Strategy for Facilitating Old Aged Apartment Remodeling through Technology Analysis for Space Expansion (노후공동주택 리모델링시의 평면확장 적용공법 분석을 통한 활성화 방안 수립)

  • In the 1970s, increasing penetration of the housing co-housing policy, reconstruction be a great success to improve 1990‘s Old aged apartment's performance. However, in case of reconstruction, it causes the problem such as city environment destruction, resource waste, real-estate speculation etc. With the trend of sustainable construction and resource recycling, remodeling gets more attention than before. In case of country's remodeling, conventional method causes some problems such as delayed construction period and increased cost. Therefore, efforts that obtain economical efficiency are required to power remodeling through use of prefabrication method like PC technology that is useful for reduction effect of construction period, cost and site labor and excellent quality. This research indicates reduceing factor for facilitating prefabrication method and technology selecting framework through specific of Expanding Floor method and remodeling cases to increase the efficiency of remodeling, considers construction parties approaching plan for prefabrication as occasion that powers remodeling.

  • Because a procedure is complicated and various related parties participate in the redevelopment and reconstruction project, it can be extended to diverse disputes when the relation with the related parties is smoothly adjusted. In particular, when the dispute occurs in a phase of occupancy after the complete construction, the regional residents-centric association must give up many rights of invisible parts caused by the construction company's profit maximization because they are short of professionalism about the business. Accordingly, this study is aimed at providing the construction project manager's dispute and claim process for responding to the dispute or claim reasonably and for obtaining the client's (association) rights for the reconstruction project, and at developing the checklist for obtaining the necessary documents by each phase, when the dispute or claim is made by the association against the construction company after the completion of construction. Through this study, the association can obtain the related documents in advance and can implement the reasonable response data when the dispute or claim occurs due to it. Also, it will enable the construction manager to analyze the project costs reasonably and will reduce the estimated wastes. That is, the work efficiency is expected to be improved.

  • As the number of aged-housing has been rapidly increased, many kinds of defects and problems such as degeneration of housing environment, structural performance, and equipment performance have been appeared. The reconstruction as the way to improve the aged-housing has been used mostly because the legal process of the reconstruction is relatively easy. On the other hand, it has caused problems such as the lack of natural aggregates, the environmental damages owing to construction wastes, the loss of national resources, and the lack of the housing for rent nearby the reconstruction area. This problems limit active tying into the reconstruction business at present in the industrial and political perspective. In this context, it is necessary to revitalize the remodeling rather than the reconstruction. In order to reach this objective, this research aims at identifying the user-oriented performance for the housing and deducing the core technology. It is expected that the result of this research can contribute to more revitalize the remodeling as tying researches in terms of design, structure, equipment, and construction.

Estimating Construction Cost for Small-Sized Apartment Unit (소형공동주택의 적정건축비 추정방안 연구)

  • The changed Korean government law associated with the public apartment housing supply, so called the $^{\circ}{\AE}$Apartment Sales Price $Cap^{\circ}{\phi}$, requires new system for estimating construction cost in order to set appropriate price. A model apartment project was carefully designed and its construction cost were analyzed in many different ways. Based on the analyses outcomes, 1,028,000 Won/m2 (excluding cost for underground parking lot) is the most appropriate Price Cap for a smaller than $85{\beta}{\geq}$ apartment unit. Further, it was revealed that the price have to be adjusted reflecting such factors as underground size; structural system; external complex quality; and consumer preferences. Findings from this study will enable the Korean government to realize faster and better application of the related laws. The methodology for obtaining appropriate apartment construction cost will also benefit for future researchers.

  • 최근 그래픽기술과 자료관리기술이 발전함에 따라 3차원적 가시화 및 분석에 대한 연구가 활발히 진행되고 있다. 국내의 경우 국가 GIS사업과 더불어 대전, 광주, 부산 등 각 지자체들의 GIS 구축사업으로 인한 3차원적 공간정보의 활용이 증대되고 있다. 특히 대도시의 토지이용 효율을 높이고 건설회사의 이윤을 극대화하기 위하여 기존의 저층 주거용 건물을 고층 아파트 또는 고층 주상복합 건물로 재건축 또는 재개발하는 경우가 빈번해졌다. 이러한 과정에서, 신축되는 고층 건물과 기존 단독주택 또는 공동주택의 일조권, 조망권, 사생활권 등 환경권 침해에 대한 민원이나 법적 분쟁이 많이 일어나고 있다. 이에 합리적이고 과학적인 대안제시를 위하여 3차원적인 도시모델을 기반으로 하는 도시지역에 대한 환경권분석이 요구되고 있다.

