Economic Evaluation of Eco-friendly Demolition Work and Case study in Remodeling Project (친환경 리모델링 철거공사의 경제성 평가 및 사례적용)

  • When increasing quantity of construction wastes, how to deal with construction wastes and environmental problems relating to disposal of construction wastes are discussed as social issues, treatment of construction waste and subsidiary issues are raised as important problems. The demolition work produce construction wastes most in construction industry. Various researches on eco-friendly treatment of construction wastes, recycling rates and recycled materials were conducted aspect of sustainability in developed countries, however, domestic remodeling projects were performed demolition work with first-demolition and second-classification method which emphasize productivity focused on efficiency. It caused not only environmental problems, but also economical problems such as increasing disposal cost of construction wastes. Solving these problems, the previous study, suggested the process model of eco-friendly demolition work to recycle materials. This paper applied eco-friendly remodeling process to practical projects and economic feasibility on eco-friendly remodeling process. Moreover these results expect to contribute the revitalization of eco-friendly demolition work in remodeling projects.

Improving the Efficiency of DMAIC Application Process through the Case Studies of Practical Six Sigma Construction Projects (6시그마 건설실무 적용사례 분석을 통한 DMAIC 적용 프로세스의 효율성 제고)

  • As the competition between companies are deepened, the number of companies adopting six sigma principles, which is one of the innovative management strategies, are increasing. According to this trend, the changes in both strategies and methodologies of six sigma are continuous. However, the evaluations and the management principles included in the process after the six sigma applications are insufficient, and the cooperation between the parties in the company is also not enough because the application process of six sigma is too complex and not efficient. In order to solve this problem, a research for developing the methodology which can learn about and do six sigma applications is so necessary, specifically for expanding the six sigma applications and introducing the participation of all company members. The purpose of this study, therefore, was to develop and present more efficient Six Sigma applied process by reducing the existing unnecessary steps in improvement one, by applying the examination method of wasteful elements on the potential factors, through analyzing the Six Sigma DMAIC applied case in the construction industry. The result of those application showed that the detection of potential factors using wasting elements was possible in measurement step and that it was possible for the improved process with reduced steps compared to existing process while to remain the outcomes. It is considered that the performance rate of Six Sigma project will be improved significantly because the reduction in the improvement step does not affect the improvement effect within the whole Six Sigma project.

  • Lean concept is management philosophy that defines a customer's value and eliminates wasteful and impeditive factors. Management philosophy of Lean in the construction industry is referred to as "Lean Construction". Now this concept has expanded to achieve effective productivity during the design phase. Currently the norm of the domestic design process has been Point-based Design(PBD). It involves selecting a single structurally-feasible design option early and then refining that single design as more information becomes available throughout the design process. This single design is then re-worked until a solution is found that is feasible for all parties. On the contrary, Set-based Design(SBD) is based on lean processes to eliminate waste and improve project productivity. It focuses on keeping the design space as open as long as possible, to allow "subdesign" to advance and not labeling them as secondary in importance. Preserving the maximum number of feasible designs as long as possible reduces the likelihood that rework will be necessary and allows all project participants to utilize their unique expertise to make the project successful. This study proposes that the design methodology of minimizing waste and increasing productivity through SBD of AHP, one of the decision making process so as to compare PBD with SBD and tries to find decision making process and then suggest that application methodology through performs case study of SBD process.

An Integrated Construction Management Framework based on Ubiquitous Computing Technology (유비쿼터스 컴퓨팅 기술 기반 통합 건설관리 체계)

  • In this study, we propose an ubiquitous computing technology (UCT) based construction management (CM) framework which is composed of processes, information systems, and organizations. For this, we first define 14 promising UCT based CM tasks from 140 candidate tasks using a matrix analysis technique. After defining the 14 tasks, we survey the construction management experts with questionnaire of the importance, improvement possibility, ease of implementation of the tasks. Based on the survey results, we select three high priority tasks: material management, operation management, inspection and measurement management. We conceptually design the framework, that is, processes, information systems, and organizations for the 3 tasks to be more innovative by applying the UCT to the CM tasks. Finally, we apply the proposed framework to some construction fields and estimate the effectiveness of the framework. Estimation results show that the CM tasks can be performed more quickly with less man powers using the UCT-based CM framework.

