An Analysis of the Effects of Customer Characteristics on Sales of Alley Market Area Using Geographically Weighted Regression (지리가중회귀분석을 이용한 고객특성별 골목상권 매출액 영향 연구)

  • With the revitalization of alley market area becoming a major goal of the urban regeneration project, an understanding on customer characteristics that affect the sales of alley market areas is needed. As spatial heterogeneity appears to exist in alley market areas, the use of GWR (Geographically Weighted Regression) is required as an alternative to OLS (Ordinary Least Squares) regression. This study analyzes effects of customer characteristics on sales of 1007 alley market areas in Seoul. Comparing R squared and AICc, results show that GWR is better than OLS regression. According to OLS regression, the ratio of female, the ratio of 40's and 50's, the number of employees, the opening rate of establishment, the density of building and the size of alley market area have positive effects on sales, while the ratio of 20's and 30's, the distance of bus stop and that of subway station have negative effects. As a result of comparing local regression coefficients of geographically weighted regression analysis, the ratio of female customers has the greatest effect on the northwestern region, followed by the southwestern region, the central region and the northeastern region. The ratio of 20's and 30's and that of 40's and 50's effect on the southeastern and northeastern regions, and then the southwestern region. It is expected that this study will help to identify marketing target for each alley market area.

Analyzing Growth Factors of Alley Markets Using Time-Series Clustering and Logistic Regression (시계열 군집분석과 로지스틱 회귀분석을 이용한 골목상권 성장요인 연구)

  • Recently, growing social interest in alley markets, which have shown rapid growth like Gyeonglidan-gil street in Seoul, has led to the need for an analysis of growth factors. This paper aims at exploring growing alley markets through time-series clustering using DTW (Dynamic Time Warping) and examining the growth factors through logistic regression. According to cluster analysis, the number of growing markets of the Northeast, the Southwest, and the Southeast were much more than the Northwest but the proportion in region of the Northwest, the Northeast, and the Southwest were much more than the Southeast. Logistic regression results show that people in 20s and 30s have a lower impact on sales than those in 50s, but have a greater impact on growth of alley market. Alley markets located in high-income areas often reached their growth limits, indicating a tendency to stagnate or decline. The proximity of a subway station effected positive on sales but negative on growth. This research is an advanced study in that the causes of sales growth of alley markets is examined, which has not been examined in the preceding study.

Development for establishing Big Data-based alley commercial area (빅데이터 기반 골목상권 영역설정 방법론 개발)

  • In this study, we designed the area except the development market and the traditional market, where large scale shops were concentrated by realizing the real estate center of the alley commercial area. In addition, we have developed an area setting method for the alley area where reliability and rationality can be ensured by utilizing the actual data such as the business statistics, the survey data of the business, and the store business DB, which are managed by the local government or the state. The alley commercial areas were classified into five groups according to density. It is thought that users can distinguish the commercial areas from dense commercial areas to the commercial areas in order to utilize various commercial areas.

  • According to data released by the Covid 19 Self-Employed Emergency Response Committee, 95.6% of small business sales due to Covid 19 have decreased over the past two years, and the damage has further increased due to social distancing for quarantine. However, as all social distancing guidelines have rebeen lifted, and the commercial district has been revitalized, the Seoul Metropolitan Government is pushing for a project to foster local brand commercial districts so that small business owners or prospective founders who have closed their businesses due to the prolonged COVID-19. Therefore, this study propose the model that recommends alley commercial districts suitable for founders among the five alley commercial districts selected for the project to foster local brand commercial districts in Seoul. The Seoul Metropolitan Government's local brand alley commercial recommendation system recommends major population age groups and major industries in the commercial district by combining the population perspective model using Xgboost and the commercial district characteristic model using Decision Tree.

Diagnostic Study of Commercial District Revitalization Factors based on Principal Component Analysis (주성분분석에 기반한 상권 활성화 요인 진단 연구)

  • Since the first domestic case of COVID-19 in 2020, social anxiety has caused people to avoid going outside, which has resulted in economic damage to alley commercial districts. However, even in the similar commercial districts, the economic impacts were different depending on the characteristics of the alley districts. This study identifies factors that affect the difference in sales of alleyways after COVID-19 by focusing on alley commercial districts in Seoul. Based on the review of previous studies, a total of 42 variables with six characteristics were constructed, and the principal component analysis was used to reduce the dimensionality of mixed variables. The variables were finally reduced to 12 variables and categorized into seven characteristics. We expect that the results of this study can be used as a basis for analyzing sales differences by standardizing the factors influencing sales in market districts that were previously uncategorized.

