노후아파트 안전관리를 통한 풀 푸르프 재설계로 안전성 확보에 관한 연구 (Pool proof safety through the old apartments redesigned to ensure safety study)

  • 연구목적: 본 연구는 아파트에서 실제 운영한 점검 실태를 비교 검토하고 기존에 설치된 안전물에서 한층 개선된 풀 푸르프 안전관리를 제시하는 것을 목적으로 한다. 연구방법: 연구를 위해 공동주택인 아파트에 대한 선행 연구를 토대로 주택관련법령에 근거와 주택법에 근거한 보고서에 나타난 실태와 문제점을 제시하였다. 연구결과: 건축물의 안전관리계획 및 안전점검을 실시하고 수립해서 보안해야 하고 건축물 점검시 내외관에 대한 시설물의 추적관리가 되어야 한다. 특히, 소방, 승강기, cctv등에 자체관리시스템이 24시간 필요하다. 결론: 본 연구를 통해 아파트 등의 건물안전관리에 입주자 대표 등 관리상의 문제를 확인하고 그에 대한 대책을 수립해야 한다.

  • 최근에는 주 5일 근무제도, 공기단축형 입찰제도의 도입, 후분양제도의 도입 등의 제도적 변화로 건설공사의 성공적 수행에 중대한 영향을 미치는 공사기간에 대한 관심이 증대되고 있다. 또한 건설시장의 축소와 최저가 입찰제도하에서 건설수주 경쟁은 더욱 치열해짐에 따라 적정 공사기간의 산정과 예측은 매우 중요하다. 이러한 공사기간에 대한 중요성을 인지하고 공사기간을 비교 분석하거나 예측하고자 하는 연구들이 진행되었다. 국내에서 공사기간의 비교연구는 공동주택과 사무소 건축에 국한되었고 국외에서는 통계적 분석과 시뮬레이션을 통한 공사기간의 예측에 대한 연구가 많이 수행된 반면, 건물에 대한 수요의 변화로 발생된 주상복합건물과 오피스텔건물에 대한 공사기간의 실제 사례비교에 대한 연구는 거의 없다. 이에 본 연구는 국내 건설사들의 주상복합 및 오피스텔 건물의 실적공기와 가상사례를 활용하여 공사기간을 비교 분석한 후 공기 경쟁력 확보를 위한 공사단계 별 대응현황을 분석하는 것을 목적으로 한다.

HOMER를 이용한 PV 연계 가정용 ESS의 경제성 분석 (Economical Analysis of the PV-linked Residential ESS using HOMER in Korea)

  • 유럽과 북미에서는 건물 에너지를 효율적으로 관리할 수 있는 가정용 에너지저장시스템(ESS)에 주목하고 있다. ESS는 배터리의 충전 및 방전을 통해 전력량을 저장 및 관리하는 시스템이다. ESS는 주파수 조정용, 신재생에너지 연계용 및 피크 저감을 위한 건물용으로 사용된다. PV 연계형 ESS는 발전 시간대의 부하에 공급하고 남은 PV 발전량을 저장하여 비발전 시간대의 부하에 공급함으로써 신재생 발전출력의 안정화를 기할 수 있다. 국내에서의 ESS 시장은 주파수 조정용, 신재생 발전출력 안정용 및 건물용으로 보급되고 있으나, 가정용 ESS는 시장이 아직까지는 형성되지 않고 있다. 낮은 전기요금, 가정용 누진요금체계 및 ESS의 높은 가격 때문인 것으로 판단된다. 따라서 본 논문에서는 가정용 ESS의 보급방안을 검토하고자, HOMER를 이용하여 가정용 전기요금, 가정용 ESS 가격, PV 모듈 가격을 변수로 국내 공동주택 세대 단위에서 활용할 수 있는 PV연계 가정용 ESS의 경제성을 분석하고자 한다. 분석결과, 현재 가격 조건에서는 PV 연계 ESS를 설치하는 것보다 저렴한 계통전기를 사용하는 것이 경제적이므로 보조금 없이 ESS를 활용하기에는 어렵다. 공동주택용 ESS의 시장은 세대 PV 발전용량이 증가해야 하며, 소용량의 ESS가 개발되어야만, 시장이 열릴 것으로 판단된다.

  • In case of Korea, immovable property like location, land prise or investment value is more highly estimated than quality of life of residents for performance and value of apartment house, because of limited land area or high density of population. But the high level of life has recently caused the increasing demand in better life. As there is no cases to provide the house in bulk due to the housing market condition, it is necessary to evaluate performance and value of structure, disaster prevention safety, habitability, antiquated condition of building and equipment, maintenance condition and so on that has importantly influence on resident's life quality. So, this study aims to understand the actual condition of environmental performance for the present apartment by comparing the designated apartment, which is ready to have completed in Daegu, with the mixed use residential building, which gained the best grade for green building certification system. Also by analyzing and evaluating a right to enjoy sunshine, floor impact noise etc. and indoor air quality.