  • Recently there has been huge efforts to improve performance in construction process by applying emerging techniques such as the Lean principle and Just-in-time concept. However, little achievement as we expected has come out in reality due to the lack of strategy to set a definite goal of the execution and differences of personal viewpoints on construction productivity. Accordingly, it is the most important to promote the circumstances for the construction process improvement by quantifying the goals of respective unit activity groups. This research explores feasible solutions for the improvement of construction projects performance by combining the six-sigma principle for the generic administrative innovation based on the idea of construction process performance. For this purpose, mutual comparisons of various current approaches are performed in an attempt to establish the advantages in applying six-sigma idea and to provide its fundamental strategy. Furthermore, through a case study with the simulation of applying six-sigma to a unit activity group in construction process, this paper verifies that the overall performance improves as the degree of sigma level gets advanced.

  • Recently, workers on construction sites can hardly understand their tasks and the process of the tasks because the construction projects are becoming large and complex. Due to the complexity, workers need a tool that can help them understand their works and some paper-based manuals exist to support them. However, the existing paperbased manuals are not actively used by workers due to the low credibility of information on the manual. In particular, paper-based manual can not be updated frequently because those manuals have to be manually updated by experts. Thus, the credibility of information is decreased and the decrease let the users distrust information of the paper-based manual. Therefore, this research analyzed the feature of wiki-based system and suggested an wiki-based IETM(Interactive Electronic Technical Manual) system model that can be modified by users, and then conducted a survey through a prototype based on urban regeneration project. The result of the survey indicated that wikibased IETM can improve the stakeholder communication by reinforcing the process of creating knowledge as well as knowledge itself.

  • Recently, it has been an issue on BPM(Business Process Management, below BPM), which is a sort of business management methods that secures agility and flexibility through sustainable improving and monitoring in a rapid-changing environment. To introduce BPM to construction company we need to set up a procedure for objective, define criteria according to the business structure defined by BPA(Business Process Architecture, below BPA) and analyze works and then select targets. Those BPM target works need to have a close relationship with corporate strategy and to support realizing corporate value. Therefore, this paper will study BPM Target works of construction companies for an effective introduction BPM through questioning from working-level staff. In addition, it will analyze their types and corporate core strategy and BPM target works, then study the main strategy according to BPM target types. And also, this study is expected to help construction companies to choose the business for BPM adoption through analyzing current situation and strategy for business selection when adopting BPM.

  • Even though graphical simulation is very useful for construction planning, the application of graphical simulation has a limitation in dealing with objects without fixed form like earthmoving process. In this case, the mathematical/statistical simulation about the productivity of the whole processes based on the numerical data of working time, waiting time and working capacity of using equipment becomes effective. The mathematical/statistical simulation is not fully utilized in the field of construction due to the difficulties of creating process models and securing trust the numerically expressed results of simulation. In this research, the output of discrete-event simulation programs which are the most common mathematical/statistical simulation tool for construction processes were analyzed for the purpose of earthmoving process visualization. The purpose of this research is to develop a graphical simulation system that can help the construction planner select most suitable equipment and construction methods through the visualize the numerical simulation results of the working time, the queuing time as well as the amount resources etc.

  • Recently, overseas construction projects have been increasing in the Middle East and Southeast Asia regions. These projects require various licenses and technologies for the manufacturing and handling processes. Additionally, the efficiency of the entire process management life cycle determines the success or failure of the business. Nonetheless, there exist various risks involved in the whole life cycle process due to a lack of experience and knowledge of management techniques. The objective of this paper is to analyze the business process of a LNG plant throughout the pre-construction and procurement phases, and to identify the knowledge and information needed for the development of the KMS. The study also plans to build a comprehensive knowledge management system throughout the whole life cycle as its final objective.
