  • Estimated construction cost is an important index to secure an optimal budget which needs to go into construction projects in the previous of basic design phase. In order for public institutions to calculate the estimated construction cost, the cost per unit area of public buildings is used. However, the current calculation method of the estimated construction cost in public buildings is impossible to reflect the characteristics of many facilities and combinations. The purpose of this study is to develop an estimation model in the previous of basic design phase for the elementary, middle and high school facilities. it is expected that it is possible to estimate the construction cost of the elementary, middle and high schools in a reasonable and reliable manner through the estimation model developed in this study.

  • The objective of this paper is to provide an approximate cost estimating model for tunnel that can be utilized both in quick construction cost estimating for design alternatives, and in evaluating efficiently the cost effects according to the environmental changes during design and construction stage. To meet this requirement, this study analyzes critical cost factors influencing tunnel construction costs. The cost factors include 7 elements such as rock drilling method, advancing method, type of detonator, loader capacity, unit weight and soil volume change factor, length of tunnel. This paper investigates the cost variance according to the change of the cost factors. The result is expected to be used in formulating approximate tunnel cost estimating model.

  • The paper provides an approximate cost estimating model that can be used for tunnel. Based on the previous study analyzed critical factors that have impact on tunnel construction cost, this paper establishes a cost variance index table that reflects the cost impacts due to the change of the critical cost factors. An estimating procedure is described utilizing the index table. For the verification of the suggested model, the comparison of the estimated construction cost with real project cost is performed. The estimated results range from 95%~111% of the real project costs. As an approximate tunnel cost estimating model, the model can be utilized to quickly estimate tunnel construction costs based on the conceptual information at the planning stage and to efficiently make a decision on design alternatives.

  • To effectively come up with and secure a national budget, it is very important to estimate the reasonable construction cost of each step in public construction projects. In this study, the approximate construction cost of a steel box girder bridge in the early stages of the project, on which available information is limited, was proposed using case-based reasoning. In addition, construction cost estimation models were used for existing sample design models, and the accuracy of the estimation model for the presented cost was verified. The analysis results showed that the error rate was comparatively stable. Therefore, it is expected that construction cost estimation will be effectively suggested in the country's budget preparation.

  • In this study, the basic data for calculating the proper construction cost as minimizing the uncertainty at the stage of forecasting construction cost with the basis of the analysis on the actual construction cost within completed domestic public apartment house. In this regard, 23 public apartment houses by each region which were ordered by the Korea National Housing Corporation and completed from 2004 to 2007 were selected as the objects of study. Four works such as common temporary installation, construction work, civil work and machine/equipment work which are the important direct cost items based on the actually inputted and settled construction costs were classified by completion year, region, architectural area, and the distribution type considering inflation rate. The sequent actual construction costs per 3.3m2 were compared and analyzed by each work, the proper construction costs were analogized and the calculating formula were presumed with the basis of average actual construction costs to be analyzed and presented.

  • This study attempted to estimate construction costs in accordance with the resource-based cost estimation (unit cost price) system by diameter for TBM method, and analyzed the direct cost and the total cost. Based on such figures, this study performed a regression analysis and proposed a model for an equation for estimating construction costs. model for the resource-based cost estimation (unit cost price) system classified by diameter for TBM method proposed by this study can be effectively applied to business planning, preliminary investigation, feasibility study, construction cost estimations in the early design stages.

  • Providers haven't recently had a flexible construction cost estimation system to meet various needs of consumers about public housing. So the subject of this study is to estimate construction cost reasonably in early project stage of public housing and then develop reliable means which is able to support construction cost management and establish a adequate funding investment plan as a provider. In this study, Regression analysis was performed by the case on 20 public apartment complex which were designed from the first half of 2007 to the first half of 2008. A total construction cost of construction, civil engineering, machinery, elevator, land scape, electricity and communication work was used as one sample for increasing explanation and representativeness of the case. In addition, The total construction cost which is devided into design, contract and completion cost was variously analysed for increasing relevance of model and actual utilization. The result of estimation model based on a total construction cost set up completion and design cost showed that error rate is within 2%, which is a excellent result. The estimation model of the construction cost developed by this study is expected to estimate approximate construction cost which is adjacent real construction cost in early stage of the project by using some data.

  • The appearance of the large distribution facility of large enterprise putting first reaches get to the various effect until change of leisure life and life pattern of the consumers from the distribution industry of the interior of a country. Competition of the distribution facility upgrade of the distribution facility and it shows the aspect which becomes the semi-department store, and construction cost is appearing different in proportion to each form or scale. Therefore, purpose of this study was to facilitate amicable construction progress between the owner and the builder through estimating the proper construction cost. This study investigated and analyzed the actual cost of 15 domestic distribution facilities and these datums were used to estimate the proper construction cost. This cost shows that from new project accomplishment through analysis of prediction construction cost for feasibility study from initial plan and design step and can be utilizable elementary data bH decision method to whether or not to propriety of distribution facilities business.

The PHC-Pile Cost Effect on Sale Price for Multi-Family Housing (PHC-pile 공사비가 공동주택 분양가에 미치는 영향)

  • This study examined the effect of the sale price by excluding the PHC-pile cost from the construction costs for basic type (CCsBT) as an additional cost. The Ministry of Land, Infrastructure, and Transport excluded the PHC-pile cost in the CCsBT and new method so that only the designed pile quantity was recognized as an additional cost. The effect on the sale price was analyzed by comparing the pile cost of the existing and new methods. For this purpose, seven cases were selected, and the PHC-pile cost was estimated. The existing method was estimated as the ratio of the pile cost to CCsBT. The new method was estimated based on the bill of quantity. As a result, the CCsBT decreased by approximately 2-3% when the PHC-pile cost was calculated in the new method. Furthermore, as a result of comparing the sale price, excluding the PHC-pile cost with the sale price, the CCsBT decreased by approximately 1%. These results are expected to help improve the understanding of the CCsBT. Also, this paper contributes to promoting national housing stability through institutional improvement.