말레이시아 주택의 구분소유권에 관한 탐색연구 (An Exploratory Study of Strata Residential Properties Problems in Peninsular Malaysia and How They are Resolved)

  • This study identifies the common problems faced by the owners of strata titles, the Management Corporation, the Joint Management Body, the Commissioner of Building (COB) as well as the Managing Agent being the stakeholders in managing strata properties. The methods employed are qualitative in nature. Analysis is done based on reports published by the relevant authorities dealing with strata residential properties as well as the case law as reported in the two leading journals in Malaysia such as the Malayan Law Journal and the Current Law Journal. The types and nature of problems are derived from the annual reports. The extent of the problems is determined based on the figures and supported by observation and interviews with the COB, being the agency directly involved in overseeing and monitoring strata properties management. The findings show that a substantial number of problems exist in the management of strata properties despite a law that allows the owners to self-managed their own properties. Having stated the status quo concerning the problems, the study also looks at the various means of resolving disputes as exist under the Malaysian housing system. The study proposes that alternative dispute resolution (ADR) modes are more appropriate in ensuring the sustainability of strata living and management.

발코니 설치식 가동형 차양겸용 BIPV 디자인과 성능연구 (Movable BIPV Shading Device Design for Apartment Building Balcony)

  • At the beginning the 21st century, we are interested in renewable energy especially photovoltaic. So, we have been installed PV at the building roofs so that we call it building integrated photovoltaic. But strictly speaking, installing the PV on the roof is not building integrated. There are few BIPV designs especially for balcony. In the apartment building, roof is good installing place for PV, but its area was limited. Now a day, built apartment building's heights are more and more increased so that the performance of installed PV on the roof cannot be enough to use even the public use. Thereby, we need the new space in the building to install the PV except the building roof. This study suggests the building facade balcony as a new space to install the PV with building integrated PV design. Hence, in this study, we are designed the movable BIPV shading device for apartment building balcony, and verified its performance with computer simulation. Developed device in this study can works as an electronic generation device and an overhang on the side balcony. As a result, the electronic generation performance of device contributes 15~30% to each apartment unit. The more unit width increase, the better contributed device generates.

공동주택에서 발코니 확장형이 에너지소비에 미치는 영향 (Energy Consumption on Balcony Remodeling Type in an Apartment House)

  • The percentage of apartment houses in residential buildings has increased every year, and it result in higher energy consumption of residential buildings. After the house law could be amended to legalize the remodeling of the balcony, buyers and contractors prefer to choose the balcony remodeling type when they choose a house for installment sale. Many construction companies design an apartment house considering balcony remodeling. So, this paper compares the balcony remodeling type with the basic type(prior to remodeling balcony) by using the building energy rating system tool. The balcony remodeling type consumes heating energies more than the basic type, and is unable to receive high rating. If the balcony is remodeled, it is required to improve the performance of wall and window and reduce the area of remodeling balcony.

  • Because buildings recently built have been highly insulated and highly airtight, it is impossible to emit toxic substances from interior finishing materials only by natural ventilation. Therefore, they cause indoor air pollution and it may threaten the user"s health such as atopic dermatitis, bronchial asthma and (allergic) rhinitis. Domestically, users spend indoors 80 percent of their time of a day. With the increased interest in indoor air quality, the introduction of forced ventilation system for new-built apartment buildings has been legislated. However, toxic substances from indoor are mostly below there commended standard approximately 23 months later. Thus, this study has assumed the status of the apartment buildings 23 months later through a simulation, regarded $CO_2$ as an exclusive indoor air pollution source. In the process of effectively eliminating the $CO_2$, this study has also been conducted on an operating plan that can provide superior performance from the energy side.

공동주택 침기의 불확실성 분석 (Infiltration in Residential Buildings under Uncertainty)

  • Quantification of infiltration rate is an important issue in HVAC system design. The infiltration in buildings depends on many uncertain parameters that vary with significant magnitude and hence, the results from standard deterministic simulation approach can be unreliable. The authors utilize uncertainty analysis In predicting the airflow rates. The paper presents relevant uncertain parameters such as meteorological data, building parameters (leakage areas of windows, doors, etc.), etc. Uncertainties of the aforementioned parameters are quantified based on available data from literature. Then, the Latin Hypercube Sampling (LHS) method was used for the uncertainty propagation. The LHS is one of the Monte Carlo simulation techniques that is suited for our needs. The CONTAMW was chosen to simulate infiltration phenomena in a residential apartment that is typical of residential buildings in Korea. It will be shown that the uncertainty propagating through this process is not negligible and may significantly influence the prediction of the airflow rates.

공동주택의 공기열원 히트펌프 적용가능성 검토를 위한 운전성능 및 탄소배출량 평가 (Evaluation of Operational Performance and Carbon Emissions for the Feasibility of Air Source Heat Pump Application in Residential Buildings)

  • This study analyzed the feasibility of the air source heat pump in residential buildings based on operational performance and carbon emissions. The operational performance and carbon emissions were compared between a gas boiler and an air source heat pump by calculating the annual heating and hot water load based on the 21A and 36A models for actual residential buildings. For the operational performance of the air source heat pump, the lowest (2.3) and highest COP (5.9) were attained during the winter and summer seasons, respectively. The carbon emissions depend on the amount of energy consumed during operations. An air source heat pump consumed 65.10% and 65.4% less energy per year in the 21A and 36A models, respectively compared to the existing gas boiler. Consequently, for air source heat pump carbon emissions were also reduced by 13.3% and 15.1% per year for the 21A and 36A models, respectively. It shows the effectiveness of applying an air source heat pump compared to an existing gas boiler.
