A Study about the Real Estate' Policy Impact on house prices (Focusing on the time series analysis and regression) (부동산정책이 주택가격에 미치는 영향에 관한 연구 (시계열분석과 회귀분석 중심으로))

  • This study was to analyze the past regime's real estate policy and the time-series data on real estate price index from 1986 to 2009 in 24 years. Also, the real estate index and macroeconomic variables, the impact on house price index variable conducted to regression analysis and to analyze whether and how much is affected. Analyzed as follows: First, Korea's real estate policy was the post-policy and the past regime's real estate policy was inconsistent with each other. Second, in the normal phase whenever real estate issues, the measures of the strengthening regulation and of the economic recovery were only to repeat periodically. Third, the timing and means of policy enforcement was an inappropriate and Real estate market was getting worse at the time whenever a real estate policies performed. Fourth, The apartments prices index of the housing types rose the highest and were the most popular for 24 years. Increase or decrease the amount of the price index for apartments, Roh Tae-woo(65.0%) - Kim Dae-jung (42.5%) - Roh Moo-hyun (32.8%) were in order. Fifth, the results of the regression analysis carried out: The impact on housing prices among independent variables were followed by Cap Construction- one per capita income - Housing consumer price index - Accompanying Composite Index - Trailing Composite Index - Home subscription Subscriber account - Leading Composite Index.

An Analysis of Imports by Domestic Producers of Competing Goods (메이커에 의한 수입(輸入)의 문제점(問題點)과 대응방안(對應方案))

  • At the outset of import liberalization, most economists expected a significant drop in the prices of domestic goods that faced foreign competition. However, it is now generally acknowledge that a significant drop in prices of those goods has not occurred. A common claim is that the prices did not drop significantly because the major importers of many imported goods were also the domestic producers of competing goods. The objective of this paper is to analyze the welfare effect of importation by domestic firms that produce competing goods, to identify the factors that facilitate such business practices, and to formulate a policy that could improve the welfare. We proved that importation by competing domestic firms definitely raises the prices of both imported and domestic goods compared to the situation where foreign goods are imported by non-producers, ceteris paribus. The intuition behind this result is that since a producer-importer is essentially a cartel, its overall profit maximization requires reduced competition between the products that it sells. On the other hand, if a producer-importer is more efficient at distrinbution than a simple importer, the comparison between the two cases is a priori indeterminate. We also find that the industries in which domestic producers are actively involved in importing competing goods are the ones in which the distribution channels are tightly controlled by importer-producers. This finding suggests that exclusive dealing contracts, which work as an entry barrier, may be the source of importing by domestic producers. We argue that in a country such as Korea, where financial market is highly incomplete, tight control of the distribution channels by oligopolistic manufacturers is likely to be an effective entry barrier that leads to importing by domestic producers of similar goods. We further argue that seemingly superior distribution costs of importer-producers is likely to be a result of market foreclosure which would disappear once the entry barrier of exclusive dealing contracts is removed. Above findings suggest that market imperfections are the source of importation by domestic competitors, which in turn constitutes a market imperfection in itself and reduces consumer welfare. As potential remedies, we considered three alternatives; direct price control by the government over the imported goods sold by major domestic producers, regulation of trade itself between major producers, and regulation of exclusive dealing contracts. For reasons both theoretical and pratical, we find that the last alternative is the most attrative. Prohibiting exclusive contracts between manufacturers and dealers in industries where exclusive dealing contracts are a significant entry barrier is expected to break up the importer-producer cartel and improve the welfare.

  • The price fluctuation of minerals are commonly occurred through the change of market condition, and the redevelopment of closed mines are usually happened if commercial requirement can be satisfied. After 2003, as the price of most of metals increased very rapidly, Korea government tried to find the possibility of reopening for some closed metal mines. The purpose of this article is to suggest the proper ways how effectively to regulate the mine pollution concerning the redevelopment of closed mines. For this work, with the recent price trends of metals and reopening possibility of closed metal mines in Korea were reviewed. And analysing the problems of regulations for the mine development permission and mine pollution control and reclamation process of Korea, several amendments of environmental and mining regulation regimes for redevelopment of closed mines were proposed.

The Patterns of Garic and Onion price Cycle in Korea (마늘.양파의 가격동향(價格動向)과 변동(變動)패턴 분석(分析))

  • This study intends to document the existing cyclical fluctuations of garic and onion price at farm gate level during the period of 1966-1986 in Korea. The existing patterns of such cyclical fluctuations were estimated systematically by removing the seasonal fluctuation and irregular movement as well as secular trend from the original price through the moving average method. It was found that the cyclical fluctuations of garic and onion prices repeated six and seven times respectively during the same period, also the amplitude coefficient of cyclical fluctuations showed speed up in recent years. It was noticed that the cyclical fluctuations of price in onion was higher than that of in garic.

