatial differentiation pattern of the housing submarket on the microscopic scale. Furthermore, Yongin City has not only the geographical benefit but also the strong influences from institutional, social, and environmental changes. This city is divided into four housing submarkets, where to Gangnam and Boondang, Gyeongbu and Youngdong expressway has significant effects. In addition, the housing tenure and size, household structure, educational background and income levels and so on also resulted in the differentiation of the housing submarket.

  • This study aims to draw a Housing development scheme of elderly housing, including the urban, suburban and resort type according to location type, which is based on a Demanding Characteristics of preliminary elderly for elderly housing. In addition, The comprehensive implication tells that the preliminary elderly who wants the urban elderly housing type have a more personal characteristics than other types. So it should be considered according to personal characteristics. Next, when we choose the suburban elderly housing type and predict the demand for housing development, it should not only considers factors such as the Unmarried children, Health status, Current housing size and Plans for economic activity in old age but also considers factors such as the Accessibility, Convenience, Investment and Environment characteristics of elderly housing preference. Next, when we choose the resort elderly housing type which based on the fact that a few detailed parameters of current housing characteristics exist, it should be based on the current housing characteristics of preliminary elderly. In addition, it should consider a pre-investigation for elderly housing preference in order to select the housing type. Because a comprehensive preference such as the comfort, convenience, safety, investment, environmental characteristics is considered as major determinants factors.

A Study on Measuring Urban Sprawl and Its Policy Implications for Urban Growth Management and Urban Regeneration in Seoul Capital Region (수도권 도시 스프롤 평가에 따른 도시성장관리 및 도시재생 정책 방향에 관한 연구)

  • Urban sprawl has been criticized due to its negative effects, including the encroachment of farmland and open spaces, the increase in traffic congestion and air pollution, the decline of central city, the decrease in social capital, and the unfairness of tax burdens on infrastructure and public services. This study measures urban sprawl in the capital region of South Korea where the characteristics of urban sprawl have been known to be different from those identified in the U.S. metropolitan areas. In particular, the study examines whether the capital region has experienced the decline of the central city with an expansion of low density residential development in suburban areas. Three measurements, the sprawl index with population density, the ratio of changes in urbanized areas to changes in population, and the population density gradient, were employed to measure urban sprawl, and GIS mapping and descriptive analysis were used to examine the central city decline and the characteristics of development patterns in suburban areas. The results show that the capital region of South Korea is moving to the American style sprawled development with the decline of the central city and an increase of single detached homes in suburban areas, implying that policy makers need to develop growth management strategies to prevent urban sprawl and its negative effects that many U.S. metropolitan areas have suffered from.

  • The purpose of this study was to determine changes in neighborhoods due to the development of residential districts around Jangchungdan(?忠壇) altar in Seoul from the 1920s to the 1930s. In the Joseon Dynasty, this area was a protected and sacred area to honor the spirit. The reputation of the area, however, turned into the place to play and take a rest and neighborhoods around Jangchungdan altar were developed as high-grade residential districts with the impression of suburbs during the Japanese colonial period. Residential districts were formed with the destruction of the Hanyang City Wall and the privatization of nation-owned forest, which were physical and symbolic boundaries of Seoul in the Joseon Dynasty.
