A Study of Luminous Environment for Standard Illuminance in Residential Areas (주거공간의 실내공간별 조도기준을 위한 빛환경 연구)

  • Light is an important environmental element for people to live and do creative activities in residential areas. Especially, people are used to live under artificial light in artificial interior surroundings for the most times. Currently, the lighting quality of residential areas has been improved, but it still does not reach to the recommended level because the luminous environment of present residential areas is only based on the life behavior which puts its priority to clear vision. Therefore, it is necessary that proper standard illumination must be used for various uses and purposes. From this point of view, this paper investigated the essence of light in residential areas, and the luminous environment for apartments was measured This paper finally established well-coordinated standard illuminance, derived from the measurement and analysis of luminous environment from these cases.

공동주택에 있어서 중앙식과 개별식 가스난방의 경제적 특성에 관한 연구

  • 본 논문에서는 도시공해 방지를 위해 도시가스를 사용하는 경우 거주자의 생활 수준이나 단지의 밀도 및 난방부하 설정 등에 다소 차이는 있으나 소규모 고층아파트(공동주택)의 난방방식중 중앙난방 방식과 개별난방 방식의 초기 시설비, 연료비, 시설 관리비의 경제성을 검토하고 난방 시스템의 지침을 제시하였다. 전체 공사비(초기투자비)는 개별난방 방식이 중앙난방 방식 보다 약2$\%$정도 절감 되었다. 난방비와 시설관리에 따른 인건비 면에서도 난방의 경우 개별난방 방식이 중앙 난방방식에 비하여 난방과 하절기 운수만을 별도로 사용하는 경우 개별난방방식이 중앙난방방식보다 난방비가 9$\%$정도 더 들었으며, 시설관리 인건비 면에서는 중앙 난방 방식보다 개별난방 방식이 66.7$\%$ 적게 들었다. 전체적으로 중앙난방 방식보다 개별난방 방식이 초기투자비 및 유지관리 면에서 경제성이 우수함이 확인되었다. 본지에서는 삼익건설 기획관리부 홍도유 과장이 $\ulcorner$공동주택에 있어서 중앙식과 개별식 가스난방의 경제적 특성에 관한 연구$\lrcorner$ 자료를 지난 1월호엔 지면관계로 게재하지 못했음을 알려 드린다.

  • The Apartment resident's make-up of a family and residing preference are diversified by the change of lifestyle through the elevation of economy level and residing level. Accordingly, the remodeling and the early rebuilding for the satisfaction of a life cycle and a life style are increasing, and "Variability" that is the concept of Open Housing was emphasized as a central of residing plan in the apartment. Although apartments which select the space variability to the residing space are increasing gradually, the optimum composition structural system with space variability that satisfies the structure stability, the economical efficiency and the resident usability is not developed. The method of a study was progressed by a comparison and an analysis on each system with estimation elements through analyzing the development process and the special quality of existing composition structural system with space variability in the apartment. This paper offered the improvement direction on the current composition structural system with space variability for the development of modularizing system that is correct in domestic real condition.

  • Recently, floor impact sound has become a serious social problem in Korea. There is an increasing need to improve floor impact sound performance using floor covering installed on the floor of apartment houses. KS F ISO 717-2 and KS F 2863 require measurement under conditions in which the resilient material is not installed. But most apartment houses in Korea install resilient materials to reduce floor imapct sound. The performance evaluation method of floor covering should provide reduced performance for use by residents of apartment houses with resilient materials. Therefore, this paper proposes a reduction performance evaluation under the conditions in which a resilient material is installed to verify the performance of floor covering.

