Analysis of Effect of Infrastructure Property on an Apartment Housing Price - Focused on Urban Subway System in Seoul Metropolitan Area - (사회기반시설 이용특성에 따른 공동주택의 가격 영향에 관한 연구 - 수도권 도시철도를 중심으로 -)

  • The study intends to identify the effects of infrastructure property on an apartment house by analyzing the price variation affected by factors constituting the quality of the transit services of each individual station in urban railway system based on hedonic price model. The research findings indicate that the prices depending on the transit users have increased from 7.8% to 12.2% in Seoul and decreased from 6.1% to 12.9% in Gyeonggi, which implies that a lower number of transfer users has a positive effect on housing prices in Seoul unlike Gyeonggi. It also is noteworthy that the distance to the urban railway station had a negative effect on housing prices in Seoul and positive effect in Gyeonggi. Taking these results together, in Seoul, the increase in the number of transit users had a negative effect on neighborhood housing prices. When analyzed by segments, however, an additional negative effect was observed only in the apartments located within the radius of 100 meters. It is also found that the impact of transit users varies according to the regional characteristics, such as the density of commercial facilities and the population density, and the spatial extent of negative effect also showed regional differences. These results provide implications for the planning of new stations, new cities, and land use of existing areas around stations.

  • Change in the Global Climate causes flood, drought, heavy snow, and rainfall patterns in the Korean Peninsula. A variety of alternatives related to climate change are considered. The foreign researchers are interested in Low Impact Development(LID); the utilization of water resources and eco friendly development, over 10 years ago. The research and development of related technology has been advanced to apply LID techniques in order to develop several projects in the country. However, sharing of technology or system that can be used easily in the private sector is insufficient. The performance of the elements of LID Technology has not been fully agreed. LID elements of this technology are easy to apply to Apartment complex. The elements are classified technology. The infiltration of elements performs the functions of apartment complex landscaping space technology applied to the target. The water cycle simulation(SWMM 5.0) and technology the implementation of the effectiveness is also verified. For this purpose, three different places in apartment complex to target by SWMM5.0 U.S. EPA conducted utilizing simulated rainfall and applying LID techniques before and after the simulated water cycle (infiltration, surface evaporation, and surface runoff) were conducted. The importance of green space in the LID techniques of quantitative and qualitative storm water control as well as the role of Apartment Housing is to promote Amenity. Remember that the physical limitations of apartment complex and smooth water circulation system for the application of LID integrated management techniques should be applied. To this end, landscapes, architecture, civil engineering, environmental experts for technical consilience between the Low Impact Development efforts are required.

Analysis of Importance by Defect Type in Apartment Construction (공동주택 건축공사 하자유형별 중요도 분석)

  • While numbers of apartment housing are continually rising in the domestic housing construction industry, apartment contractors are currently developing plane models, upgrading facilities, and relevant technology, and investing much efforts to meet the higher demands of consumers. However, the construction process of apartment housing involves the intricate properties of the construction industry such as materials, workforce, equipment, weather, and unpredictable situations. If any of these factors becomes discordant and results in interference and interruption of the construction process, then defects, both functional and aesthetic, are likely to occur due to errors in the plan of industry organizers and constructors. Therefore, this research identifies the types of defects in an apartment construction project and analyzes their relative importance. Firstly, this research reviews the previous research trends and will reduce the needs of this research. Afterward, defect repair costs corresponding to the different defect types are calculated by applying results of the research and performing frequency analysis on defect types included in 'Tenant preliminary research' on apartments constructed by Company A. As a result of analyzing the importance of defect type, the top six activities, including tile, floor, paper hanging, PL window, cabinetry, and kitchen cabinet, are found to be of high importance, and the top six activities in question need of repair and management of defects first. The results of this study will help establish a plan to initially respond to such problems as refusal to move in and filing a defect suit against delay in repairing defects.

  • As the number of aged-housing has been rapidly increased, many kinds of defects and problems such as degeneration of housing environment, structural performance, and equipment performance have been appeared. The reconstruction as the way to improve the aged-housing has been used mostly because the legal process of the reconstruction is relatively easy. On the other hand, it has caused problems such as the lack of natural aggregates, the environmental damages owing to construction wastes, the loss of national resources, and the lack of the housing for rent nearby the reconstruction area. This problems limit active tying into the reconstruction business at present in the industrial and political perspective. In this context, it is necessary to revitalize the remodeling rather than the reconstruction. In order to reach this objective, this research aims at identifying the user-oriented performance for the housing and deducing the core technology. It is expected that the result of this research can contribute to more revitalize the remodeling as tying researches in terms of design, structure, equipment, and construction.

