  • The contemporary domestic construction landscape has witnessed a contraction, primarily attributed to the operational challenges faced by construction entities and a downtrend in the initiation of new projects. In light of this, domestic construction enterprises are ardently seeking avenues to economize whilst simultaneously amplifying the quality across diverse construction genres. Value engineering (VE), heralded for its prowess in not only cost mitigation but also in accelerating project timelines and bolstering construction quality, has been extensively adopted in refining finishing tasks. However, its application to framework enhancements remains conspicuously limited. Particularly in factory edification, framing emerges as a pivotal process exerting significant influence over the entire construction continuum. Thus, it becomes imperative to integrate VE techniques at the inception phase of framing. This would facilitate a meticulous examination of design schematics and on-site conditions, paving the way for alternative strategies that condense construction durations, economize on costs, and augment work efficiency, all the while upholding paramount standards of quality and safety. Such a venture stands to be foundational in expediting construction timelines, fostering economic efficiency, and buttressing construction safety protocols.

  • This paper aims to propose a cost-based mechanical, electrical, and plumbing(MEP) coordination process using building information modeling(BIM). The proposed process can help project participants eliminate identified clashes between the MEP elements, analyze trends relating to MEP costs during the coordination process, and share their findings. MEP quantity-related information extracted through BIM was integrated with the cost database and schedule information. To check the applicability of the proposed process, it was applied to a construction project in South Korea. Through the application of the proposed process, MEP-related cost was reduced.

  • VE analysis is a method to secure definite functions and performance by defining user's various requirements clearly and propose alternatives to reduce cost. However, the present domestic VE project has difficulty in defining design function analysis clearly due to time constraints as well as difficulty in effective and efficient communication between project stakeholder. Domestic results of VE were largely focused on reducing cost while maintaining the functions of the existing facility. Therefore, this study aims to secure the optimal functions for users according to the original intent of user requirements through QFD-VE model which project VE participants can make collective and cooperative decision making. QFD-VE is a technique that first, it can make collaborative decision making in defining and modifying of design function and setting the importance of requirement function. Second, it allow project VE participants to check design interference and conflict between neighbor systems. This study also provided a mathematical model for implementing the computer system using QFD-VE in the future.

A Linkage Method for the Life Cycle Cost Breakdown Structure through an Analysis of Boundary Conditions (경계조건 분석을 통한 LCCBS 연계방안)

  • Costs and expenses are intertwined and incurred throughout an entire construction project, even from the pre-construction phase, and each phase has a different impact on the life cycle cost (LCC). However, the cost breakdown structure (CBS) is different in each phase of a building construction project, which makes it hard to reasonably calculate construction cost. For this reason, the boundary conditions were analyzed in this study based on the life cycle cost break structure (LCCBS). In addition, breakdown factors were analyzed based on the boundary conditions to derive a linkage method. The validity of the linkage method was verified through application to actual construction projects. Through the analysis, it was found that the problem of items being left out was reduced by more than 97.2 percent, and the work was done an average of 6 hours faster compared to the conventional method. It is expected that by applying the new LCC system, LCC will be both reduced and calculated in a more efficient manner.

Constructability and Cost Analysis of the Clip-Type Binding Implement Substituting 135° End-Hooked Transverse Reinforcement in Reinforced Concrete Columns (철근콘크리트 기둥의 띠철근에서 135° 갈고리 대체 클립형 연결장치의 시공성 및 비용 분석)

  • The purpose of this study is to secure the same or more structural performance and constructability for the detail off hooks cross-constructed at 135° used as external-ties standard detail in reinforced concrete columns, therefore, to the purpose of improving constructability, The clip-type binding implement was suggested. the experiment on the constructability evaluation and cost analysis of the clip-type binding implement by 90° end-hooked transverse reinforcement in reinforced conrete columns was carried out. The results of the analysis confirmed that standard detail column took about an one hour regardless of the diameter of tie. When using the clip-type binding implement, It was reduced to about 50% of the standard detail column. and regardless of the building size, it was most effective for the cost down when using the clip-type binding implement 1ea, it was about 32% fo labor cost reduction effect in comparison with using standard detail. as a result, Using the clip-type binding implement is shown be very effective in the working time and construction cost reduction.

Development of an Economic Assessment Model for the Selection of Indoor Air Pollutant Low Emission Material for G-SEED (G-SEED용 실내공기 오염물질 저방출 자재 선정을 위한 경제성 평가 모델 개발)

  • The Korean construction industry has been implementing G-SEED, a certification system that evaluates the environmental properties of buildings for the purpose of reducing environmental burdens such as energy and resource consumption and pollutant emissions. Also, creating a pleasant environment in general is one more purpose of G-SEED certification system. However, G-SEED certification in practice is difficult and time consuming due to the complexity of the certification acquisition process coupled with little economic consideration for the materials of each certification item. Therefore, in this study, we present a model for the optimal selection of materials and economic assessment using a genetic algorithm. The development of the model involves building a material database based on life-cycle costing (LCC) targeted at "Application of Indoor Air Pollutant Low Emission Material" from G-SEED. Next, the model was validated using a real non-residential building case study. The result shows an average cost reduction rate of 74.5 % compared with the existing cost. This model is expected to be used as an economically efficient tool in G-SEED.

