Attitude of Residants to the Management of Apartment House (공동주택의 관리업무에 관한 거주자 의식)

  • This study to providing scientific information that can help the management staff in apartment house. For the purpose of this study, questionaire depends on the consultation of concerned reference and by direct interview with chief of management-office. It composed to question in order to residant's satisfaction and demand of management Question are were administered to 279 APT. residants living in Seoul, Pusan and Ulsan. Data were analized by the SPSS+PC. The statistics used were frequency, mean, X2, principal component analysis. The major findings obtained from this stuby are as follows: First, the work of the domestic apartment house was classified into two types: 1) administration management 2) maintenance managementSecond, in the case of maintenance management, residants' satisfaction is higher to higher residants' demand.

  • The purpose of this study is to examine the consciousness of residents and managers in multi-family housing management. Research methods used in this study were survey, field study. The parts of evaluation tool are composed of maintenance, operating management, residential life management. The evaluation tool of questionnaire got contents through documents research. This study indicates; first, residents' evaluation about the degree of satisfaction was totally lower than its importance. Specially, perception on residential life management was lowest. Second, it seems that managers assume indifferent attitude toward management works. It was caused by low pay, inferior work environment, and residents' exceeding interferences. In future, such efforts as residents participation, improvements of managerial work environment are required for the housing management efficiency.

  • 철도주변의 쾌적한 생활환경을 유지하기 위해서는 철도차량이나 선로에서 발생하는 공기전파음과 지반을 통하여 전파되는 지반진동을 일정수준 이하 로 제어할 필요가 있으며 이러한 철도 소음진동 대책에는 기존철도에 대한 기초적인 소음진동 크기 및 특성에 대한 자료가 필요하다. 국내에서는 이제 까지 철도소음진동에 대한 특별한 자료수집이나 대책에 큰 관심을 기울여 오지 않고 단지 철로주변에서는 어쩔수 없이 철도소음진동의 피해를 감수할 수 밖에 없다는 소극적인 태도를 취해왔으며 최근에 들어서야 환경의식 증 가로 철로변 거주자들의 민원에 대한 대책으로서 일부 구간에서 방음벽을 설치하고 있는 실정이다. 더우기 경부고속철도 건설이 이미 시작된 현시점에 서 철도 소음진동 실태나 기준등이 정립되어 있지 못하여 추후 철도주변의 소음진동문제를 어떻게 대책을 수립해 나가야 할지에 대한 기본적인 자료수 집 및 관련연구가 필요할 것으로 생각된다. 본 연구에서는 이러한 상황에서 기존 철도의 소음진동 시간 변동특성, 거리감쇠특성, 주파수특성 및 철도진 동의 진동방향 특성을 측정 분석하여 추후 철도소음진동 관련 대책이나 기 준수립에 기초자료로 제시하고자 한다.

  • The idyllic housing is dreamed by citizens today. The government has promoted the rural activation and satisfied citizen's needs about idyllic housing through the advanced rural village development project. Jecheon city aims to develop idyllic housing area in Baegun. This study investigated the resident' consciousness and actual conditions of idyllic housing in Baegun by field study. The aim of this study is to suggest data of idyllic housing policy by analysis idyllic housing of actual condition and resident' consciousness of demands. The idyllic housing of resident is aged sixty five or more from Seoul and Gyeonggi-do. Second, they want to be maintenance of life convenience facilities, improvement of traffic, necessity of medical institution. Third, it is necessity of variety program to solve conflicts between residents and immigrants and to make community of residents.

  • Our country already came into the aging society in 2000, and it will reach the ultimate aging society in 2026. Also it is necessary the architectural proposal to serve the aging society problem. Recently days, it is increased that the aged welfare facilities, and the concern of aged welfare facilities. This study, approaching the charged aged man welfare facilities suggested as an alternative about the increase of aged man and the aged man problem in architectural and environmental aspect, investigated about the overall environment from the establishment of the charged welfare facilities to indoor space on the basis of the satisfaction degree and requiring condition of users through the estimation after residing. Thus this study is purposed to insist importance about analysis the aged welfare facilities and dwelling conscious.

  • This research is to understand the residents' responses and evaluation about their apartment interior environment and thereby to be used as the basix data for designing residential space environment of new apartment complex in Sanggae area. The specific obectives of research were 1) to examine the residents' vale and life style concerning several specific rooms, 2) to find out residents' evaluation on physical characteristics, and 3) to understand residents' preference and demand for characteristics of interior space. Research method used was personal interview using a structured questionnaire. Residents living in 13, 15, 18, 22, 25 pyung in three selected large apartment complex areas provided dada : 777 questionnalires were used for analysis. Data were analyzed using the SPSS computer package. The statistics used were frequency, percentage, mean, F-test, χ\sup 2\-test, Duncan's multiple range test, Pearson's correlation coefficient.

  • This study examines and analyzes residential environment and factors with partial region of Chungjang-dong, Dong-gu, Gwangju based on land register and questionnaire. Consequently, most of residents are in their forties or over and working at downtown or place near it. It is found that rate of their own house is high and they live in the current house over 10 years. Residential factors at downtown area include its convenience, distance to workplace, convenient transportation and easy use of cultural and commercial facilities, but their consciousness of residence shows a low satisfaction with children education, air pollution, noise, parking facilities, green zone for making community, resting place, sunshine, view and privacy.

  • The purpose of this study is to provide a basic study for a desirable bathroom planning of the 30s pyung apartment. The survey was performed to the housewives of 30s pyung apartments in Seoul. The purpose of the survey was to examine the dweller's consciousness, satisfaction, and demands on bathroom in 30s pyung apartments, and to give useful information on bathroom planning of 30s pyung apartment. Some details shoul be considered in bathroom planning of 30s pyung spartments. It seems that the bathrooms of bath unit and extra sink and a toilet stool are the most approriate type in 30s pyung apartment among present bathroom types. It is suitable that the bathroom is close to bedroom and the bathroom door faces the wall. There is much meed for a showercurtain and more comfortable toilet stool. It is necessary to reduce the noise of toilet stool and reinforce the soundproofing fuction in bathroom. And the function of ventilation, drainage, and insulation should be improved for better bathroom enivronment. The implications of this findings for apartment bathroom planning and future research were discussed.

  • This Paper focuses on discusing how to select, arrange and evaluate furniture and how to estimate the space of the living room.In this Paper, the size of the living room was manipulated in 3 . ways;66-95.7m2, 99-128.7 m2 and more of 132 m2.The major findings are as follows:1) The subjects in the larger size select or arrange furniture more diversely and show the higher satisfactory level for the arrangement of furniture than those in the smaller ,size do.2) The subjects in the smaller size shows the conflict between their plan for the furniture \ulcorner arrangement and their evaluation for the arranged furniture.3) The variables affecting the estimation of the living room are the arrangement, the color, the number and tile design of furniture.4) Five dimensions(activity, evaluation luxry, plenty and openness)are extracted by factor analysis.

The Comparison of Maintenance Cost and Residents′Consciousness of Remodeling by Rental Apartment Types (임대아파트 유형별 유지관리비와 거주자의 리모델링 의식비교)

  • Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the characteristics of maintenance cost and the residents'consciousness of remodeling by rental apartment types. The results of this study were as follows; The annual maintenance cost of permanent rental apartment was 14,249 won/$\textrm{m}^2$$.$yr, that of fifty years period rental apartment was 13,372 won/$\textrm{m}^2$$.$yr. In the case of remodeling in deteriorated heating system, the principal decision factor of choice was showed “economics” as priority. Residents in rental apartment preferred remodeling to reconstruction, and unit heating system to central heating system.
