A study on the post-occupancy evaluation of remodeling apartment (리모델링 아파트의 거주 후 평가 연구)

  • The purpose of this study is analyzed that the case of remodeling of apartment housing and dweller's consciousness in proposed site of remodeling. The manner of this study focused on the analysis of previous study and documentary survey to the dweller's consciousness level in entire building unit and housing unit of remodeling. The study result was showed that the dwellers who have experienced the remodeling of housing units have a higher recognition than entire building unit, and dweller favor with the variation of extending balcony in remodeling.

A Study on the Innovation of an Office Space by Post Occupancy Evaluation (거주후평가(P.O.E)에 의한 오피스공간의 개선방안에 관한 연구)

  • Increasing the user's need in the building facilities, the architects, engineers, and building managers must consider the user's opinion when they plan and construct the buildings. When planning and managing of the buildings, accepting the user's opinion is desirable and indispensible to solve the Problems about the architectural facilities between suppliers and users. To supply the efficient working environments, use the check listing tools and operate the post occupancy evaluation. The real estate and development company is selected for the evaluation. It is renovated in 2000 to fit in its working environment. The process of the evaluation is proceeded both private and group working spaces and facility and management of the buildings with 10 categories. Following the result of Post occupancy evaluation, the users of the building are mostly satisfied with their working environments after the renovation. However, the categories in thermal environment and indoor air and supply for office work need to be improved in advance.

Tenants' Post Occupancy Evaluation in the Mid-sized Rental Apartment (중형 임대아파트 거주자의 거주 후 평가)

  • This study analyzes relevant data based on the mid-sized rental unit. It focuses on how we can set up appropriate mid-sized rental unit plan as its supply has been accelerated over time. The questionnaires used in this study cover a series of categories including site environment, unit plan, neighborhood, economy, and management. The 342 respondents are from the 3-year old apartments at Cheongju. The key findings are as follows. 1) As the average indices including number of family, life cycle, and income under the survey are different in terms of the rental unit sizes between 20 and 30 pyeongs. 2) In general, residents present comparatively high level of satisfaction in terms of residential environments. Their evaluation on the site environment unit plan, and neighborhood is around the average. In contrast, the economic and management efficiency categories are under the average. This study suggests residential guidelines should be derived from tenant differentiation policies dealing with diverse socio-demographic characteristics and satisfaction level. 3) In terms of improvement priority, residents present, higher preference on the management system and site environment. This study advises to establish an appropriate alternative to guarantee effective tenant participation. Considering the lower satisfaction level in the green space, common facilities, and resting space, this study also urges to secure quality control for desirable planning of the mid-sized rental apartments.

Management and Operation of Apartment Community Facilities and Post Occupancy Evaluation - Focused on the R Apartments Complex in Daegu - (아파트 단지 내 커뮤니티 시설의 운영 실태와 거주 후 평가 - 전문관리자 운영의 대구 R아파트 단지를 중심으로-)

  • This study examines the effectiveness of a new community facility operation and management system that were implemented by one of the major construction companies. This system was an unprecedented approach in a sense that it provided not only necessary facilities but also a specialized management staff, an operational manual, and a subsidy for various programs. According to POE conducted among the residents, it can be concluded that the residents' satisfaction will be increased under the following conditions; 1) when a program manual associated with the community facility is provided, 2) when there is a professional staff who can coordinate various programs effectively, 3) when the facilities are well designed in accordance with the program requirements, 4) when the users adhere to regulations and management standards, 5) when all three components- i.e. facility, people and programs- are well coordinated, and 6) when affordable user fees are charged. This research assures that professional management staff and well-planned management system play a significant role in the enhancement of the residents' satisfaction as well as vitalizations of the community.

  • In Korea, fire hazard and risk analysis and response management planning related to existing decrepit buildings, including interior construction and architectural layout revision, due to various occupancy purposes have not been researched or established. Therefore, regulations and technical standards that can manage and reduce fire hazards and risks based on fire hazard analysis and evaluation are required. This study was performed based on a site survey and fire evacuation assessment including performancebased analysis in 3 actual existing buildings to find the life safety issues and provide improvement recommendations.

