  • The major objective of the most of enterprises including construction firms is to profit earning. To achieve it, a number of enterprises endeavor and improve themselves to adapt to the change and development on enterprise environment. Therefore, this study carries out CRM activity for the apartment house supplier in order to improve the housing satisfaction of apartment house residents. This study also aims to provide technical information to establish the supply strategy of apartment in Korea and to contribute to the related industry.

  • 공동주택은 단독주택과는 달리 대지와 건물의 계단, 벽 등을 공동으로 사용하지만 각 세대별로는 독립된 주거생활을 영위할 수 있도록 건축된 소방대상물로서 아파트, 연립주택, 다세대주택 및 기숙사 등이 이에 해당된다. 공동주택은 대부분 단지 내 기계실에서 전 세대에 소화수를 공급하고 있기 때문에 부재중인 세대와 사생활침해 등의 이유로 출입이 자유롭지 못한 세대로 인하여 스프링클러의 점검 작업 시 많은 어려움을 겪고 있다.

Weighing the CS Experts' Priority on the Quality of Each Housing Segment - Focused on Apartment Building Construction Projects - (공동주택 부위별 마감수준에 대한 CS전문가 집단의 인식 분석)

  • For the past several decades, the residential housing market has been led by construction firms rather than consumers; in essence, it has been a suppliers' market. However, the market is experiencing a transition to a buyers' market, the implication of which is that there will be increased competition among the residential building suppliers. For this reason, it is necessary for construction firms to prepare new strategies to respond to the rapidly changing market environment. Furthermore, consumer satisfaction should be valued more highly than in the past, and should be a baseline in formulating construction product development strategy. For the pre-classified 13 apartment building segments, questionnaire surveys are conducted for the 50 CS (Customer Satisfaction) experts to evaluate their perceptions on the weighing of the quality of each apartment segment. Data obtained from a survey of experts was analyzed from an industry perspective utilizing the AHP technique. Analysis results indicate that the CS experts valued the kitchen & dining area more highly than all other segments. Specific analysis results and implications drawn from the study can be a valuable basis for marketing, product development, and quality management.

  • 도시가스 시공은 특수분야로서 경험이 없으면 시공하기 힘들다. 또한 가스 시공은 국민의 재산보호와 직결되어 있으므로 시공 과정에서 많은 서류가 필요하고 인허가 및 안전점검이 특히 요구된다. 대한설비건설협회 가스설비공사협의회(위원장 이효련)는 지난해 한국도시가스협회와 협의를 통해 도시가스 사용자공급관(공동주택 등)의 행정절차 및 제출서류 간소화 및 표준화와 함께 현장에서 만연하고 있는 도시가스사의 부당행위를 강력하게 건의한 결과 이를 시정조치하여 가스시설시공업 회원사의 경영환경을 크게 개선했다. 본지는 도시가스 사용자 공급관 업무처리 절차를 살펴본다.

  • The supply for the apartment complex in Korea has been accomplished by the sale before building system as a way of institutional means to support massive housing supply in the past. Although this sale before building system has helped the provision of the housing, the necessity of that has been weakened in the current housing market. As this market is changed to emphasize on consumer, the necessity of conversion to sale after building system was raised and finally enforced partially. However, the sale after building system has difficulty in ensuring construction fund and the safety of housing business. So, the diversification in the style of business structure we and the strategy for the activation of construction fund will solve these problems. Consequently, this essay examine the change and influence in the construction fund after adopting sale after building system and suggest the appropriate strategy in project financing for providing fund and reducing the risk in construction business.

Developing Countermeasure Model to Prevent Planned Lawsuit on Apartment Construction Defects (공동주택 하자기획소송에 대한 건설사 사전 대응 모델 개발)

  • The proportion of apartment housing has been increased to solve the housing problems resulted from rapid growth in urban population and urban economy. With the increase in apartment's proportions and the concern about quality of housing, the contractors have made efforts to satisfy the customers in improving the quality of housing. Despite these efforts, the conflicts between the contractor and the customers are getting serious. Also the disputes and the litigation of defect are increasing because of the contractor's negative treatment and inadequate countermeasure. In this study the defect lawsuits which bring actions against the contractors are collected and analyzed. And then the strategic countermeasures are proposed according to the classifying the type of defect and size. The suggested countermeasure model before the defects are resulted is expected to contribute in developing the contractors strategies to reduce the conflicts against customers.

A Study of the Decision to Standardize Sale Price Model of Supplying Apartment Houses (공동주택 분양가 결정모형에 관한 연구)

  • The purpose of this research is to set a standard for deciding competitive marketing prices of new supplying apartment houses and to analyze decision factors in sale price of supplying apartment houses with Analytic Hierarchy Process; the resulted model does not use the method that joins the land cost and the cost of construction together, but the method that compares the sales prices of surrounding apartments. This research tries to set a standard for decision of the prices of newly supplying apartment houses by classifying the determinants into the $1^{st}$ step(4 factors), the $2^{nd}$ step(9 factors), and the $3^{rd}$ step(25 factors). According to the process, the relative importance of decision factors in the sale prices is determined and this should be used as the index of sale prices for newly supplying apartment houses when the houses are provided. In addition, through the $2^{nd}$ step including 9 factors, the comparative model for sale prices is defined and the model is presented to be applied in the real business. Subsequent study additionally considering the factors apart from marketing which tries to find a generalized standard needs to be conducted.

  • After the 1980s, as the economy was growing rapidly and the real estate market was active, a large increase in population was supplied to the city. Accordingly, the national apartment housing market is located in the form of Urban Housing Culture. On the other hand, with time, the supply apartment houses became superannuated and the residential environment became poor. Therefore, the environment of old apartment houses has been changed to improve by reconstruction. Despite this, reconstruction incurred not only a lot of construction waste, but also problems of environmental degradation, noise, traffic congestion, increasing number of households, and so on. Recently, the housing law has changed, and vertical extension remodeling focused on Small/Medium Town House is underway. This has been changed in response to the demand. This is one of essential parts in the remodeling field for the future, even though it has some problems in how uses existing buildings. Therefore, this study analyzed occurrence risk factor for each type through research materials and case analysis regarding the vertical extension remodeling of apartment housing. In addition, the relative importance was determined through questionnaires and interviews from constructors, designers, and experts in the field.

The Analysis of Waste Factors for Business Phases on Customized Apartment Project (맞춤형 공동주택 프로젝트의 업무단계별 낭비요인 분석)

  • Recently, to reflect the various needs of customers in the apartment field, the customized apartment has emerged. From the point of the customer, customized apartments have the definite advantage of being able to guarantee more customer options. On the other hand, from the point of the project manager, there are significant risk factors, with increase of management factors, construction delays, etc. The reasons for this are, to date, the insufficient systematic analysis of the project, and the lack of experience of similar projects. This study provides the waste factors of each phase in a customized apartment project. A survey and interview are conducted to achieve the waste factors using MUDA methodology; a process of the project was analyzed; and a factor of each process was identified. Also, AHP(Analytic Hierarchy Process) are used, to evaluate the waste factors in project stages. The AHP results show that "Design change" and "Inappropriate intervention in construction process" ranked highly in the waste factors. The results of our research will provide a countermeasure that addresses waste factors in similar projects, and contributes to reducing the extra cost and time in new projects.
