Study on Efficiency Improvement of Evacuation and Evacuation Facility due to Fire in Apartment House (공동주택 화재에 따른 피난 및 대피시설의 효율성 제고 방안)

  • 국내에 다수의 공동주택이 건설되고 있거나 공사중에 있으며 그 수요 또한 향후 지속적으로 증가할 예정이다. 그러나 이러한 증가추세의 공동주택 중 대피공간 규정이 신설된 1992년 이전에 시공된 건축물은 현재에도 대피공간 및 피난시설이 부재한 상황이다. 또한, 현재 계획 및 시공, 준공된 준초고층의 공동주택에 설치되어 있는 대피공간 및 이에 준하는 시설은 사생활 침해 및 타 용도 공간 활용 등으로 기능이 상실되어 있다. 이에 따라 공동주택 피난 및 대피공간에 대한 실효성을 검토할 필요가 있고 타 시 도의 선진사례를 분석하여 정책적 제안을 마련할 필요가 있다. 본 연구는 공동주택 피난시설의 효율성 강화를 위해 광주광역시의 공동주택 관련 현황 및 사례 조사와 관련 법규 분석을 통해 피난시설 및 대피공간의 문제점을 검토하고 효율성이 높은 대피시설 등을 활용할 수 있는 정책적 제언 및 인센티브 제도, 가이드라인 등 정책 대안을 제시하였다.

  • Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Apartment residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling construction has a unique characteristic in that the residents are already determined prior to construction execution. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.

  • Actual construction data of completed projects can be utilized for the economic, time benefit of improving the efficiency on planning, designing, estimating and managing tasks in succeeding projects. But the lack of the system which accumulates and manages the actual data with standardized type, it has not performed well and stayed on early stage. It is required not only specific plan for the utilization of actual data but a construction information management system which collects and processes far-reaching data with standardized from based on facility. Therefore, the purpose of this study is to develop a construction information management system for Apartment housing ,which stored data along project feature database, actual cost database and actual database based on the Web. This effort can make an offer the clearness of dull construction market and the base of construction intelligence

  • Recently, construction industry demands have been changed by domestic construction circumstances such as high-technology, mega-projects, and the complexity of construction. In order to deal with the change of such a domestic construction circumstances, the Ministry of Construction and Transportation (MOCT) has introduced advanced delivery methods. However, the advantages and disadvantages of the advanced delivery methods have not been effectively applied for previous projects. The reason for this is that the "Reviewing Standard for the Large-scale Construction Bidding Method" has not reflected enough prcject characteristics when the delivery method is selected in the project planning phase. Therefore, this paper proposes the Analysis on the Impact Factors of Delivery Method for Multi-Family Housing Projects.

  • Hereafter, the domestic housing industry has to give consequence to the redevelopment and rebuilding of existing housings rather than the supply by developing a new building site, and now those tendencies are rapidly spreading out. Also, because apartment buildings occupies 50% over of the existing housing, its maintenance, repair, remodeling and reconstruction got to be necessary area for the slumming prevention of a residential area and the disaster prevention occurred by durability lowering of the building. Accordingly, C&D waste is rising largely by reason of demolition works in city is increasing. The right management of C&D waste is being one of very important things, but little research has been conducted to estimate correctly C&D waste. In this study is to suggest standard units of C&D waste which can estimate demolition quantity of apartment. This units can estimate easily and correctly C&D waste in demolition works, also can possible use very important material to carry out policy of national waste management.

  • Recently, as the problem of the traditional on-site labor-intensive construction production method has been raised due to changes in construction work labor and site conditions, the OSC method is gradually spreading as an alternative to this. Even in apartment houses, the application of the PC method is expanding centered on the underground parking lot, but the high cost structure is a problem compared to the conventional formwork method. In this study, factors affecting the calculation of construction cost in the economic evaluation, which are the core of determining the construction method for apartment buildings, are derived through domestic and foreign literature review and expert advice, the importance was analyzed through an opinion survey targeting industry experts. The measures to reduce construction cost were mainly derived from the improvement of the design and manufacturing process. It is expected that the factors affecting the construction cost and improvement measures of the PC method derived from this study will serve as a direction for technology development to spread the application of the PC method for apartment houses in the future.

  • Development of construction project management information system is accelerated because information management system has become more important by recent complicated and large-sized construction industry. There are many problems to operate PMIS efficiently because no standardized WBS exist in current. This study has identified the problems of WBS in building construction of multi-family house projects with 4 public and private organizations by interviews and compared each WBS. From those facts, this research presents the integrated WBS and the improved application form in PMIS.
