Trend Analysis of Labor Input Ratios by Work Types in Apartment Housing Constructions (공동주택 건설공사에서 공종별 실투입 노무비율의 추이분석)

  • Apartment Housing 25 in the field of construction since 2000 collected by types of labor: reinforced concrete, plaster, internal, equipment, electrics communication, the other work. And the performance of labor input was collected in the amount of construction work performed on a monthly basis. After changing the construction period in the standardization work that is 100% of the construction period, the amount was converted into labor ratio by type. Analysis of the input flow rate and the amount of labor conclusions were as follows: (1) The size of the labor rate is reinforced concrete work (38.25%), plastering work (5.10%), internal work (5.67%), equipment work (9.10%), electrics communication (8.76%), the other works (33.12%) and the size of labor rate is the largest work in reinforced concrete work. (2) The peak of labor input ratio was from 52.5% month to 62.5% month. This was when the labor rate of 3.6%. (3) The period month of the largest labor ratio% is 35% month by reinforced concrete construction, and this time it was 2.12% per month labor rate, and reinforced concrete construction is finishing from 65% month to 80% month. This showed the greatest congestion of mutual interference between each works is being continue. The results of this study are the greatest congestion in apartment housing construction has informed the high period(%months), which is essential to a successful project.

Deduction of affecting factors for selecting the way of going into the main building of an apartment complex when constructing an underground parking lot. (지하주차장 공사시 주동진입방법 선정 영향요인 도출)

  • The number of households old over as much as 20 years is expected to get increased rapidly more than 1,000,000(1 million). As a measure to this fact remodeling is being revitalized over the country. parking lots expansion actually takes up a great deal of weight among the requirement for remodeling. When constructing a parking lot for enlargement, the way of going into the main building determines such construction features as selection of Retaining Wall Method, installation of an elevator, parking measure of capacity, etc. This study derived the affecting factors for selecting the way of going into the main building when constructing an underground parking lot. In a research way, we examined the features on each method of going into the main building in an apartment complex through an in-depth interview with some experts after investigating the method of enlarging an underground parking lot and going into the main building. After that, we derived the affecting factors for selecting the way of going into the main building. The affecting factors include constructability, convenience, economic efficiency as a high level as well as existence and nonexistence of basement and removal, safety of current building, parking measure of capacity, amenity, inhabitant traffic line, construction expenses and construction duration as a low one. This study will be applied as a reference for selecting the way of going into the main building when constructing an underground parking lot especially targetted on an old apartment house.

  • Unlike reinforced concrete(RC) construction, the primary determinant of construction schedule for precast concrete(PC) apartment buildings is the lifting equipment. To establish a dry process-centric construction schedule, this study analyzes the lifting unit process for core, internal, and external PC wall components, which differ from traditional PC components. By examining the assembly process of these wall types, the study aims to determine the construction cycle for a standard floor frame of a PC apartment building. The findings will serve as foundational data for developing construction schedules for PC apartment buildings utilizing PC walls.

  • The warranty liability period for defects in apartment buildings by work type is not based on scientific analysis, making the appropriateness of the term a culprit behind the lawsuits. Therefore, this research aims to evaluate the appropriateness of the warranty liability term of apartment buildings by identifying the current status of defects, in particular, caused by finishing works. That is because the number of defects, caused during the finishing works, accounted for the largest portion of the total defect cases of apartment buildings reported to the Apartment Defect Dispute Mediation Committee under the Ministry of Land, Infrastructure, and Transport of Korea between 2010 and 2011. The result from analyzing claims for defect repairs of the finishing works showed that most cases by work type continued to be made after two years, and only about 60% were charged within the warranty period. And, defects by work type have correlation, which needs to be considered for a better construction technique. Considering a low correlation between the possibility of defects and the construction performance rankings, which are highly relevant to the apartment preference. It is believed that there needs to be a qualification process for agencies that actually performs finishing works.

  • Increasing construction costs are required due to increasing the supply of small type houses with changes in multi-family housing trends. However, a sharp rise in the construction cost of small type houses can raise the sale price, threatening the stability of national housing. Therefore, this study aims to estimate the change in the construction cost of small type houses from the basic construction cost of the sale price ceiling system and suggest an improvement plan.

  • The purpose of this study is to present both problems and improvement plans on the bidding system of the Korea National Housing Corporation, which orders apartment houses professionally. For data gathering, this study used data from electronic procurement system from 2001 to 2005. The research method of this study is to analyze the data categorized into four types: changes of ordering and contract price ration, the lowest-pricing bidding system, and permanent projects by grades. As a result of the analysis, the amount of ordering is biased in favor of particular level. Finally, this study present following improvement plans: 1) screening system and the lowest-pricing bidding system need to be supplemented, 2) the contract price ratio and the amount of ordering should be controlled, and 3) the improvement of PQ and the introduction of the list of Qualified companies by types need to be presented.

  • Recently, The percentile of the apartment housing within the apartment construction of domestic is increasing daily. Especially the construction duration in apartment construction is an very important factor which affects project cost. Therefore the construction companies the effort to shorten construction duration. The influence factors of the construction duration are analyzed to shorten construction duration through this tendency. The shown factors are needed to assessment method efficiently. This study is to suggest a method for the assessment of influence factors about the shortening of the construction time in apartment housing based on the FMEA(Failure Mode and Effect Analysis) method.

  • The long-term repair program is significant as the execution standard for apartment in repair construction, and provides the basis for effective facility management through appropriation reserve and preventive maintenance. Considering its importance, the government legislates the items, cycle, and ratio for long-term repair. However, the frequent changes, controversies on repair, and difficulties in using appropriation reserve are caused as the items have not been revised on time reflecting up-to-date construction technologies. In order to resolve these problems, it is required to improve the standard by evaluating the appropriateness of repair items throughout the analysis of actual conditions. This study aims to suggest the revision plan for the criteria with the major items based on the status identified by the actual long-term repair programs and historical repair construction data. To do this, the adoption ratios of items to program are reviewed by collecting the real cases of the long-term repair programs. Developing improvement plan was approached in two ways such as "exclusion method" deleting minimum unnecessary items and "selection method" sorting out items with high adoption ratio and evidence of repair in a positive manner. Aa a result, the major items were identified as 118 items and 73 items by exclusion method and selection method respectively from the current 147 items. The outcomes of this study are expected to contribute enhancing the practicality of the standard in that the regulation for long-term repair program should periodically reflect the status of currently applied construction methods and materials.

  • Entering the era of the fourth industrial revolution, information and communication technologies such as CCTV, home network systems and equipment are being used in the construction industry. In particular, in order to increase the autonomy of information and communication technologies in apartments, the government has announced an administrative revision of information and communication-related laws, and companies are focusing on developing technologies such as smart home services. In addition, most domestic and foreign studies on the information and communication work were mainly conducted on technology and management. However there is a lack of research on physical defects affecting the quality of ICT. Therefore, this study collected the defect data registered in the project management system of three domestic construction companies and classified them according to the standards of the Enforcement Decree of the Apartment House Management Act. According to the analysis of the frequency of defects work type, 88.10% of defects occurred in home network equipment work. In addition, analysis of defects type in the four detailed works showed the highest number of operation error. The cause was analyzed and prevention measures and countermeasures were presented in parts of design, construction, and maintenance. The results of this study will improve the quality of apartment housing and be used as basic data for future research on practical defect minimization and prevention measures.