  • This study aims to provide basic materials for expanding application of green roof afforestation by analyzing structures' energy consumption reduction effects according to green roof afforestation as a planning means to cope with climate change. As the subjects, recently completed apartment buildings and service facilities of apartment houses where green roof afforestation was applied were selected. green roof afforestation of Extensive Green Roof(soil depth: 20cm) and Semi-Intensive Green Roof(soil depth: 40cm) in construction types was applied and design builders were utilized in order to compare energy reduction amount according to the application of green roof afforestation. According to the analysis result, all the buildings had energy reduction effect when green roof afforestation was applied.

  • The apartment reconstruction projects have the proper functions such as residential environment improvement and the new housing allocation system; however, intention of the projects are distorted by the combination of factors, like failure of relocation of the original occupants and income redistribution, speculation in real estate, sharp rise in housing price, disputation between various interested parties, inadequate system and etc and it makes the projects unable to go well. Disputations and litigations are due to spread of the small conflict. As a result of the problems, it could not going smoothly and that lead to increase or stop the period and cost. This study is to estimate the period and cost using the conflict index so as to prevent and solve the problem which is among the conflict in the reverse functions. The conflict index has estimated focus on the conflict impact and the period and cost has been estimated using an variable independent including the conflict index. Also, estimated the conflict index and estimate of the period and cost are able to succeed with a minimum of disputation and money.

  • In the upcoming 21st century, we predict change and development in various aspects. Some fundamental causes of change in housing lifestyles such as the change in family make-up are gradually becoming more and more realistic problems as the society is shifting to the younger generation family make up refer to the rapid increase of the agedpopulation, growth of single households, the drop in the number of family members, the change in the economic situation and technology level, and change in values. The purpose of this research is to, more away from the standardized supply of housing and to approach apartment housing plans in multilateral aspects, compare and analyze the difference between the housing demands of different generations and the influence that the current housing type has on demand forecasting by case studies of Unit Living Space planning that we will utilize the participating design method in which parents and children took part in.

  • The main purpose of this study is to define the characteristics of emvironmental-friendly design which is found on in the planning of apartment housing complex. For this purpose, the subject of analysis were focused on the plans which had been authenticated an apartment housing complex development of Green Buildings. In conclusion, the characteristics of environmental-friendly design in the of apartment housing complex which are analysed through this study can be summarized as follows: It is shown that most plans hardly used the designs items such as 'preserving geographical feature' , 'use of substitutive sources' while the application ratio of 'making streamlets' , 'artificials afforestations' , 'making pedestrain road and bicycle road' is highest. this analysis means many planners and designers depends on only a few design elements when they plan apartment housing complex. it is because they don't have a correct understanding of environmental-friendly development.

Characteristics of Kitchen and Utility Space Plan in Recently Supplied Apartment Housing (최근 분양된 공동주택의 전용면적 규모에 따른 가사작업공간 계획특성)

  • This study was to identify the spatial and functional characteristics of kitchen and utility space plan in apartment housing. For this purpose, spatial arrangement and function of kitchen and utility space were analyzed according to the size of apartment unit. The results of this study were as follows; 1) The level of spatial separation among living room, dining room, and bedroom is higher in large-sized apartment. And diverse plans were applied for the kitchen of large-sized apartment. 2) To find out functional characteristics of kitchen space, furniture arrangement was analyzed. The I-type kitchen furniture is dominant for small-sized and medium-small apartment, and L-type furniture for medium-large and large sized apartment. 3) For most of the unit plans utility space is located on the balcony outside the kitchen. 4) Sub-kitchen and laundry are major function of utility space, but in case of balcony extention, the function of utility space is minimized. Recent plans for apartment housing shows various spatial arrangement and functions for kitchen and utility space.

  • The purpose of this study is to analyze the contents and assessment items in the certification criteria for Child Care Support Apartment program in Japan that is implemented mainly by local authorities with a view to provide information that could be used as reference in enhancement of the residential environment. For this purpose, the architectural planning elements for individual residence units and the public spaces of the Child Care Support Apartment Certification programs in effect in Yokohama city were identified and analyzed. In spite of the recent trends in Korea, in which the residential services are more diversified and segmented in consideration of the needs of the residents and the increased interest in child care in general, the literatures that addressed the direct relationship between childbirth and residences are scarce, and it is anticipated that the result of this study would be of contribution to provide a hint in direction for improvement of residential environment with child support programs.
