  • 발주자는 건설 프로젝트의 주요 의사결정을 초기단계에 내리게 되므로 정확한 예산을 예측하는 것이 중요하다. 그러나 건설 프로젝트의 대형화, 복잡화 그리고 건설산업계의 새로운 패러다임인 BIM(Building Information Modeling)의 등장에도 불구하고, 초기단계에서 정확한 공사비를 예측할 수 있는 표준화된 산출방법이 없어 아직까지도 대부분의 설계사무소에서는 실시설계단계에서 확정된 설계안에 따른 견적을 이용하며 초과된 비용에 대해 통합품질을 저해하는 행위를 통해 조정하고 있다. 초기단계에서 보다 정확한 공사비를 예측하므로써 발주자는 의사결정을 함에 있어 올바른 판단을 내릴 수 있으며, 이 단계에서 발생한 정보를 활용하여 이후 단계에도 유용하게 쓰일 수 있을 것이다. 본 연구에서는 발주자 의사결정 지원시스템 상에서 BIM기반으로 개략공사비를 산출할 수 있는 프로세스를 제안한다.

  • Recent advancement in ICT and IT infrastructure drives the construction industry towards a IT-based industry. Accordingly, the importance of the planning phase of a project is significantly highlighted due to recent large-scale national development projects such as U-city and multifunctional administration city. various development and studies are conducted on the convergence of 3D CAD and GIS in order to support the decision making by simulation of each phase of construction prior to the actual construction of a building. However there has been limits to the implementation of the IT technology in the planning phase due to its characteristics such as high reliability on the experts knowledge and the compliance of the administration work. In this study, a trendy issue of the convergence of the GIS technology with the 3D CAD design data is suggested to improve the efficiency of a decision support in the planning phase.

  • The importance of cost management in early stage has been increasing due to market change and competition severence in construction industry. Because the adjustable budget is only 20% after finishing design stage, the critical decision is made in the early stage. However, in the early stage, the design information is not enough to make crucial decision. Therefore, this research suggests the predicting method on the purpose of accurate cost estimation. The parametric estimation is appropriate for the early stage, especially it has the strength of rapidity in cost estimation. This research analyzes 84 actual data of public apartment on the scale of $11{\sim}15$ stories, and then performs the correlation analysis between cost and influence factors. After eliminating the parameters which causes the problem of multicollinearity, this research derived the formula through the multi-regression analysis.

  • This study proposes FREES(Fuzzy Risk Evaluation Expert System) for analyzing and evaluating risks occurring during the construction process. The feasibility of this system model was tested by virtual scenario. For the development of the model, at first, risk breakdown structure was established based on risks identified in the existing researches, that is quantitative and qualitative. FREES can reflect human cognition process in the risk analysis and evaluation by adopting artificial intelligence fuzzy theory, differentiating the existing quantitative analysis model. The FREES can be applied to all the project phases from planning to operation & maintenance stage.

  • Recently, Several Mega project are been performing as a multi-dimensional development project in Korea, but some problem has been revealed about deficiency of the history, experience, and skill. A multi-dimensional development project require the technology which can manage mega project to its specific at the level of program management. predicting schedule and schedule management are the most important for mega project, been performing over several years. This research shows the method of predicting and planning schedule in the early stage as a pre-study on developing a technology of schedule management. First of all, it presents the development of database considering the specific of mega project that can accumulate the history of schedule and search the schedule according to the type of single and multi building. Also it suggests the method of prediction schedule by creating scenarios according to owner requirements and cash flow, affecting schedule management in the early stage, and the shortening possibility of schedule duration using CCPM theory.

  • The Elements of common temporary work in Construction Project have ambiguous work scope between client and builder. Also problems of non-breakdown, non-standardization in common temporary work are obstructive when contract. Finally they will be reached claim factors on the construction project. Because the common temporary work information management system is not built, We have to develop common temporary work information management system based on historical cost database for Construction Management. This system will successively accomplish the project in pre-construction step to standardize work items and to forecast the cost of common temporary work. Therefore feasibility study will be possible with historical database in new project.

  • Accurate cost estimation in the early stages of a construction project is critical to the successful execution of the project. In this study, an ANFIS model was presented to predict construction costs in the early stages of a construction project. To increase the usability of the model, open construction cost data was used, and a model using limited information in the early stage of the project was presented. We analyzed existing studies related to ANFIS to identify recent trends, and after reviewing the basic structure of ANFIS, presented an ANFIS model for predicting conceptual construction costs. The variation in prediction performance depending on the type and number of membership functions of the ANFIS model was analyzed, the model with the best performance was presented, and the prediction accuracy of representative machine learning models was compared and analyzed. Through comparing the ANFIS model with other machine learning models, it was found to show equal or better performance, and it is concluded that it can be applied to predicting construction costs in the early stage of a project.

  • Plant construction projects usually take much higher uncertainty and risks than the projects from other domains. This implies the importance of plant construction project management should be more emphasized than the other domain. Especially, the overall successes of the projects often depend on the performance of process planning and scheduling performed at the initial stage of the project. However, most plant construction projects suffer great difficulties in establishing proper process planning and scheduling timely because of unstructureness and dynamicity of environment of the project itself In this paper, we propose a knowledge-based process planning and scheduling approach in a plant construction domain to cope this problem. First, we modulize process planning knowledge and present the knowledge representation scheme. Second, we propose an inferencing mechanism to build a process planning for plant construction based on the represented process planning knowledge. Since our approach automate the initial process planning, which was usually done by manual way, it can improve the correctness and also completeness of the process plan and schedule by reducing the time to plan and allowing simulations on the various situation. We also design and implement this our approach as a real working system, and it is successfully applied to real plant construction cases from a leading construction company in Korea. Based on this success, we expect our approach can be easily applied to the projects of other areas, while contributing to enhancement in productivity and quality of project management.

  • EPC plant projects are large and complex, requiring systematic working methodologies, accumulated data, and thorough planning through communications between the entities. In this study, the method of extracting the process planning information using asset data of the plant project and using it to present the initial process plan is presented through the concept of IAP(Interactive Planning). In order to carry out the effective IAP at the early stage of the project, this study extracted the schedule element information from the asset data, created the process plan for each work package, and applied it to the sample project case. Through the proposed IAP methodology, it is possible to promote the utilization of asset data, to identify schedule risks, and to develop countermeasures, which can form the basis for establishing the process management strategy to successfully complete the project.

  • In the face of the deterioration of tobacco manufacturing plant, we've got the plan for now manufacturing factory for the competitiveness, modernization, rationalization and environment. To achieve the goals, it was necessary to plan and investigate in the early stage of project. Consequently. We determined to introduce the CM in the early stage. We Performed the whole phase of CM services front the pre design phase services like feasibility analysis of site and building, plant master plan, selection of manufacturing facilities and drawing up the RFP, to maintenance management phase after the completion of a construction work. Contrary to the another CM projects, YongJu New Tobacco Manufacturing Plant CM organized the CM team with expert in field before the design development. This study analyze and evaluate the CM services of YongJu project which performed on the pre design phase. The purpose of this study is to emphasize the importance of pre design phase CM and support that CM services will start from the pre design phase.
