오피스텔의 실내공기환경 개선에 관한 연구 - 거주자의 의견과 요구사항을 중심으로 - (A Study on the Improvement for IAQ of the Officetel - Focused on Residents' Opinions and Demands -)

  • The purpose of this study was to suggest the idea for IAQ improvement of the of officetel which is used by fully or partly residential space. The data was collected from 110 residents by questionnaire survey and an experienced architect by personal interview. The results showed that the IAQ improvement of the officetel with residential usage and residence was urgent. The educational program about maintenance of IAQ for residents was essentially needed. To recommend eco-friendly materials in process of construction was important so as to take precaution against 'sick building syndrome'. It was also necessary to improve on the size, shape, and location of ventilation window.

  • 최근 친환경건축물인증제도, 주택성능등급표시제도를 비롯하여 실내공기환경에 대한 기준, 친환경상품인증기준 등 환경관련 제도 및 규정이 마련되면서 공동주택의 신축 및 리모델링 공사에 이에 대한 고려가 필요한 상황이다. 특히 공동주택 리모델링 공사는 거주자가 사전에 정해진 상태에서 공사를 진행하므로 이들에 대한 의견수렴과 사용되는 소재에 대한 요구분석이 신축에 비해 중요하다는 특성이 있다. 하지만 현재 국내에서 시행 중에 있거나 최근 완료된 리모델링 공사의 시공자는 친환경 소재 적용에 대한 거주자의 적극적인 의견수렴 과정이 미비하였고, 친환경상품인증원의 최우수 등급을 받은 친환경 제품을 거주자의 요구에 의해 적용한다기 보다는 공동주택의 홍보의 일환으로 사용하고 있는 실정이었다. 또한 공동주택 리모델링 거주자는 친환경 제품의 인증기준에 대한 이해가 부족하여 친환경 제품의 등급을 맹목적으로 신뢰하는 경우가 있었고 적용되는 친환경 소재에 대한 요구가 매우 정성적인 특징이 있다. 따라서 공동주택 리모델링 거주자의 친환경 소재에 대한 요구사항을 조사하고 이를 정량적으로 분석하여 만족도를 극대화 할 수 있는 친환경 소재를 리모델링 공사에 적용하여야 한다.

  • The purpose of this study is to give meaningful information about the coordination process in the construction of cooperative housing, hoping that the interest in this type of housing would spread wide in Korea. The Seongmisan village, a representative urban community village in Seoul, was studied in this study on the opinion coordination between residents and coordinators. For this qualitative research, 2 residents and 2 coordinators answered the 'open questionnaires' on the prior basic planning, land purchase, financing, architectural planning, construction & inspection, and the actual life thereafter. Following is the result. 1) The residents, in almost every step from the prior basic planning to the construction, had no sufficient information or knowledge especially in the legal or financial aspects. It explains why the coordinator has to participate in every step educating residents by means of the workshop or debate with professionals. 2) The construction cost was the most debated topic, which means that the cost has to be accurately projected by the coordinator. The confidence and success of the project stems from the accurate projection and transparent management of the construction cost.

대학 연계형 은퇴주거단지의 건축적 특성과 개발전략에 대한 잠재 수요자의 의견 분석 (Future Residents' Opinions about Architectural Features and Development Strategies for the University-Based Retirement Community)

  • This study emphasizes a new senior housing type which can provide individual housing units and common facilities for retirees, particularly who will be retired from universities. It is called a university-based retirement community. This study conducted a questionnaire survey to investigate future residents' needs for architectural environments that included housing types, common facility features, and proximity, and also development methods in response to the university involvement levels. The survey questionnaire was administered in one national university in Korea. A total of 214 responses were valid for statistical analyses. Major findings are as follows: Over 65% of the respondents were willing to live in the university-based retirement community. Regarding the location of the community, they responded the community would not need to be located on campus. Preferred common facilities in the UBRC were indoor fitness centers, the shuttle bus stops connecting to the adjacent areas, and bath and sauna facilities. The respondents emphasized university's contribution toward offering educational programs for UBRC residents. Lastly, their responses to the university role and involvement in the development and construction process were identified. This study results are expected to provide essential information for facilitating the Korean model of university-based retirement communities in the future.

대학 연계형 은퇴주거단지의 서비스 및 프로그램에 대한 잠재 수요자의 의견 분석 - 거주의사 유무에 따른 차이를 중심으로 - (Future Residents' Opinions about the Services and Programs in the University-Based Retirement Community - Focusing on the Opinion Differences Depending on Residents' Intention to Live in the UBRC -)

  • The purpose of this study was to identify services and programs that will be needed for helping senior residents to be aging healthfully and comfortably in the university-based retirement community (UBRC). This study conducted a questionnaire survey targeting about 900 faculty and staff members in one of national universities. A total of 214 valid responses were analyzed for identifying necessary services and programs. The study also analyzed the differences in resident's opinions depending on their intention to live in the UBRC. Over 65% of the respondents were willing to live in the UBRC. The most desirable services were healthcare services including emergency care and nursing care and cleaning and laundry services. Regarding the educational and recreational programs, future residents chose physical exercises such as swimming and tennis and music activities such as playing instruments and singing as the most interesting programs they want to experience in UBRC. Most of the respondents were interested in mentoring college students or international students who come to the university for their degrees. The findings from the study should provide a guideline when offering services, programs, and activities in the future UBRC in Korea.