  • Recently in Korea, it takes place as a social phenomenon the emergency of small family(1-2 persons). The City-Type Housing is constructed new standards and facilities for them from 2009. P.O.E(Post Occupancy Evaluation) carried out the building for a period of time, making the assessment says. The aims of this study were P.O.E. of the City-Type Housing and its political implications. Four City-Type Housing located Gang-Nam, Gang-Buk in Seoul, surveyed 62 questions and interviewed for City-Type Housing office. As the results revealed transportation issues, confined space, parking space, economic issues. In Gang-Nam resident were more satisfactoried the location, the building status, the construction status, the housing size, maintenance and economical sences 95% confidence level. Thus, it should be improved. the upward limited living space, parking space qualified, defined design technical issues.

Effects of housing renovation cost for the disabled on their housing satisfaction (장애인 주택개조 비용이 거주후 만족도에 미치는 영향)

  • Financial supports for housing for the disabled is limited since a certain amount of budget needs to be distributed for a number of disabled families. Therefore, it is important to fund renovation for the disabled effectively and properly. Financial and administrative supports for the renovation which intended to improve housing conditions in terms of accessibility (barrier free) and comfort needs to be implemented with larger outcome and smaller budget. The purpose of this study was to investigate various factor such as renovation cost and renovation elements, influence satisfaction of residents with disabilities. Participants of this study are limited to the recipients of financial supports for housing renovation and refurbishment from City of Seoul and Ministry of Heal and Welfare. A total of 155 cases were analyzed using post occupancy survey and analysis of project cost data. Overall, more cost were used for modification for housing condition improvement than the cost for removal of architectural barriers. Renovation cost differences were not apparent among the type and extent of an individual's disabilities. Instead existing housing type and physical condition for the housing affects cost for renovation more significantly. Overall the renovation cost is positively related to resident's satisfaction using regression analysis.

  • The validity of new building prototypes must be confirmed to support the design process for comparable future projects. This project invovled a post-occupancy study at a new women's health center that provides LDR/P (labor, delivery, recovery, postpartum). The study's objectives were to test whether the intentions of the designers were effectively executed, to provide feedback to the hospital about the new facility, and to provide design guidelines.

Post-Occupancy Evaluation of Housing Environments of Jangyou New Town in Gimhae (장유신도시 주거환경에 대한 거주 후 평가)

  • The purpose of the study was to perform the post-occupancy evaluation of housing environments of Jangyou New Town in Gimhae. The data for the analysis was collected through questionnaire survey method from August 10 to 27, 2010, and the sample consisted of 524 respondents living in apartment complexes in Jangyou. The features of housing environment were categorized into unit housing, apartment complex, and neighborhood and total 28 specific items were included in the evaluation. The data were analyzed using descriptive statistics and analysis of variance with Duncan's multiple range tests. The results were as follows: 1) Overall evaluation of housing environment of the residents in Jangyou were relatively high, expecially in floor plan layout of unit housing, self-expression through apartment complex, and natural environment of neighborhood. 2) The demographic and housing variables that had significant influences on the post-occupancy evaluation were age of the respondent, monthly income, apartment size and tenure type of apartment. Respondents who were over sixty years old, with monthly income of less than 2,000,000 won, or living in public rental apartments were more likely to evaluate overall housing environment positively than rest of the respondents.

Post-Occupancy Evaluation of Apartment Houses Design by the Elderly Residents - Focused on Jangyu New Urban Area in Gimhae - (노인의 아파트 디자인에 대한 거주 후 평가 - 김해시 장유신도시 지역을 중심으로-)

  • The basic premise of this study was that the elderly family would be one user type to live in apartment houses. This means that apartment houses should be designed by considering the elderly family as well as general young families. The purpose of this study was to carry out POE of apartment houses by the elderly resident and to suggest the design direction of apartment houses from the elderly's point of view. The subject was 150 elderly residents who lived in apartment houses in Jangyu new urban area, Kyungnam. The individual interview was done for this POE by six interviewers. They asked about how degree they were satisfied with 30 design elements of apartment houses. Those consisted of 8 elements related to outdoor environments, 16 ones to indoor environments, and 6 design evaluative elements for the elderly housing. The conclusions were as followings; 1) In general, the elderly subject was very satisfied with their apartment design. However, more considerations of the design evaluative elements for the elderly were needed in order to be apartment houses for the old generation. 2) Natural facilities such as small parks and walks, and local amenities should be arranged systematically to be used easily by the old residents. 3) The design solutions for reducing noise should be added. 4) The same quality of housing environment should be provided in all sizes of housing units.
