  • U-건물 화재안전관리 표준 시스템은 건물 내 화재의 예방, 시스템관리, 비상대응, 비상 상황 관리를 실시간으로 운용하는 새로운 개념의 화재안전시스템의 구현을 위하여 연구되고 있다. 즉, 건물 내의 화재 발생이전 예방, 소방시스템의 유지관리, 비상대응 계획의 수립, 교육훈련 수행과 화재발생시 이에 대응하는 새로운 개념의 Ubiquitous-Building Fire Safety System을 만드는 것이다. U-건물화재관리 표준시스템의 개발목표는 건물에만 한정되는 것이 아니라, 건물에서 나오는 실시간 상황정보를 소방관서에서 모니터링 할 수 있도록 하는 부분까지 포함하고 있다. 이를 위하여 진행된 시스템의 설계는 화재이전과 화재이후로 나누어 4개의 단위시스템으로 구성하고, 각 건물별 정보를 취합 분석하는 시스템을 구성하여 총 5개의 단위시스템으로 하나의 U-건물화재관리 표준시스템을 구성하는 설계를 진행하였다.

Variation Range for Maintenance Costs of Education Facilities Based on LCC Analysis (LCC기법을 통한 교육시설물의 유지관리비 변동범위 분석)

  • The purpose of this study is to analysis variation of range estimation for maintenance costs of education facilities based on LCC. The adapted research method selected three education facilities in Gyeonggi-Do region. On the basis of actual maintenance costs and analyzed estimation maintenance costs are compared for analyzing standard deviation and coefficient of variation. The research of this study are as follows: 1) The average actual maintenance costs for 1,317million won and each part of average ratio exterior 19%, interior 28%, electricity & fire fighting 22%, water supply & healthy 18%, heating & water supply 13%. 2)The average analysis maintenance costs for 1,920million won and each part of average ratio exterior 20%, interior 25%, electricity & fire fighting 22%, water supply & healthy 20%, heating &water supply 13%.. 3) The analysis variation of ranges for average costs 1,619million won for minimum costs 1,409million, maximum costs 1,813million won.

  • In suite of a high supply of multi-family housings, the government's housing policies have only been focusing on the construction of housings and their supply, while being almost indifferent to the maintenance management of them. As a result, a considerable amount of inconvenience to the use of housing resources and habitation of residents occurred. Accordingly, on this paper, the current housing policies and their inspections on the maintenance period are compared and analyzed with suggestions for improvement. Analysis shows that repairing of housings at appropriate time not only significantly delays the deterioration of housings, but also keeps the function of housings to their original condition. Therefore, through an efficient management of repair maintenance, wearing of buildings can be delayed and their functions can be improved.

  • There is a tremendous need for an effective indoor facility management since the building are tend to be built taller and bigger due to latest technology, Also, information that is continuously used and transferred during the design and construction phase is emerging due to 3D object-oriented CAD. Therefore, a system that will use such information for facility management should be developed. In this study, we present the methodology for definition the process that generates the Space Network Model automatically and examine the effective value of it.

  • Based on the previous year's statistics, 37% of buildings in South Korea are aged over 30 years. As the number of the aging buildings increases, so does the need for maintenance. Building maintenance involves a significant number of works; the work of 'maintenance manager' accounting for the largest part. Currently, the maintenance history record is mostly in drawing or handwritten form which makes reviewing the data highly time consuming. Therefore, to improve the convenience of maintenance works and optimize historical data management, the existing maintenance process was analyzed. Problems were derived and a smart device-based automation model was established. In order to establish a smart device-based automation model, ① general flow of facility management process was analyzed and related articles were reviewed, ② current maintenance process was optimized, ③ functional block diagram of BIM Data, COBie Data, IoT, and AR-based automated maintenance management model was created, ④ a smart device-based automated maintenance management model was constructed, ⑤ finally, the above system was verified by testing the aforementioned model in the field site, evaluating the time required for the maintenance process and reviewing maintenance history data against the current one.

  • After the completion of an apartment housing project, deterioration of building materials will commence over time. Building maintenance consists of short-time and long-term repair projects. A long-term repair plan for organized maintenance management should be developed and implemented to maintain the longevity of the building. When forming such a plan, one should carefully predict when each part of the building will need repairs and how often subsequent repairs of each part will occur. The plan should be based on these predictions. Many apartment buildings in Korea have poor long-term maintenance management plans. This is because many of these plans are developed as mere legal formalities rather than as serious attempts to maintain the longevity of buildings. In this study, the materials used in the construction of each part of an apartment building we selected are taken into account to predict when the repairs will be required and how frequently subsequent repairs will be required. Furthermore, We suggest a long-term maintenance management plan for elongation so that apartment house managers can use to periodically check, diagnose, and replace old or malfunctioning parts using a web-based maintenance calender.

  • 최근 문제가 되고 있는 전력 문제를 효율적으로 관리하기 위해 건물 에너지 관리 시스템이 주목받고 있다. 건물 에너지 관리 시스템은 관리자가 건물의 전력 소비량을 효율적으로 관리할 수 있도록 전력 소비량에 대한 모니터링 기능을 제공하는 시스템이다. 기존의 건물 에너지 관리 시스템은 과거, 현재, 미래의 전력 소비량을 통계 자료로 제공하고, 이를 토대로 전력 과부하 발생을 방지하였다. 그렇지만 기존의 시스템에 반응형 웹 디자인을 적용한 사례를 찾아보기 힘들며 온도 변화에 따른 전력 소비량을 고려하지 않기 때문에 정확한 부하 예측을 하기 어렵다는 단점이 있다. 본 논문에서 제안한 건물 에너지 관리 시스템은 반응형 웹 디자인을 적용하여 여러 모바일 기기로도 편리하고 효율적으로 건물을 관리할 수 있게 하였다. 또한, 건물에서 유지되어야 할 목표 온도, 건물 전력 소비량에 대한 과거 데이터와 기상청에서 제공하는 데이터를 통하여 부하 예측을 하고, 다양한 전력 소비량 통계 자료를 제공한다. 이를 통해 관리자는 효율적인 건물 에너지 관리를 할 수 있다.

  • Efficiency and efficient management on maintenance/repair/operation (MRO) phase is getting important with advance in technologies and complex functionalities of building and facility, Using software systems as well as advanced hardware systems in MRO area is spreading along with this trend to take advantage of information technology. Information of building and facility for MRO phase is derived from engineering/procurement/construction (EPC) phase. But most current commercial software systems in EPC and MRO are focusing on their own phase, which arise lack of consistency of information from EPC to MRO phase. But, the information system now used at the MRO phase stop flowing the building and the facilities information and then newly create. Moreover, from an asset management point of view, asset particulars such as the structures and equipments are different the value fluctuation. In order to reflect these information rationally, the construction costs are correctly distributed and the initial price of the asset particulars have to be estimated. In this study, develop the information model which can apply the cost information at the EPC phase to the MRO phase.