  • Due to COVID-19, the external activities of urban residents have greatly shrunk, causing a lot of damage to the commercial district, such as a decrease in population and sales. The downturn in commercial districts means the collapse of the infrastructure of the national economy, and can have serious side effects on the local economy and individual lives. Therefore, it is necessary to look at the alley commercial area, which is closely related to the national local economy, and pay attention to the damage and stagnation of the alley commercial area where small business owners are concentrated. The purpose of this study is to classify alley commercial districts into growth commercial districts and decline commercial districts by using commercial sales time series data and DTW time series group analysis for the pre- and post-COVID-19 period. The main findings of the study are as follows. First, using the time series data on commercial sales before and after COVID-19, the alley commercial districts were divided into growth commercial districts and decline commercial districts, and it was confirmed that the distribution of growth commercial districts and decline commercial districts was regionally different. Therefore, it is necessary to actively manage commercial districts in areas where many declining commercial districts are distributed, and it is required to prepare policies for each region in consideration of the spatial distribution of declining commercial districts. Second, during the COVID-19 period, face-to-face essential industries, density of guest facilities, and population density negatively affected the sustainability of commercial districts, which is the opposite of previous studies. This is the result of empirically confirming the specificity of the COVID-19 period and the negative effects of the integrated economy, and can be used as basic data for effective commercial district management and policy preparation in the event of a national disaster in the future. Third, the characteristics of the background of the commercial district had a significant effect on the sustainability of the commercial district, and the negative effect of the attracting facilities inducing population concentration in the background area was found. This suggests that it is necessary to consider the characteristics of the background as well as the inside of the commercial district when establishing policies to revitalize the commercial district and support small business owners in a national disaster situation.

  • 중소유통업에 종사하는 대부분의 사람들은 평생 생계수단으로 동네 상권에 자리잡고 그간 외부의 큰 영향 없이 자생적인 영업을 수행해 왔다. 그러나 삶의 질 향상 등에 따른 소비자 욕구의 다양화, 사업 환경의 변화는 유통시장에도 많은 변화를 가져오게 되었다. 대기업 자분의 대형할인 마트가 우후죽순처럼 생겨나면서 전통재래시장 및 골목슈퍼 등은 생존의 위기에 직면하게 되었다. 이에 정부에서는 전통시장 및 골목상권 살리기에 많은 정책지원을 하고 있으나, 최근 골목상권에 대기업의 SSM(직영점, 가맹점 형태)이 생기면서 대기업과 중소상인 간 갈등과 지역적 마찰이 지속되고 있다. 이에 본 연구에서는 SSM과 경쟁을 위한 영세중소유통업체의 취약 요인들의 분석을 시도하였다.

Aesthetic Experience of Streetscape in Syarosu-gil as Urban Commercial Alleyway (도심 골목상권으로서 샤로수길 가로 경관의 미적 경험)

  • How can we explain the phenomenon of small, old alleyways in the city becoming rising commercial places attracting people from an aesthetic perspective? This research discusses distinctive aesthetic experiences of urban commercial alleyways, which are located on inner roads and consist of small-scale stores and explore the specific aspects of Sharosu-gil, located in Gwanak-gu, Seoul. The aesthetic experience of urban commercial alleyways is generated by the contrast with the refined urban fabric along main roads in terms of space, the gap between the old and the new, and the antagonism between the known and the less known. The approach to Sharosu-gil consists of the high-rise buildings along the main road built in the 2000s, then encountering low-rise buildings on inside roads built from the late 1970s to the present. Therefore, it is judged that the site has sufficient conditions to generate the aesthetic experience as an urban commercial alleyway. As a result of analyzing the street improvement projects, first, the official announcement of the name 'Sharosu-gil' was interpreted as an escape from the place specificity and garnered the acquisition of the characteristics of an alternative. Secondly, the improvement project for old-established signboards was interpreted as harmony between the new and the old and the loss of temporality. Thirdly, in the pedestrian priority road project, the pavement was interpreted as a reinforcement of the identity as an alleyway and the visualization of the area. Since the reality of urban commercial alleyways depends on the user's visiting, it is necessary to interpret alleyways from the perspective of the senses and aesthetics, not just from social phenomena or capital logic perspective. The study will cast implications for relevant schemes and data-driven research.

A Study on the Survival Characteristics of the Restaurant Business in Major and Side-Street Trade Areas, Seoul (서울시 발달상권과 골목상권의 일반음식점 생존특성 연구)

  • The purpose of this study is to analyze the survival characteristics of the restaurant business by trade area type (major and side street). By the increase of the unemployment rate, the new foundation of selt-employment type is increasing. However, due to high competition and economic recession, the sustainability of new foundation is not high. Therefore, in this study, survival analysis was performed considering the individual and commercial characteristics focused on the ordinary restaurants. The major findings are as follow. First, the characteristics of parcel unit and adjacent area have a significant effect on the survival. This means the micro-scopic spatial characteristics should be considered for survival in the location choice. Second, the regional economic characteristics in trade area have a significant effect on survival. Furthermore, these characteristics are different by the trade area type. Third. the development characteristics have a different effect on survival by the building usage and trade area type. Finally, regional economic characteristics have a significant effect on survival. These results are expected to be used as basic data for commercial location selection and trade area analysis system in the private and public sectors.
