BIM Based Time-series Cost Model for Building Projects: Focusing on Construction Material Prices (BIM 기반의 설계단계 원가예측 시계열모델 -자재가격을 중심으로-)

  • High-rise buildings have recently increased over the residential, commercial and office facilities, thus an understanding of construction cost for high-rise building projects has been a fundamental issue due to enormous construction cost as well as unpredictable market conditions and fluctuations in the rate of inflation by long-term construction periods of high-rise projects. Especially, recent violent fluctuations of construction material prices add to problems in construction cost forecasting. This research, therefore, develops a time-series model with the Box-Jenkins methodologies and material prices time-series data in Korea in order to forecast future trends of unit prices of required materials. BIM (Building Information Modeling) approaches are also used to analyze injection time of construction resources and to conduct quantity takeoff so that total material price can be forecasted. Comparative analysis of Predictability of tentative ARIMA (Autoregressive Integrated Moving Average) models was conducted to determine optimal time-series model for forecasting future price trends. Proposed BIM based time series forecasting model can help to deal with sudden changes in economic conditions by estimating future material prices.

  • The Computerizing Record Management System(RMS) has been developed for ULJIN Nuclear Power Plant in Korea on the basis of the Manual System. By means of review and analysis of processing flow & project requirements, system logics such as Receiving system, Logging system, Distribution system, Filing system, Indexing & Retrieval system and Output system of statistic and various reports, have been established for computerizing. Structure of Masterfile has been designed so as to include Bibliographic data, Transmittal data, Distribution data, Area data, RMS data for operation of Plant. The RMS data have been designed for construction and operation of the plant by adding index parameters for operation such as System code, KEPCO No., Component link code and Retention period on the point of receiving. The RMS has turned out an easy access to cross-reference between RMS and Material Control System.

  • The systematic material and labor management planning should be established on accomplished EVM data. The matrix method of integrated cost and schedule was used with common category concept according to the construction project control system. The construction project control system was suggested through analyzing process and data modeling based on integrated cost, schedule and material. Information of construction project can be developed the relationship between the field data and the integrated cost, schedule database. Process and data modelling is provide a standard data format which are related to the material, labor management based on integrated cost, schedule database.

  • A lot of changes are required in a management method of a project because the character of construction projects gets bigger and higher gradually. Especially, for the efficiency of the management method the plans of various viewpoints focused on the construction supply chain field that the technical application of Ubiquitous Technologies such as RFID/USN is being advanced actively are presented. Recently, the introduction of the intelligent equipment which is developed for intelligence of construction site requires the new process model in the construction supply chain management on the construction site. Therefore, this study is to propose the intelligent construction supply chain reference model development in order to provide the guide that the numerous materials for construction could easily be applied in the changed process, as mentioned above, by overcoming the limit of the existing construction supply chain process which is proposed as bar codes and RFID/USN based individual material types and reflecting the change factors like the intelligent equipment of construction supply chain management.

  • 국토해양부(장관 정종환)는 두통, 아토피 등 새집증후군을 예방하고 공동주택 입주민들이 건강하게 거주할 수 있도록 “청정건강주택(Clean Healthy House) 건설기준”을 제정하였으며, 올해 12월 1일 이후에 주택건설사업계획승인 신청을 하는 1천세대 이상 신축 또는 리모델링 주택부터 적용한다고 밝혔다. 국토해양부가 청정건강주택 건설기준을 마련한 것은 현재의 "다중이용시설 등의 실내공기질 관리법" 등 새집증후군 관련 규정이 건축자재에서 발생하는 일부 유해물질의 실내공기中농도만을 규제함으로써 새집증후군 문제를 근본적으로 해결하는 데는 한계가 있으므로, 주택의 설계 시공부터 입주후 유지관리 단계까지 주택을 청정하고 건강하게 건설 관리할 수 있는 기준을 제시한 것이다.

  • For successful waterproofing construction, it is very important to secure construction quality as well as material performance of waterproofing materials used in construction. Due to the long-term cost reduction policy following the economic downturn in the construction market, most construction companies are using general low-priced waterproof materials rather than high-quality waterproof materials without clear quality control standards. Without clear education on construction, construction is being carried out with meaning only on construction activities. In addition, the waterproofing method applied in combination is a situation where water leakage occurs due to waterproofing failure due to insufficient construction quality because the construction method is complicated. Therefore, it is necessary to review the quality control measures(design, materials, construction) for successful waterproofing work and improve problems that are derived so that stable waterproofing work can be done. In order to expect the leakage prevention effect of a building, first, it is required to select appropriate materials for each part of the building and environment in the design stage, and the selected materials must satisfy all items of the Korean Industrial Standard(KS). Second, to secure the quality of waterproofing construction, sincere construction by workers is required. In this paper, we tried to describe "review of waterproof design", "constructor education", "site inspection", and "criticism(correction/supplementation)" as quality control measures after material selection.

  • In the last decades, the resource used in the construction process has become much more various in kinds and increased in number as construction has become enlargement and complexity. Resource management on a construction site has been recognized as a detrimental factor to influence project success, therefore various technologies have been applied by the construction industry to streamline resource management. RFID/USN interworking system composed of RFID technology and sensor network supports automation of resource management and real-time information networking. Most of research efforts for RFID technology in the construction industry have been limited to object identification technology. The study proposed herein it to verify the applicability of RFID/USN interworking system to the construction industry. The identification rates of RFID/USN interworking system by distance and degree and by type of materials was identified and analyzed.

건축물 석면관리 가이드라인 제정.시행

  • 그동안 많은 논란이 있었던 석면문제가 또다시 도마 위에 올랐다. 최근 아기에게 바르는 파우더를 비롯하여 화장품 등에까지 석면공포가 확산됨에 따라 환경부는 석면이 주로 건축자재(80% 이상)에 사용된 만큼 국민건강 보호를 위해 건축물에 사용된 석면의 안전한 관리가 무엇보다 중요하다고 판단, 가이드라인을 제정, 시행에 들어갔다. 가이드라인의 주요 내용은 $\Delta$건축물에 사용된 석면함유 설비 또는 자재를 조사하여 석면지도 작성 및 6개월마다 훼손 여부 평가 관리 $\Delta$석면 해체 제거작업 과정에서 석면이 비산되지 않도록 주변 대기 중 석면농도 0.01개/cc(실내공기질 권고기준) 기준 설정 $\Delta$석면 해체 제거 작업 및 폐석면 처리 시 안전한 석면관리를 위한 준수사항 등이다. 이번 가이드라인은 건축물 사용단계부터 철거 폐기까지 전 생에에 걸친 석면 관리 방법 및 기준 등을 포함하고 있어 건축물 이용자, 철거지역 인근 주민의 석면 노출 차단에 기여할 것으로 기대된다. 환경부는 가이드라인을 자치단체, 다중이용시설 관리자, 건축물 철거업체 등을 통해 널리 알리는 한편, 노동부 등 관계부처와 함께 관련제도 보완 등 건축물 석면관리 개선방안을 오는 6월까지 마련할 계획이다.