  • In case of the BTL project for current educational faculties, the proper standards to analyze those said educational standards lack, so it is very difficult to conduct an exact analysis and those improper standards are problematic when proper management and maintenance costs are calculated. In case of such educational facilities, as students have to use them safely for a long time and the quantity of their activities and the status of their physical growth based on individual classes, as well as the features for use by facility and the regional characteristics are different, other standards for maintenance and management must be considered unlike an apartment house. Thus, in this study, to set up the standards considering the features of educational facilities, the maintenance and management level suitable for educational facilities is presented by comparing and analysing that required to maintain and manage an apartment house, targeting the experts specializing management of educational facilities.

The Business Model & Feasibility Analysis of the Han-Ok Residential Housing Block (한옥주거단지 사업모델구상 및 타당성 분석)

  • This study is to derive a project model based on potential demand for Korean-style houses, focusing on new town detached housing sites that LH supplies and to test validity of the derived model and to present the direction and supply methods of the projects. The existing high-class new town Korean-style housing developments that have been considered were found to have little business value due to problems in choice of location and discordance of demand, so 6 types of projects were established through the methods of changes in planned scale, combined use, and subdivision of plot of land based on the results of survey. The type that has the highest business value among the project models was block-type multifamily houses, and this can be interpreted as the increase in total construction area leading to increase inrevenues of allotment sales due to economies of scale. The feasibility of mass housing model in which small-scale Korean-style houses are combined with amenities was found to be high, and if the same project conditions as those of the block-type multifamily houses are applied, the business value of the Korean-style tenement houses was found to be high. Besides, the high-class housing models within block-type detached housing areas are typical projects that the private sector generally promotes, and the construction cost was found to be most expensive with 910 million won per house. In order to enhance the business value of the Korean-style housing development, collectivization such as choice of location, diversification of demand classes, optimization of house sizes, and combination of uses is needed. And in order to adopt Korean-style houses in the detached housing sites, the adjustments and division of the existing planned plots are needed, and the strategies to cope with new demand through supplying Korean-style housing types of sites can be suggested. Also breaking away from the existing uniform residential development methods, the development method through supplying original land that is natural land not yet developed besides basic infrastructures (main roads and water and sewage) can be considered, and as the construction of more than 1~2 stories building is impossible due to the structure of Korean-style house roof and furniture. So it can be suggested that original land in the form of hilly land is considered to be most suitable to large-scale development projects.

  • The Ryomyong Street project is the only construction project for which the construction cost is known, but its scale cannot be estimated because it is marked in North Korean Won. In this paper, the construction cost per m2 of North Korean apartment building construction was calculated based on the construction and assembly amount of the Ryomyong Street project. 160 to 1 was calculated as the ratio of the building construction cost per m2 between South and North Korea based on the Ryomyong Street project in Pyongyang and Seoul Housing & Communities Corporation. This ratio can be used to assume the construction size presented in North Korean won as there is no official exchange rate between the two Koreas.

  • Construction manager must consider the possibility on the failure of the project in advance and the contingency to provide against the situation, those of which is a dangerous condition not to predict. If they have a quick decision without understanding the contingency, the over-cost in the total cost would be continuously accumulated, and be a barrier at a project going in progress. A various risk could not be coped with at a time to decide either going or sloping the project until the contingency is applied from the first step to progress the project. But a case to apply the contingency to the construction for the investment or the analysis of the project is a little. The process to evaluate it is also absent. The propose of this paper is the followed ; To establish the total cost including the risk first of all, devide into plus or minus factor of the cost, and then the process to calculate the contingency must be suggested by the regression analysis.

  • This study reviews urban infrastructure and housing management in Kuwait to establish a strategy for going abroad in an urban management sector after the construction of the Kuwait New Town. This study reviews legal systems and governance related to urban infrastructure and housing management as well, offering implications that are collated from international and Korean case studies. By doing so, this paper proposes a governance structure for urban infrastructure and housing management along with key agendas for local institutional improvements. This study suggests that the establishment of a legal system equivalent to the Korean Multi-family Housing Management Act is a key to institutional improvements. The (tentatively entitled) 'Housing Management Act' is proposed to specify the scope and the ways of management in mandatory management subject to local conditions. The direction of going abroad, such as the management scope and the implementation system, discussed in this study can be used as a reference when expanding into other countries in the Middle East that have similar institutional environments to Kuwait in urban infrastructure and housing management.
