Development of a Cash Flow Forecasting Model for Housing Construction (공동주택 공사의 현금흐름 예측 모델 개발에 관한 연구)

  • Many construction companies are simultaneously carrying out numerous projects in the housing construction industry. It is essential to accurately forecast the cash flow of a project through optimal process management and resource input in order to manage funds rationally and enhance the competitiveness of a company. Current cash flow forecasting methods offer lower accuracy due to a large gap between the revenue and expenditure element. Expenditure elements depends on the real-time changing actual cost for work performed. This research survey was conducted on the actual state of construction management of K company to investigate the problems of cash flow forecasting. To achieve this, the work process and construction management system were integrated to improve the cost management system of K company. To accurately forecast the cash flow of a project, revenue and expenditure elements were displayed in the total cash flow forecast window. This research is expected to assist in the implementation of a system of cash flow forecasting on housing construction by excluding negative elements of revenue and expenditure.

Heritage Conservation Principles in the Context of Sustainable Development (지속가능한 발전에 있어서 문화유산 보존·관리의 원칙과 적용)

  • Sustainable development in society has become the center of focus in many fields such as industry, environment, health, culture, etc. Considering that the concept of heritage involves understanding it as a 'resource' to improve the quality of people's lives, sustainability is an important goal that heritage policy has to achieve. Adopting the definition of sustainability in the 1987 Brundtland Report, this paper defines the concept of sustainability with respect to heritage, as well as their respective roles. Following that, three action principles are presented: value-based conservation, rational decision-making, and community involvement. Two cases demonstrating how the three principles should be practiced in managing change are then illustrated. Considering that heritage can play its role as a resource once its significance is protected, this paper argues that value-based rational decision-making is of paramount importance and the first principle. Conservation aims to manage change by practicing a cyclic process of value identification, value sustaining, and value dissemination. Therefore, this paper argues that all processes should be connected in the context of heritage values. A rational decision-making process practicing value-based conservation is then suggested. This paper argues that rational decision-making can only be practiced once values are identified by objective criteria and managed by rational judgment upon impact assessment. Community involvement, the third principle, is necessary to realize value-based conservation and rational decision-making. Recognizing that a community is a beneficiary of heritage and a creator of a beneficial process at the same time, it discusses the role of community and the importance of this role in policies for the sustainability of heritage. This paper concludes with a set of recommendations to improve policies after examining the two decision-making cases.

  • After the introduction of Volume-based Waste Fee System for municipal wastes, the disposal of food wastes became an issue an issue in society. Concerted efforts among government agencies have been made to manage food wastes separately from municipal wastes. For example, the Ministry of Environment, the Ministry of Agriculture and Forestry, and the Ministry of Health and Welfare established the '5-year('98-'02) Basic Plan for Recycling Food Wastes' in September 1998. Also changes in the waste disposal system has been sought, aiming at the Resource-circulating Society.

  • As the number of aged-housing has been rapidly increased, many kinds of defects and problems such as degeneration of housing environment, structural performance, and equipment performance have been appeared. The reconstruction as the way to improve the aged-housing has been used mostly because the legal process of the reconstruction is relatively easy. On the other hand, it has caused problems such as the lack of natural aggregates, the environmental damages owing to construction wastes, the loss of national resources, and the lack of the housing for rent nearby the reconstruction area. This problems limit active tying into the reconstruction business at present in the industrial and political perspective. In this context, it is necessary to revitalize the remodeling rather than the reconstruction. In order to reach this objective, this research aims at identifying the user-oriented performance for the housing and deducing the core technology. It is expected that the result of this research can contribute to more revitalize the remodeling as tying researches in terms of design, structure, equipment, and construction.

Evaluating Importance of Defects through Defect Dispute Case Study in Apartment Buildings (하자분쟁사례를 통한 공동주택 하자 중요도 평가에 관한 연구)

  • Various defects that occur in the maintenance stage are connected to all kinds of wasted resources and economic losses as additional investments are made. Residents are harmed temporally, materially, and psychologically, and businesses suffer not only monetary losses but also reduced credit ratings. The aim of this study was to increase the efficiency of quality management and minimize defect disputes by estimating the importance of the defect type considering the defect frequency and severity in apartment buildings. For this, 7,548 defect items for 48 apartment buildings were examined. The analysis confirmed that defects are concentrated on RC, finishing and MEP work. In addition, defects with high importance are identified as broken, incorrect installation, missing tasks, and water problems. In addition, the exterior wall/roof, the Internal wall, ceiling, and floor, which are constructed in the field, are more important than the furniture and MEP equipment installed in the field.