  • In 1994, Korean construction research and development (R&D) projects received investments amounting to 1.2 billion KRW, an amount that rose to 164.8 billion KRW in 2007. Under the current system, construction researchers submit the application records of Construction Research and Development (R&D) in construction projects to the Korea Institute of Construction & Transportation Technology Evaluation and Planning. The performance of Construction R&D projects has thus been dependent on the subjective reporting of the results by the researchers themselves. For this reason, it is difficult to secure confidence in the records of Construction Research and Development. Therefore, this research suggested measures for revitalizing Construction Research and Development, analyzed approaches to cost-saving in Construction Research and Development, and analyzed economic effectiveness in the results of construction R&D.

A Study on the Economic Utility Analysis of Sprinkler System Installation (스프링클러 설비투자의 경제적 효용성 분석에 관한 연구)

  • Although the subject of sprinkler installations in Korean regulations is less strict than in other advanced countries, many building owners and managers tend to install sprinklers only in the types of buildings designated by law or create building designs for which sprinkler installation standards are not applied. This is because priority is given to cutting installation expenses rather than providing building fire safety. In this study, the benefit is estimated for various expenses from installation and maintenance of sprinklers as an investment. As a result of comparing sprinkler system installation expense and the financial benefit by efficiency analysis, the payback period is 1/20 of the building life expectancy and its efficiency is twice the expense. Therefore, installation of sprinklers by regulation has financial efficiency and it is desirable to broadly encourage the installation of sprinklers.

A Study on the Non-residential Building Envelope Remodeling for Energy Efficiency (비주거용 건물의 외피 리모델링을 통한 에너지성능향상 방안에 관한 연구)

  • The slowdown of private building industry resulted in growth of remodeling market as a way to improve energy performance. Remodeling is considered more cost-effective and eco-friendly approach for energy efficient building than new construction. Since 2008, Seoul has promoted Building Retrofit Project (BRP) preponderantly to attract energy-saving renovation by supporting building owners to switch building system into energy-saving system when they remodel their old buildings. According to 2012 press release, 254 Private sectors participated in this green building project and annually reduced 41000ton of greenhouse gas emission, 14000TOE, which also result in 7.5 billion won energy cost savings per year. The paper focuses on the building envelope remodeling as a way to improve energy efficiency. Different components of the building envelope such as wall insulation, window, and shading, were applied to the baseline model and the comparison was analyzed to come up with the ideal solution. This study only assesses the building envelope as to suggest the way to redesign the better energy performing building. Offering solution focusing on the architectural feature is essential because it will provide basic information and standard when remodeling a building for energy efficiency, especially, for the nonresidential buildings used as rental offices.

Accuracy Assessment of Building Registration on the Cadastral maps Using Architectural Drawings (건축도면을 활용한 지적도의 건물 등록 정확도 평가)

  • 현행 지적도에는 건물 위치가 표시되지 않아 지적도 활용 시 건물 위치 식별이 어렵고, 지적현황측량에 따른 비용과 시간의 소요와 불편을 격고 있으며, 지상 건물의 경계 침범으로 인한 분쟁과 소송이 일어나고 있다. 건축물 경계 추출에 관한 선행연구에서 수치정사사진과 LiDAR를 이용한 건물 경계를 추출은 원칙적으로 지적측량의 원리와 상이한 기준으로 실제 지상의 외벽 경계선이 아닌 건축물의 옥상층 경계선을 추출하였다. 따라서 본 연구에서는 건물등록을 위해 시도해 보지 않았던 건축도면을 이용하여, 기존연구에서 고려되지 못한 지붕선이나 처마선이 아닌 실제 지적측량에서 기준이 되는 외벽의 경계선을 등록하기 위해 건축도면을 활용하였으며, 등록하는 과정에서 ArcGIS 엔진을 이용하여 개발한 자동 등록 방법을 사용하였다. 지적도 필지 경계선과 건축도면의 필지 경계선을 기준으로 등록한 결과 지적현황측량 성과와 수치지역에서 연결오차로 RMSE가 0.10m, 도해지역에서 0.16m로 나타났다. 따라서 건축도면을 이용하여 지적도에 건축물의 경계를 등록함으로써 지상측량을 보완할 수 있으며, 3차원 지적구축을 위한 기반을 조성하고, 지적재조사사업에서 시간과 경비를 획기적으로 절감할 수 있을 것이다.
