거주후 평가를 통한 공동주택의 실내환경 성능평가요소 분석에 관한 연구 (An Analysis of Performance Assessment Factors of Indoor Environmental Quality in Multi-Family Housing Using Post Occupancy Evaluation)

  • The objective of this study is to analyze the major factors of indoor environment that affect the satisfaction of the occupancy in multi-family residential buildings. The results of this study can contribute to improving the comfort of the residents effectively as they are applied preferentially at the design and construction stages. The indoor environment factors investigated for the analysis included thermal, light, air and the acoustic environment. The individual factors were derived from the 'indoor environment' assessment indices of the green building certificate systems of various countries. Based on these, a questionnaire was prepared to conduct the Post Occupancy Evaluation. The survey results were statistically analyzed.

장유신도시 주거환경에 대한 거주 후 평가 (Post-Occupancy Evaluation of Housing Environments of Jangyou New Town in Gimhae)

  • The purpose of the study was to perform the post-occupancy evaluation of housing environments of Jangyou New Town in Gimhae. The data for the analysis was collected through questionnaire survey method from August 10 to 27, 2010, and the sample consisted of 524 respondents living in apartment complexes in Jangyou. The features of housing environment were categorized into unit housing, apartment complex, and neighborhood and total 28 specific items were included in the evaluation. The data were analyzed using descriptive statistics and analysis of variance with Duncan's multiple range tests. The results were as follows: 1) Overall evaluation of housing environment of the residents in Jangyou were relatively high, expecially in floor plan layout of unit housing, self-expression through apartment complex, and natural environment of neighborhood. 2) The demographic and housing variables that had significant influences on the post-occupancy evaluation were age of the respondent, monthly income, apartment size and tenure type of apartment. Respondents who were over sixty years old, with monthly income of less than 2,000,000 won, or living in public rental apartments were more likely to evaluate overall housing environment positively than rest of the respondents.

노인의 아파트 디자인에 대한 거주 후 평가 - 김해시 장유신도시 지역을 중심으로- (Post-Occupancy Evaluation of Apartment Houses Design by the Elderly Residents - Focused on Jangyu New Urban Area in Gimhae -)

  • The basic premise of this study was that the elderly family would be one user type to live in apartment houses. This means that apartment houses should be designed by considering the elderly family as well as general young families. The purpose of this study was to carry out POE of apartment houses by the elderly resident and to suggest the design direction of apartment houses from the elderly's point of view. The subject was 150 elderly residents who lived in apartment houses in Jangyu new urban area, Kyungnam. The individual interview was done for this POE by six interviewers. They asked about how degree they were satisfied with 30 design elements of apartment houses. Those consisted of 8 elements related to outdoor environments, 16 ones to indoor environments, and 6 design evaluative elements for the elderly housing. The conclusions were as followings; 1) In general, the elderly subject was very satisfied with their apartment design. However, more considerations of the design evaluative elements for the elderly were needed in order to be apartment houses for the old generation. 2) Natural facilities such as small parks and walks, and local amenities should be arranged systematically to be used easily by the old residents. 3) The design solutions for reducing noise should be added. 4) The same quality of housing environment should be provided in all sizes of housing units.

  • The importance of environment has been increased recently, and it has affected architectural area especially no less than any other area. This study performed POE on the housing sectors, which have been approved as ‘The Environment-Friendly Housing Certification (KOEAM 2000)’, to evaluate the recognition and value of the residents. The study employed survey method and the items of questionnaire are based on the detailed criteria of the ‘The Environment-Friendly Housing Certification (KOEAM 2000)’. Through the analysis of investigated substance, this study compared the differences between the quantitative satisfaction and the qualitative satisfaction of the residents, and investigated the differences between the degree of satisfaction and the degree of importance, and the preference to the evaluation criteria. As a result, it is deduced that the qualitative aspects rather than the quantitative aspects affects the satisfaction of residents more in some criteria. It is also investigated that the awareness and requirements level of residents varies according to the demographics, and the differences between the evaluation criteria of the residents and the certification system is also deduced. Through this analysis, this study tried to find the supplemental points of the certification system which pursue the sustainable development and accommodate the requirements of residents.

치매 단계별 일상생활수행능력의 차이 비교 (Comparison of Activities of Daily Living Differences with Dementia Stage)

  • 본 연구는 지역사회와 시설에 거주중인 치매환자들의 단계에 따라 기본적 일상생활수행, 수단적 일상생활수행을 파악하여 임상현장에 근거를 제시하고 치매환자 관리를 위한 기초자료를 제공하고자 하였다. 자료 수집은 전국에 소재한 요양원, 주간보호센터, 지역사회, 보건소, 요양병원, 요양원, 광역치매지원센터 등 15개의 기관에서 실시하였으며, 2015년 10월 1일 ~ 2015년 11월 20일까지 지역사회거주 치매환자 100명, 시설거주 치매환자 100명을 평가하였다. 모든 자료는 연구자와 평가방법에 대해 충분한 교육을 받은 평가자들이 ADCS-ADL, S-IADL, S-ADL, MMSE-K를 직접 평가하였다. 치매환자의 단계별 일상생활수행수준의 차이를 비교하기 위해 일원배치 분산분석 후 사후검정과 시각적 그래프를 통해 분석하였으며 거주형태와 치매단계에 따른 분석은 독립표본 t 검정을 실시하였다. 지역사회거주 치매환자와 시설거주 치매환자의 일상생활수행수준의 차이를 비교한 결과 수단적 일상생활수행과 기본적 일상생활수행의 모든 항목이 중등도 치매단계에서 차이를 보였으며(p<.01), 사후검정결과 최경도, 경도와 중등도 간에 차이가 있는 것으로 보였다. 치매거주 형태별로 일상생활수행의 차이를 확인한 결과 모든 단계에서 유의한 차이를 보이지 않았다(p>.05). 본 연구의 결과로 미루어 볼 때 향후 진행되는 치매연구에서는 효과의 지표로써 일상생활수행평가의 적용 시 기본적 일상생활수행보다는 수단적 일상생활의 변화를 확인하는 것이 매우 중요할 것으로 사료된다.