  • Special libraries have purchased materials in only one or two specific subject areas which their mother institutions are concerned. Therefore, special libraries need to develop a well-defined collection development policy for themselves. Special libraries purchase items that are frequently used by their users, and provide access to low-use titles through document delivery services. It is a reasonable solution that the library should Join the cooperative special libraries' association which provides document delivery services in Korea. It is because special libraries' association has achieved document delivery service successfully, when compared with the general(non-special) libraries association. It is expected that special libraries' association can do cooperative acquisition better than other groups.

CoSace: A Windows WebDAV Client Supporting Effective Collaborative Works (CoSpace: 효과적인 협업 작업을 지원하는 윈도우즈 웹데브 클라이언트)

  • As an IETF standard protocol, WebDAV provides infrastructure for managing and authoring resources and supports asynchronous collaborative authoring on the Web. The CoSlide server is an extension of the Jakarta Slide WebDAV server, providing various workspaces and collaborative services through the WebDAV protocol. The CoSlide server supports workspaces for storing and sharing information of various users, and provides environment for effective collaborative authoring. Actual collaboration activities are performed through a collaboration client software which provides collaboration services along with the CoSlide server. In this paper, we describe the development of the CoSpace client which operates in association with the CoSlide server, presenting effective collaborative environment. The CoSpace client provides user interfaces for accessing and controlling the resources of each workspace on the CoSlide server. In particular, CoSpace provides the facility to launch an authoring application from its workspace view, automatic locking, and downloading the content to be edited, and resource movement using mouse drag & drop.

  • The efficient preservation and improvement of stock buildings including houses have become a significant national issue coming into the 21st century. The increase rate of new house demands have lessened and the efficient management and usage of old buildings have become more important. However, lacking research on the effects obtained through remodelling and the perception that it is less profitable than reconstruction have interfered with the vitalization of the market. Also, the excessive profit rate contractors insist have caused conflict between the residents and contractor and weakened market stability. This research examines the related codes, the strengths and weaknesses of marketing positioning in apartment remodelling a rational method for analyzing each project and the working process. A survey was performed to investigate preferences and priorities between the business methods in order to obtain advices that can smoothly progress each project and improve overall building quality. Through this study, the flow of remodeling market is elevated reaching the level in advanced nation.

  • Efforts to establish a joint preservation facility for library collection are being discussed by some of regional representative libraries recently. In order for the efficient management and preservation of public library materials and to secure the space necessary for applying new services, there is a high demand for a cooperative shared storage for public libraries. The construction of a cooperative shared storage for public libraries is to minimize the cost of expanding the preservation space for each public library and to provide a pleasant service environment by separating the low-use materials stored in the library. Accordingly, discussions on the construction of a cooperative shared storage for public libraries are being initiated by some representative libraries. This study, in this regard, tried to propose a plan to build a cooperative shared storage for public libraries by a Seoul Metropolitan Library. To this end, it surveyed the estimate size of the collections of public libraries in Seoul and, based on this, proposed the size and strategies for the facility.

  • Job and organization analysis of producing institutes is a task that identifies the history of transition and major business functions for various record-producing institutions and must be performed in common within the archives, and many workers must jointly refer to the relevant knowledge. However, in the field, a limited number of people in charge are individually performing by manual work, and the results are not shared. Therefore, this study aims to reduce the work burden of workers through the automation of the job and organization analysis process and build basic resources that can be commonly used by the archives. This study subdivided the task of job and organization analysis into manual, semi-automation, and automation parts by performing FGI with the practitioner of the archive and suggested ways to realize it. In addition, we derive the basic analysis data that can be commonly referenced in the electronic records management process, and by verifying the results through practitioners, efficient use of knowledge resources is suggested. Furthermore, by establishing a standardized work process, we intend to lay the foundation to support consistent and systematic work performance.
