A Development for Construction Cost Prediction Model of Site Development Project (단지공사의 공사비 예측모형 개발 - 토공사를 중심으로 -)

  • The features of modem construction industry can be summarized as specialization, complexity, and large-scale. Therefore, increasing uncertainty of construction project can not be effectively dealt with traditional method used for construction cost management. Cost overrun affects on successful execution of managing construction project in a negative way. Therefore, accurate estimation is a priori for effective cost management. First, this work analyzes the previous cost estimation model for the effective cost management. Then, a standard structure required for developing the cost estimation model for site development was presented. In addition, the cost estimation model which can be used in planning and design phases was introduced by analyzing real site development projects.

  • The New Excellent Technology (NET) designation system, introduced in 1989 for the purpose of promoting the development of domestic construction technology and enhancing national competitiveness, reviews the statement of construction cost of new technologies. And the cost reduction effect such as design, construction, and maintenance cost and the effect of reducing the construction duration are evaluated as an evaluation criteria of economic feasibility. However, in this evaluation process, differences of opinion between the institution of construction cost estimating standard management and the new technology developer about unique technologies frequently occur. In addition it is difficult to objectively compare the construction duration with existing similar technologies because there is no information on productivity as the current cost estimating standards for new technologies only present the required amount per unit quantity. In this study, the current state of cost estimating criteria review procedure, evaluation criteria, and cost estimating standards establishment method were analyzed when screening for the designation of a new construction technologies, and compared with overseas cost estimating standards, measures to improve the cost estimating standards of current construction new technologies were suggested. Through the improved cost estimating standards of this study, it is expected that cost information on new technologies will be provided to clients in more detail than the current ones, and the availability and applicability of new construction technologies would be improved by simplifying the construction cost calculation process more.

  • This study attempts to analyze estimating process and the level of information performing literature review and questionnaire and identify phased influence factors on construction cost using phased information of project and suggests framework of approximate estimation model at the planning and design stage. This paper suggests phased influence factors on construction cost and framework of approximate estimation model for integrated project cost management.

  • Index adjusted ratio method has been widely utilized in public construction sector for contract sum adjustment by price fluctuation. In this method, the Production Price Index are used for the base ratio, but the PPI can't reflect the character of construction project in respect of the selected items and weight. In this research we prove the problem of using the index adjusted ration method in contact sum adjustment by price fluctuation, and improve it by using the construction cost index, which has the property of construction project. And we figure out the efficiency of the proposed method by case study.

  • 건설분야 수량산출정보의 연계 및 교환을 위한 디지털 수량산출정보 교환표준과 지방국토관리청의 도로관리관점에 따라 구성된 작업분류체계를 바탕으로 도로분야 수량산출정보를 지원도구를 통해 생성한다. 건설사는 지원도구에서 작성한 도로공사 수량산출정보를 건설사업관리시스템에 등록함으로써 공정 공사비 관리에 활용하고 있다. 본 연구는 공정 공사비의 통합관리를 통해 실질적인 사업관리가 가능하도록 10개 도로건설공사 시범사업을 선정하여 문제점과 개선방안을 도출하였다.

  • 지중선은 가공선에 비해 공급신뢰성이 높고, 설비보안에 유리하며, 도시미관을 저해하지 않는 장점이 있지만 공사비가 가공선의 12-20배 정도 고가이어서 공사에 막대한 투자비가 소요되기 때문에 가공선건설이 곤란한 도심지역을 제외하고는 지중선건설을 지양하고 있다. 그러나 국가경제가 성장함에 따라 국민생활권이 도심지로 집중하면서 도시가 와밀해졌고 이로 인해 도심부하가 급증하여 오히려 지중선건설은 날로 증가하고 있는 실정이다. 또한 지중선건설에는 막대한 투자재원 확보외에도 사업에 어려움이 많은데 그중에 대표적인 것이 지중토목설비를 적기에 건설하는 것으로서 이 어려움은 앞으로의 차량증가에 따른 도로혼잡과 함께 더욱 심화될 전망이며 이에 대한 근본대책 마련이 시급하다. 이상과 같은 관점에서 볼 때 향후 지중선분야 기술은 케이블 compact화 및 저손실 대용량 케이블 및 신공법 개발에 주력해야 할 것이다. 특히 막대한 투자비를 들여 건설한 지중선은 그 수명기간동안에 고장없이 고품질의 전력을 수용가에 공급하는데 이상이 없어야 하며, 이는 설비운영의 과학화를 통하여 지속적으로 케이블 성능을 보존하므로서 가능하다고 하겠다.