도시환경에서 방사성물질 오염에 따른 선량평가모델 (A Model for Radiological Dose Assessment in an Urban Environment)

  • 도시지역의 방사능 오염으로 거주민의 피폭영향을 평가할 수 있는 모델 METRO-K를 개발하였다. 모델의 특성으로 1) 실험 또는 경험자료를 사용하기 때문에 수학식이 간단하여 이해가 쉬울 뿐 아니라 계산에 필요한 변수의 수가 적으며 2) 도시환경을 구성하는 5가지 기본표면 만을 사용하여 복잡하고 다양한 주변 환경을 쉽게 구성할 수 있으며 3) 각기 다른 오염 표면으로 인한 선량을 평가함으로써 표면마다 적합한 제염대책을 수립하는데 용이하다. 피폭자의 특정 위치에서 각기 다른 오염표면으로부터 받게 되는 선량은 감마에너지와 오염 표면별 공기커마 값을 데이터 라이브러리로 만들어 평가에 이용하였다. 유럽 도시지 역의 4가지 대표적 거주형태 에 대한 공기커마 값을 사용하여 우리나라 도시지역의 7가지 대표적 주거형태에 적합하도록 공기커마 값을 조합하여 적용하였다. 장기간 방사성물질의 누설을 고려하여 하루 단위의 핵종별 공기중 농도, 강우량, 핵종의 화학적 형태 구성분율이 입력되면 침적 후 시간에 따른 각기 다른 표면에서의 공기중 흡수선량률과 피폭자의 거주 위치에 따른 인체 선량률이 평가된다. 아파트 밀집지역에 대한 가상 오염 시나리오의 적용결과 피폭자의 거주위치 뿐 아니라 피폭자가 거주하는 주변 환경에 따라 인체 선량률은 확연한 차이를 나타냈다.

  • The purpose of this study is to analyze research trends in post-occupancy evaluation and to identify its Improvement strategy. Also this study suggests historical development of domestic researches on POE and current discussions to POE in architectural fields. The results were as follows. In Korea, 55 papers on POE method were published from 1990 to 2010. In the 1990s, with the introduction of POE method, researches focused on its potential or limitations and presented the barriers to the adoption of POE. In the 2000s, POE researches mainly were apartments evaluation researches by residents' satisfaction. Designers and construct companies feel it is necessary to perform POE, indeed it is difficult to find POE researchers and utilize POE data. Nevertheless, some of them have performed POE of their building and got feedback from residents. In conclusion, it is necessary to minimize the barriers to adoption of POE and to develop its potential. Therefore, it should be performed POE by stakeholders and POE data would be provided a variety of types. Furthermore, POE certification system should be designed at the government level. Basically, POE courses must be included in the architectural curriculum.

  • Recently, many researches on the supply of public rental-housings that utilize modular houses have been conducted for the expanded supply of public rental house and consumer-customized supply. For this reason, a research on recognition and satisfaction of residents who live in modular houses was conducted based on their evaluations on public rental houses utilizing actual modular houses. Consequently planning guidelines that would increase residency satisfaction was drawn. Surveys and interviews of 'The Gongneung Hee-mang Housing' were conducted, and analyses of descriptive statistics, multiple regression analysis and importance-satisfaction analysis were conducted. The post occupancy evaluations inform that to gain extra recognition by promoting advantages of modular houses and engaging in educational activities are needed. Dealing with issues such as external noises and vibrations, proper common facility, interior space plan, taking account of facility plan is also needed. This study would contribute to establish modular house planning, reflecting the residents' practical demands.

디지털 홈의 홈오토메이션 시스템에 대한 거주 후 평가에 관한 연구 (A Study on Post-Occupancy Evaluation of Home Automation System at Digital Home)

  • The purpose of this study was to identify the level of awareness, uses, and satisfaction on home automation systems by the digital home residents, to reveal the existing problems using home automation systems, and to clarify residents' positive or negative life changes after using home automation systems. Two apartment complexes, which were relatively well equipped with home automation systems compared to other recently built apartments, were selected to perform the survey by digital home residents who were housewives and have lived in current home more than 6 months. The researcher developed a survey questionnaire for each apartment complex and collected data from 501 residents from May to June, 2008. The results of the study found low awareness and low uses of remote control systems of electric appliances through a cellular phone or PC from outside. Also, the significant variables which showed group differences in level of uses and satisfation were age, annual income, duration of residence, and level of considering home automation system before decision to move in. The results of the study also revealed that frequent breakdown was the most critical problem using home automation systems. Generally, using home automation systems affected to residents' life changes positively. More findings and suggestions for development of more user-friendly digital home services were discussed.

  • The purpose of this study was to analyze research trends in post-occupancy evaluation and to explore Improvement Directions. Also this study investigated historical development of domestic POE researches and current discussions to POE in architecture and interior design fields. The results were as follows.