  • The purpose of this study was to provide information for research about residents' opinion toward the physical environments of elderly facilities, through the analysis and investigation on the research methodology of foreign academic journal articles from 1990 to 2014. The study results were as follows: Firstly, purposive sampling was a large majority of both facilities and elderly residents. In quantitative studies, many researchers have conducted simple random, cluster, or stratified sampling. Diverse facilities in area, size, location, and etc. should be considered for participation. The qualifications for residents' participation should be considered as well, so that they all could have autonomy for study participation. Secondly, questionnaire and semi-structured guide were likely to be used in independent and resident care facilities. On the other hand in assisted living and long-term care facilities, open questions and visual material were used as well. A compatible scale should be developed so that elderly having variable functional level could participate independently in the study. Thirdly, in data collection process, compliance with research ethics and well trained interviewer's skill were important for residents' active responses and minimization of response errors. Enough research period of time and mixed study in data collection will decrease the response error.

For this study, the data was collected from 110 residents by questionnaire survey and an experienced planner by interview. The result showed that the IAQ improvement of the combined officetel and residence was urgent. The educational program about maintenance of IAQ for residents was essentially needed. To recommend eco-friendly materials in process of construction wasimportant so as to take precaution against ‘sick building syndrome'. 주민참여를 통한 쉐필드 그린벨트의 경관생태학적 설계 및 계획을 위한 기초 연구 (A Basic Study for Landscape Ecological Design and Planning by Public Participation in the Sheffield Green Belt)

  • 경관특성평가(Landscape character assessment)는 지속가능한 경관생태학적 설계 및 계획을 찾는데 있어 점점 중요한 역할을 담당하고 있다. 이 연구는 농촌경관(Rural landscape)평가방법의 잠재성에 초점을 두고 전문가에 의한 쉐필드 그린벨트의 경관가치 평가가 그린벨트 안이나 주변에 사는 거주자들의 의견을 반영했는지를 연구하였다. 쉐필드 그린벨트지역을 대상으로 경관특성평가를 하였고 설문지 조사 결과는 경관에 전문지식을 갖고 있는 전문가에 의한 평가와 일반인에 의한 평가결과를 서로 비교하는데 이용하였다. 결과를 통해 두 그룹사이의 유사점들과 차이점들을 판단할 수 있었고 경관생태학적 설계 및 계획을 위한 경관특성평가 과정에서 일반인의 참여의 가능성을 제시할 수 있었다. 앞으로 지속가능한 경관생태학적 설계 및 계획의 중요한 수단으로서 진보된 경관특성평가의 접근방법이 개발되어져야 할 것으로 사료된다.

해비타트 주택에 대한 거주자의 의견 (A study on the opinion of "Habitat" of the Habitat Houses' residents)

  • The purpose of this study is to provide the fundamental data for the "Habitat Houses". The sample consisted of 24 residents who live in Kwang-yang and 47 residents in Asan. Through the personal interview and questionnaire survey, investigated the opinion of "Habitat"of Habitat Houses′residents. The data were analyzed by using spss program. The major findings were summarized as follows : The Habitat residents are low-income families, so this study is suggest. First, Habitat Houses are to locate near the city, second, to reduce the work time of residents. Third, Habitat must development the educationing program for residents. Fourth, Habitat must development management program and must repair the claim.

도시재생 사업추진과정에서의 의사결정기준 중요도 -청주시를 중심으로- (A Research on the Importance of Decision Making in Process of Promoting an Urban Regeneration Project -Focused on Cheong-ju City-)

  • 도시재생사업 추진과정에는 다양한 주체들이 참여하게 된다. 이에 따라 사업추진을 위한 의사결정 과정이 장시간 소요되고 많은 갈등이 유발될 수 있다. 이에 본 연구에서는 현재 추진 중이거나 추진 예정인 도시재생사업의 원활한 사업추진을 위한 중요 지표를 제시하고자 도시재생사업추진을 고려한 의사결정기준에 관한 중요도를 도출하였다. 본 연구에서는 도시재생사업이 추진 중인 지역의 추진주체들에 대한 설문조사 및 AHP 분석을 통하여 다음과 같은 분석결과를 도출하였다. 먼저 도시재생사업추진과정을 고려한 사업추진주체들의 의사결정기준 중요도를 분석한 결과 주민의견(0.393) > 지방자치단체 의지(0.231) > 전문가 의견(0.206) > 마스터플랜(0.169)의 순으로 중요도가 분석되었다. 다음으로 도시재생사업추진과정에서 사업참여자의 정성적 의사결정 기준에 관한 중요도를 분석한 결과 지속가능성(0.325) > 경제성(0.277) > 사업추진 용이성(0.232) > 형평성(0.166)의 순으로 중요도가 분석되었다. 끝으로 설문조사 과정에서 응답자를 도시재생사업 인지자와 미인지자 그룹, 도시재생사업지내 거주자와 사업지외 거주자 그룹으로 구분하여 보다 세부적인 분석을 실시한 결과, 일부 중요도 항목에서 의미 있는 차이점과 시사점이 도출되었다. 향후 본 연구의 성과가 도시재생사업의 성공적인 추진과 의미 있는 성과 도출을 위해 널리 활용되기를 기대한다.