  • An integrated cost and schedule control is a noteworthy alternative of the separate control method which is commonly used in the domestic construction industry. In Korea, some cost and schedule integration models have been applied partly by construction managers. But, these models have not been customized yet because they did not reflect the characteristics of the domestic construction industry. This study investigates the characteristics of domestic integration models analyzed through interviews with experts who have the experiences in applying cost-schedule integration models. Based on these surveys, this study suggests the strategy for the improvement of work packaging model in the domestic construction industry.

Analysis and Prioritization of Factors Causing the Inefficiency of Domestic Public Construction Projects (국내 공공건설사업 비효율 유발 요인 분석 및 우선적 개선 요인 도출)

  • Successful implementations of domestic public construction projects have been increasingly concerned with the efforts to improve the inefficient execution. However, the existing factors causing the inefficient execution have been repeatedly occurred in many projects. This is because the previous studies have been concentrated on identifying the factors without in-depth analysis and systematic prioritization. This study has clarified the characteristics of the inefficient public construction projects, identified the causes, constructed their hierarchical structure, and analyzed the impacts on them. In particular, the critical factors causing the inefficient execution are prioritized by the outcomes derived from the questionnaire surveys, which is limited to the pre-construction stage. They are utilized in prioritizing the institutional and political improvements. However, in the future, the analytic and detailed guideline for remedying the factors causing the inefficient execution of a project should be studied, and their analysis will be extended to the construction stage.

2006년 상반기 적용 건설업 노임단가

  • 건설경기 침체의 영향으로 건설업종 임금이 소폭 상승한 것으로 나타났다. 대한건설협회가 발표한 2005년 하반기 건설업 임금현황에 따르면 하반기 업종 전체 평균임금은 9만6,343원으로 상반기에 비해 3.2%, 전년 동기에 비해서는 3.6%가 상승한 것으로 나타났다. 104개 일반직종은 평균 8만9,999원으로 상반기(8만7,468원) 대비 2.9%, 전년 동기(8만7,197원) 대비 3.2%가 각각 올랐다. 임금이 가장 높은 직종은 29만4,624원인 송전활선전공으로 조사됐으며 측량보조직종인 측부는 4만2,022원으로 가장 낮은 임금을 받은 것으로 나타났다. 이 중 기계설비건설 공사부문은 보일러공이 7만5,456원으로 지난해 상반기(7만1,069원) 대비 6.2% 올랐고 배관공은 7만6,528원으로 지난해 상반기(7만6,209원) 대비 0.4% 올랐다. 대한건설협회는 지난 해 9월 전국 1,700여개 건설현장에서 건설관련 145개 직종에 실제로 지급된 건설 관련 145개 직종에 실제로 지급된 임금을 8시간 근로를 기준으로 조사했다. 이번에 발표된 노임은 2006년 1월 1일부터 8월 31일까지의 공사에 적용된다. 다음은 설비건설부문과 관련 직종 노임단가 분석 현황 및 개별직종 노임단가 현황이다.

An Estimating Model for Job-Site Overhead Costs according to Progress Rate (공정률에 따른 아파트 건설공사 현장관리비 산정모델)

  • Generally, research on construction cost has been done mostly regarding its direct cost, thus model regarding indirect cost lacks attention. This research seeks to introduce a model to predict on-site overhead cost for apartment construction projects, which constitutes a big portion in Korean construction industry. We devised an equation of 9th degree via curve-fitting, using multiple on-site actual expense data, which can be used to calculate per-progress rate, per-day on-site overhead cost. We further show prospective usage of the model by applying it on construction projects sizing about 30 billion won. Regarding the fact that previous studies could not recognize pattern changes of a total on-site overhead cost, this model is worthy of its conveniency and thoroughness, as well as providing reasonal ground for its derivation in predicting on-site overhead cost of apartment construction projects.
