There is no comprehensive consensus of the control patterns people op::rate shadings or the motivating factors that influence their decisions. Patterns of shading devices use can affect the energy consumption of buildings. Therefore, this study aims to analyze shading device usage patterns based on the physical factors that can affect occupants behavior. First, control patterns of indoor shading devices in apartment buildings were monitored by taking pictures. Next, frequency of shading device use together with their shading portions was analyzed based on two physical factors such as window orientation and floor level. The results showed that about 35% of the monitored apartment buildings utilized indoor shading devices. Also, the south-facing apartments were more dynamically used than their east-facing counterparts. On the contrary, there was no general trend in regards to the shading operation patterns.
This study investigated the status of kitchen of units in elderly housing facilities and the housing needs of residents. Compared with a lot of comprehensive and alternative studies on elderly housing facilities until now, specialized studies of behavior of elderly housing life and detailed dimensional study have hardly made. Therefore we intend to examine the status of kitchen planning on representative elderly housing facilities in Korea. As the methods of this study, we executed a field study into 4 representative elderly housing facilities in Korea. We visited each 2 units out of the outstanding 4facilities and surveyed the total 8 kitchens. Then we analyzed the space planning and kitchen furniture design of them and the state of kitchen commodities, and measured the kitchen equipment. In addition, we executed interview about satisfaction, preference, use from the residents. As a result, we could find out that depending on whether residents were sewed with meal offered from the facilities or not, the pattern of usage and commodities were quite different. It is necessary to supply the simplest spaces just for preparing some refreshment and tea are suitable. And for the self-cooking residents, much larger cabinets and utility rooms are additionally needed. Safety and functional aspect were quite well designed. Washing machines are usually built-in the kitchen cabinets, and residents are satisfied with this arrangement. We hope that the supplementary study about old people habit and behavior will be a good data of kitchen planning for Korean-type elderly housing units of facilities.

In the wake of COVID-19, more consumers prefer non-face-to-face services and the explosion in the use of delivery apps is shaping a new delivery culture. Meanwhile, in order to solve social problems such as platform monopoly of private delivery apps and increased brokerage fees, many municipalities are launching public delivery apps from 2020 onwards. However, consumers who are used for the existing private delivery apps are not aware of the public delivery apps and the utilization rate is low. In this study, we will look at the impact of sense of community and service quality (information quality, delivery quality) on the intend to use public delivery apps. Studies have shown that SOC and information quality have a significant impact on the attitude of using public delivery apps, but not delivery quality. In addition, the attitude of using public delivery apps has been shown to have a mediating effect on the relationship between SOC, information quality and public delivery app use intentions respectively. Therefore, to activate the public delivery apps, it was found that it is necessary not only to promote, but also to improve user convenience, such as product search and user review inquiry to improve information quality, along with efforts to strengthen the sense of local community.
Today, apartment houses account for a very high proportion of the types of residence. This study aims to present basic data for preparing a reasonable distribution plan by identifying factors considered in calculating the amount of collection of management fees. After reviewing previous studies on common management fees and long-term repair allowances, various data on apartment houses subject to mandatory management in Busan in 2020 were collected from the Apartment Management Information System to analyze the differences in influencing factors according to type of apartment management(self-governing management, consignment management). As a result of statistical analysis, the number of households and many construction elapsed periods had a negative(-) effect on long-term repair allowances, and many construction elapsed periods had a negative(-) effect on common management fees. In addition, the degree to which many construction elapsed periods had a negative(-) effect on long-term repair allowances and common management fees had less impact on consignment management than on self-governing management. And the long-term repair allowances were imposed less by consignment management, common management fees were charged less by self-governing management. The results of this study will serve as basic data for rational distribution of long-term repair allowances and common management fees to residents and managers of apartment houses subject to mandatory management in Busan.
The purpose of this study was to find the preferences on development and management of senior congregate housing according to the preferred developer type. For social survey research, survey was conducted from December 1-20, 2004 in seoul Metropolitan area. The data were collected from m people in 40s-60s using questionnaire which distributed only to those having at least $60\%$ of positive interest in developing the senior congregate housing.'rho results were as follows: First, since majority of respondents wanted to have their old age from mid-60's after retirement more independently, the housing should be designed in a way for them to stay in the m's length of friends and community people. Residential spaces should be individually partitioned and various services should be provided in a semi-dependent manner. The location should be where the medical services were systematically available and ambient environment was agreeable. Second, the cohousing type developers preferred to develop the housing in a form of joint investment with the Potential residents, while the individual developers would like to sell or rent the housing thus would ask for the locations at the outskirts of big cities. In new housing demand, proportion of occupied multi-housing is 89.9% (statistics from 2013). In this way, with many generations living together, apartment noise disputes between the neighbors are continuously rising. The apartment noise problem in Korea is at a very serious level worldwide (about 88% of the population is experiencing stress due to apartment noise). On the other hand, the government has strengthened the regulations (such as the thickness of the floor and floor impact sound reduction performance, etc.) and promoted a resolution of its own for each multi-housing estates for mediating disputes on apartment noise. However, such physical regulations and passive management policies still presents a limit to the dispute mitigation of apartment noise. Also, in order to improve the quality of life in living spaces, policy on health effects of apartment noise should be provided. Therefore, we investigated a case study of the noise exposure-human body reaction to analyze the effect of noise on health. On the basis of this, the health effects according to the exposure period of apartment noise were considered.

