Application Method of Phase Division of Fast Track for Construction Project with Complex Structures (복합공종으로 구성된 건설공사의 패스트트랙 단계구분 적용 방식 분석)

  • Recently, as the scale of a construction project has become larger and more complicated, there are many cases where construction projects with complex structures are carried out in a fast track method to save construction duration. In the fast track method, the proper division of construction phases is an important issue in determining the overall project period. This study presents a rational phase division method that can be applied when a construction project with complex structures is carried out as a fast track. For this study, a subdivided work breakdown structure (WBS) is developed using the construction of 4 soccer stadiums as application examples, and the schedule is analyzed by dividing the construction process of major phases. To this end, five proposals are applied to analyze the adequacy of the fast track phase division. For the draft with the minimum construction period, the fast track phase division and the schedule model of by each phase were presented. This methodology can have an application in the appropriate phase division and schedule model by construction phase when fast track is applied in large construction project of a similar size.

Quantity-based Early Cost Estimation Model for Road Construction Projects (대표물량 기반의 도로공사 설계단계의 개략공사비 예측모델)

  • Cost estimation in the early phase enables government to plan public budgeting more efficiently by providing information about construction cost. However, cost estimation in the early phase is difficult to predict because only a little information can be utilized. The cost estimation method now being used by the government is calculated by length of the road multiplied by unit cost per length and shows high error rate because it cannot reflect the unique characteristics of each project. As the project is being proceeded, level of available information also changed. So, reflecting available information of a project is important. This paper divided early phase into two parts : planning phase and early design phase, and developed cost estimation model considering level of available information of each phase. Total 143 cases are utilized to find influencing variables and develop cost estimation model and model validation is done by adopting required accuracy level. This cost estimation model reflecting level of available information can be applied to public budgeting, feasibility test, and comparison between routes.

  • 최근 전자소자의 제조공정에 있어서 인쇄전자를 적용하여 고가이면서 화학물질이 많이 배출되는 기존의 제조공정을 대체하기 위한 연구가 활발하게 이루어지고 있다. 인쇄전자를 적용하기 위해서는 기존 공종 대비 생산비의 절감과 대량생산을 요구하고 있으며, 그 요구를 만족시킬 수 있는 인쇄전자 기술로는 롤투롤(R2R, Roll to Roll) 인쇄방식이 대표적이라 할 수 있다. 롤투롤 인쇄방식과 그라비아(Gravure)/그라비아옵셋(Gravure offset) 인쇄방법을 적용하면 낮은 비용으로 대량의 전자소자 생산에 쉽게 접근 할 수 있다. (주)펨스는 인쇄전자 기술의 활성화를 위하여 롤투롤-그라비아/그라비아옵셋 인쇄를 적용한 인쇄전자소자용 인쇄, 코팅장비를 개발 제작하고 있다.

  • u-City사업은 완성까지 5년 이상이 소요되는 대형 장기사업으로, 정보시스템 개발 및 정보통신공사가 동시에 이루어지는 복합공종 사업이다. 이러한 대규모 사업을 차질없이 수행하기 위해 u-City사업에는 감리도 동시에 수행된다. 그러나 u-City감리는 아직 단일화된 감리기준이 없어 정보시스템 감리기준 및 정보통신공사감리 업무수행지침이 각각 적용되고 있으며, 이로 인해 감리 현장에서는 통일된 일정계획 수립이 어렵고, 업무 분장이 불명확하여 감리대상 일부가 누락되는 경우도 발생한다. 본 논문에서는 정보시스템 감리기준 및 정보통신공사감리 업무수행지침으로 이원화된 감리기준으로 인해 발생되는 문제점들을 살펴보고 이의 개선방향을 제시하였다.

  • 정부는 지난 8월 11일 건설분야 기업환경 개선대책을 확정 발표했다. 정부가 발표한 '건설업 기업환경 개선대책'에 따르면 앞으로 최저가낙찰제 공사의 덤핑입찰을 차단하기 위해 노무비와 품질 안전 환경 등의 공종에 대한 저가심의가 한층 강화되고, 하도급대금 지급 확인제도를 모든 공사에 확대 적용하며, 주 계약자 공동도급제도도 개선한다. 또한 중소 지역업체의 경영환경 개선을 위해 건설공사 도급하한액을 상향 조정하고 입찰참가자격 사전심사 시 지역업체 시공참여 배점제를 도입한다.

  • The government wants to apply the construction cost estimating method based on historical data published in the first six months of 2004. Construction companies, however, require the proposed cost estimation model, to be improved which makes it difficult to predict a reasonable construction costs. This paper presents an improved historical data selection model after analyzing the problem of previous method throughout comparing contracted unit prices of reinforced concrete works selected by the previous model to market prices. The model which can select more feasible data would assist participates such as general contractors and sub-contractors to earn a proper profits.

  • Practical and efficient application of lean construction, which has been proposed as an alternative to the limitations of traditional construction management methods, was developed to facilitate application on site and improve productivity through the fusion of traditional construction management methods. The concepts of Lean Time and Lean Cycle Time, which are the principles of lean construction, were introduced to eliminate waste and smooth flow production and pursuit of perfection, and the goal of establishing and improving the criteria for measurement and improvement was established and the information collection template was configured and applied to ensure reliability of measurement and analysis. Based on this, the project feasibility, reliability, and continuous improvement process were applied to the Field case to verify its effectiveness.

  • The duration of construction in the construction works contains non-working days as well as working days. The duration is so relevant to climate that it should be calculated after fully considered about the regional climate in which construction processes. In most construction fields, however, there has been a frequent adjustment of duration because the field supervisor's experiences have decided non-working days indiscriminately without any accurate information about weather. Not only has that done great economic damages, but also caused many problems in interests among construction subject. So, in this study, we will analyse the elements of climate which has influences on the duration and implement the hypothetical weather simulation. By connecting the results of simulation with the duration of construction, we will propose the decision-making support model for the efficient calculation of duration when the field supervisor makes the projects schedule.

  • Radio Frequency Identification(RFID) technology, which replace BAR CODE technology that has been widely utilizing in the field of the manufacturing industry for a long time, has been proven in the whole industries including national defense, transportation, and construction as well as manufacturing industry. Recently, with this trend, researches for adapting the RFID technology have been attempting continually centering on the architectural project in the construction industry. However, those researches are mainly focusing on the experimental utilization such as simple activity and material management. To solve these issues, this study demonstrated methodologies for adapting the RFID technology by the construction steps aiming to analyze cycle time of five types of construction process to the NATM method of tunneling work. Besides, the application of RFID technology in civil engineering work was verified by demonstrating the suggested methodology to actual sites. Therefore, it is expected that the suggested methodology will be utilized for predicting the progress rate and establishing of follow-up work plans, and the site applicability of the RFID technology will be expanded to the civil engineering projects.

Assessment of Defect Risks in Apartment Projects based on the Defect Classification Framework (공동주택 하자분류체계 기반 하자위험 평가)

  • In general, defects cause a lot of maintenance costs and serious damage to various stakeholders, such as the owners, contractors or occupants of apartments. For this reason, a systematic and efficient defect management method is needed to minimize defect disputes. This paper derives a defect classification framework and proposes a defect risk assessment model for different types of defects. For this purpose, 6,000 defect items are allocated to the defect classification framework; these items are associated with 34 apartment projects over ten years old. As a result of this analysis, it was confirmed that the defect risks are concentrated in the areas of RC and finishing work. Based on these results, it is necessary to prevent the major risks of defects according to their priority. Based on this research, it is judged that further research to develop a method of managing the risks of defects may be necessary.
