  • The production process of construction industry is different from thing of the general manufacturing, likewise various participants make temporary teamwork for success of the project through sharing of information. But, the each role of participants is Individually changed to step in construction process stage and moreover it has complicated, entangled interests. The CM(so it called Construction Management as an abbreviation word) system was inducted for the effective management and operation of construction project. The key of the CM success depends on the cooperative relationship relation to major participants. There are lots of studies and efforts for the performance measures of the CM, however existing performance index is only measured as the viewpoint of project owner. Therefore it needs to make up for balanced view through combination of the four-way view of participants. In this study, we should search for cooperative relationship of project participants, and then we should suggest to define the difference of project in their viewpoints.

  • Yongsan International business Center, Incheon Songdo City, Roppongihill sand Midtown, including the most of latest internal and external construction projects become larger and more complicated than before. Mega project is one of most complicated project type as public and private sectors involve and the space will be construed in all directions i.e. horizontal, vertical, underground and ground. Therefore mega projects need a new program management information system to start the project's success. So this paper proposes a platform design study to intelligent program management information systems to mange mega projects.

  • Korean construction companies first advanced to the international markets in 1960's and so far have brought more than 4,900 projects which account for 193 billion dollars approximately. With the large increase of national employment and income being followed by the achievement, Korea's construction industry has made an enormous contribution to the improvement of domestic economy for the last 40 years. However, recently the increased risk in international markets as well as the sharpening competition with foreign companies promising in terms of advanced technologies and low labor cost have been driving Korean construction away from the market shares. According to ENR (Engineering News Record, 1994~2003), it is revealed that 15.1% of top 225 global contractors are suffering from loss in international construction markets. This phenomenon is largely due to the highly uncertain characteristics of international projects, which are inherently exposed to various and complicated risky situations. Furthermore, especially for Korean construction companies, it is often the case that the failure in an international construction project cannot be offset by even a sufficient number of successful domestic achievements. Therefore, not only the selective screening among the nominated projects which have strong possibility of collapse but the systematic strategies for controlling potential risk factors are also considered indispensable in international construction portfolio management. The purpose of this study is to first analyze the causal relationships of the profit-influencing variables and the project success, and develop the profitability forecasting model in international construction projects.

  • Nowadays in Korea, there has been extreme competition due to market reduction in the domestic construction industry. As a result every company try to change rapidly to secure competitive power, Although it isn't betterment for the way of construction project management then there has many problem such as a delay of the appointed date of delivery and go over the budget. In this study, we suggest an introduction of CCPM which is based on TOC to construction projects.

  • A typical construction project involves participation of various parties including clients, contractors, architects, and engineers for its successful completion, and yet has intrinsic differences of interests among the participants during the project execution period. A construction management (CM) services's role is then to resolve these differences of interests among the participants during the project execution, and lead the projects to its successful completion while representing the clients' demands and interests. The use of building information modeling (BIM) is increasing recently among construction projects, and those CM service companies are experiencing difficulties applying BIM. This is because the use of BIM in construction projects suggests a quite new set of operational paradigm. The purpose of this paper is then to review the recent cases of projects which used BIM; to analyze the these projects' processes; to reengineer the design phase process based on the lessons learned from recent BIM application; and to suggest a modified design phase process model that could improve the use of BIM and related coordination operations.

  • 발주자는 건설 프로젝트의 주요 의사결정을 초기단계에 내리게 되므로 정확한 예산을 예측하는 것이 중요하다. 그러나 건설 프로젝트의 대형화, 복잡화 그리고 건설산업계의 새로운 패러다임인 BIM(Building Information Modeling)의 등장에도 불구하고, 초기단계에서 정확한 공사비를 예측할 수 있는 표준화된 산출방법이 없어 아직까지도 대부분의 설계사무소에서는 실시설계단계에서 확정된 설계안에 따른 견적을 이용하며 초과된 비용에 대해 통합품질을 저해하는 행위를 통해 조정하고 있다. 초기단계에서 보다 정확한 공사비를 예측하므로써 발주자는 의사결정을 함에 있어 올바른 판단을 내릴 수 있으며, 이 단계에서 발생한 정보를 활용하여 이후 단계에도 유용하게 쓰일 수 있을 것이다. 본 연구에서는 발주자 의사결정 지원시스템 상에서 BIM기반으로 개략공사비를 산출할 수 있는 프로세스를 제안한다.

The Organizational Activation Model for the Success of Construction Project (건설프로젝트의 성공을 위한 조직 활성화 모델)

  • For the success of construction projects, construction companies have begun to recognize the innovation ability of members who participate in projects that can adapt and cope with environmental changes caused by knowledge-based informatization and globalization. The questionnaire of the research selected 254 final valid samples of the members participating in the construction project using online. An empirical analysis of the research model used the structural equation model (Smart-PLS 2.0). The purpose of this study is to investigate the effect of psychological ownership on person-job fit and rewards system in the construction project. First, person-job fit has a positive effect on psychological ownership. Second, intrinsic rewards and extrinsic rewards in the rewards system have a positive effect on the psychological ownership. Third, psychological ownership has a positive effect on innovative behavior. Finally, the mediating effects of psychological ownership were found to have no mediating effect on person-job fit and rewards system. In order to induce innovation behavior, the managers of construction companies need to recognize the importance of psychological ownership and build a model of construction project organization activation through development of person-job fit and rewards program.

  • A construction process involves many designers, engineers, contractors, consulting engineers and government officials. Thus, it is essential to promote collaboration among such participants through of effective document exchange. There have been efforts to Improve efficiency of document exchange through Web. Also XML/EDI is recommended by its method. So the purpose of the research was to establish the data model for document information management in document exchange for construction participants using web-based XML/EDI. This research proposed a method of modeling document information for systemic management of document information that exchanged by XML/EDI in central and explained concept of application document information that stored in database. This research classified construction document according to its information relation.

Exploratory Factor Analysis of the Causes of Corruption in Iranian Construction Projects (이란 건설 프로젝트의 부패 원인에 대한 탐색적 요인 분석)

  • The majority of construction projects, from the initiation phase to the project completion and operation phase, are influenced by various types of corruption. Iran, as a developing country, has been suffering from this issue in bidding, tendering procedure, contracts etc. Therefore, due to the importance of this issue, this study attempted to identify the causes of corruption and evaluate the most significant factors in the construction projects in Iran. To this aim, an intensive literature review was performed to investigate the various types of corruption and identify the potential factors causing corruption in construction projects. The questionnaire survey was designed, considering twelve forms of corruption, including 77 causes of corruption in construction projects in Iran. Out of 220 distributed questionnaires, 188 were returned by the participants. The valid collected data sets were analyzed and then Exploratory Factor Analysis was applied. It was discovered that "Inappropriate power-sharing," "Lack of obligation for human resources to properly use resources and abide by the rules and regulations" and "Lack of any monitoring of the government's performance" are the most significant factors. Findings from the study would be valuable for the construction projects authorities and academia in order to combat corruption in the construction projects.

  • As skyscraper projects are emerging as a new trend in the market place, successful cost management is becoming critical issues because of their characteristics in terms of size and complexity. In addition, the lack of experience in cost management of skyscraper projects and the under-development of cost management profession pose great challenges to domestic cost managers. This paper examines major cost management issues and challenges through two major on-going skyscraper projects and discusses implications in the field of cost management.