Until now, the domestic construction market has been formed focusing on new construction and reconstruction in the apartment industry. Recently, however, the remodeling market for old structures have shown a tendency towards land shortage and land price increases in the major cities : the reinforcement of regulations regarding reconstruction ; expenditure reduction and the solving of environmental problems by regarding old structures is pursuing low costs and maximum efficiency. The interest in remodeling is increasing, however, remodeling has not been successfully initiated in the apartment division for a reasonable period of time. Consequently to acquire mutual agreement for remodeling from the residential occupants. In order to evaluate profitability, it is necessary to set priorities and reasonable criteria for remodelling and to this end, it is also required to assess each fact of remodelling in view of both customers and supplied.

The purpose of this study is to investigate the causes of conflict that arise from public pedestrian passages installed in apartment complexes through a survey of residents' perceptions and to investigate the effects on the satisfaction with and necessity of the public pedestrian passage. This has significance as a preliminary research into determining solutions to conflict related to public pedestrian passages that are open spaces, accessible 24 hours a day to pedestrians including people who live outside of the apartment complex. The result of the residents' perception survey showed that there is conflict due to the public pedestrian passage. The main problem was the noise-related variables. While management and safety variables were also perceived as problems, privacy and ownership infringement variables were not. These problems were reduced to four factors through a factor analysis: unfavorable incidents, environment management, ownership infringement, and safety crimes. Analyzing the effects of the above factors on the satisfaction with the apartment complex, satisfaction with the public pedestrian passage and the necessity of the public pedestrian passage, demonstrated that the unfavorable incidents factor influenced all the variables. The safety crimes factor, which is an extended concept of the unfavorable incidents, affected both the satisfaction and necessity of the public pedestrian passage. The ownership infringement factor was found to affect the satisfaction of the public pedestrian passage only, and the environment management factor did not affect all the variables. In planning and managing public pedestrian passages, avoiding incidents and crimes should be considered as a priority to increase the satisfaction of residents and solve conflicts.

If traditional Korean villages or residential districts have formed a community on the ground of coexisting with nature, there is a different historical development process in which many European cities have created residences for multi households on the basis of roads and blocks in fortresses. Along with the modernization of society together with large-scale housing supply, the urban landscape of series of large apartment complexes has become universal views of our urban structure; thus, the viewpoint that small and medium-sized block-based collective housing, which are more common urban structures in European cities can be linked to the improvement of urbanity and neighborship is examined. Through the process, the possibility of expanding collective housing supply based on small and medium-sized blocks as an alternative method other than complex-type apartments based on superblock, I would like to make meaningful in terms of how we can change the fundamental mutual relationship with our lifestyle and the tangible change of collective housing types which has large impact on our lives.