  • This study aims to understand the community sense and need for community programs for large scale cooperative rental housing residents, and to set the direction of the construction plan. To this end, a survey was conducted on visitors and contractors of the model house in Westaybyeolnae. As a result of the analysis, the most visitors to the model house were in their 20s and 30s, while the number of contractors in their 30s was the most. Most of the model house visitors currently do not participate in community activities, but the contractors wanted to interact with neighbors about once a week. The contractors had high demands for sports facilities and child-rearing facilities, and the most demanded for living cooperatives and child care services. However, the range of neighbors required by age, the degree of meeting, common facilities and programs required were different.

A Comparison of the Differences in Amenities at the Housing Complex between Regular Multi-family Housing and Urbanistic Housing for Improving Residential Quality of the Urbanistic Housing (도시형생활주택의 거주성 향상을 위한 일반 공동주택 단지와의 공용공간 비교 연구)

  • This research was aimed at finding clues of improving residential quality of the Urbanistic Housing which was introduced for the small household of 1-2 residents. It was the communal amenities in multi-family housing complexes that this research concentrated on. Therefore 20 Urbanistic Housing complexes and 11 regular multi-family housing complexes were chosen as the subjects, and all of them were constructed in same period of date and composed of similar number of household units. Compared varieties and design programs of the communal amenities in Urbanistic Housing complexes to those in regular multi-family housing complexes, there were noticeable differences that far less various communal amenities and bland layouts in Urbanistic Housing complexes than in regular multi-family housing complexes. To become a quality residence, it is necessary that Urbanistic Housing are also required to provide certain level of communal amenities, not as much as regular housing for regular household but much more than Quasi-housing, the minimum residence. And it should be ensured by the legal system to make it more practical.

  • The bearing wall apartments which occupy the majority of multi-residential apartment buildings built in Korea, are known for having limited architectural plan flexibility, posing challenges in terms of maintenance and remodeling. The economic losses and environmental issues resulting from the reconstruction of bearing wall apartments are now accumulating to the extent that they are becoming a national concern. Multi-residential apartment buildings, which are now the dominant form of residence in Korea, must accommodate diverse customer needs and changes in life style. A new concept of Rahmen structure with architectural flexibility is Green Frame. GF multi-residence housing is expected to reduce construction costs and shorten the construction schedule by overcoming the shortcomings of conventional bearing wall apartments. This goal is consistent with the national policies that target the reduction of resource and energy consumption. In addition, GF will be established as a core contributor to achieving a reduction in $CO_2$ emissions, which will enable the sustainable growth of domestic construction industry, and address the low-carbon green growth drive implemented by the government.

A Study on the Determinant Factor of Intention to Move into Senior Congregate Housing (노인공동생활주택에의 입주의사 결정요인 분석)

  • Due to the vast increase in the elderly population and the changes in traditional filial duties, the importance of the elderly living arrangement is being greatly emphasized. The purpose of this study was to analyse the determinant factor of intention to move into senior congregate housing. The survey was conducted among middle-aged people in their fifties, who lived in Seoul, using the systematic random sampling method. The final sample included 498 respondents. The results were as follows. 1) It was revealed that many respondents thought positively about senior congregate housing. Both of having children and income were proved as an important variables which had an impact factor to move into senior congregate housing. 2) It was found that residential environment was the more important factor than housing level itself or personal social environment.

  • The purpose of this study was to develop the community programs of multihousing in Korea through evaluating and analyzing the actual conditions of community in multihousing in U.S.A. This study was conducted by using a field survey and questionaire at the 2 multihousing complexes located in the City of Blacksburg, Virginia, U.S.A. The major findings were as follows: 1) There was a variety of community programs and facilities, such as a monthly newsletter which allowed information to be exchanged among all residents. The programs also provided news on events for the children, teenagers, college students, adults and seniors. These events were held at the club house or pond area. 2) The average degree of satisfaction of these programs and facilities was high. 3) Korea need to follow the example of the U.S.A by i) providing a monthly newsletter periodically to exchange information ii) offering a variety of community programs iii) providing programs regarding district bureau of public administration, kindergarten service, telecommunications office and holding service for package, registered mail, drycleaning, etc.