  • 물질특허제도의 조기 일괄도입을 반대하는 국내 관련업체의 강력한 여망에도 불구하고 외국인의 물질특허, 소프트웨어등 지적소유권이 87년 7월부터 전면 보호받게 되었다. 특허기간은 현행 12년에서 15년으로 3년을 연장하고 물질특허 시행당시 이전에 미국인이 우리나라 특허청에 출원한 제법특허에 대해서는 90일 이내에 물질특허 출원으로 바꿀 수 있도록 하며 80년 1월 1일이후 미국에서 물질특허를 받았으나 상품화 되지않은 물질에 대해서는 특허권은 인정해주지 않되 농약관리법등에 의한 행정지도로 보호해 주기로 했다. 결국 물질특허제도 도입과 관련된 한$\cdot$미간 통상협상은 수입규제를 강력히 앞세운 미국측의 거센 압력에 무릎을 꿇고 말았다.

  • 본 논문에서는 IEC 61000-3-2와 같은 고조파 전류 국제규제에 만족하기 위해서 인버터 에어컨을 위한 고역률 단상능동정류가(SAR) [4-6]를 적용하였다. 입력전류의 왜곡을 최소화하고 FA5331, UC3854, ML4821 등과 같은 제어IC를 적용하기 위해서 입력전압 및 전류에 대한 새롭고 적절한 검출회로를 제안하였다. 효율 및 가격의 관점에서 SAR를 인버터 에어컨에 적용하기 위한 두가지 방법이 있다. 이런 두가지 방식에 대해서 수동소자의 선정방법을 제시하였다. 결정된 소자들을 사용하여 SAR 효율의 증가 여부를 확인하기 위해서 손실분석을 행하였다. 3kW급의 이러한 두가지 방식에 대한 프로트형 SAR회로를 제작하고 실험결과를 통해서 역률제어능력을 갖는 회로의 동작과 성능을 확인하였다.

  • 현재, 솔더범프용 주석계 도금액의 필수성분인 산화방지제의 경우, 국내외 경쟁사에서는 가격 및 성능이 우수한 벤젠/페놀 계열을 적용 중이다. 그러나, 최근 대형 고객사에서 페놀류 산화방지지제를 환경규제물질로 규정함에 따라, 자사에서는, 특허 이슈 해소 가능한 친환경 대체 산화방지제 개발을 해오고 있다. 본 연구에서는, 반도체 패키지용 주석계 도금액의 산화방지제 종류와 농도에 따른 주요 특성 (Particle, 전류 효율, 안정성 (변색, 침전 외), 범프 두께의 편차, 감광제의 침해, Reflow 후 빈공간 등)에 대하여 살펴보았다.

  • 미생물을 이용한 유지의 생산은 동식물 유지의 대체자원으로써의 가능성 때문에 1910년대 독일에서 연구가 시작되어 현재에 이르기까지 계속되어 왔으나 현재까지의 미생물 생산공정으로는 값싼 식물성유지에 비하여 경제성이 떨어지기 때문에 공업적인 생산은 이루어지지 않고 있다. 그럼에도 불구하고 최근들어 미생물유지, 즉 단세포 유지(Singl Cell Oil) 생산에 관한 연구가 늘어나고 있는 것은 몇가지 관점에서 생각해 볼 수 있다. 첫째로는 전세계의 우지생산이 미주, 지중해 연안국및 동남아 몇개국에 국한되어 세계적인 유통이 때로는 원할치가 않아 수급과 가격의 변동이 심하고, 둘째로는 생물공학기술의 발달로 인하여 좀더 경제적인 방법으로 단세포유지를 생산할 수 있는 가능성이 증대되었기 때문이다. 또한 단세포유지는 단세포단백질과는 달리 식용, 사료용이외에 공업용 원료로도 사용될 수 있으므로 소비자들의 선호도, 법적 규제등의 문제가 상대적으로 작은 것도 한 이유가 될 것이다. 본 소고에서는 유지의 종류, 유지생합성및 축적 메카니즘, 단세포유지 발효공학및 유지추출, 단세포유지의 경제성, 단세포유지에 관한 최근의 연구동향에 관하여 살펴보기로 한다.

  • The purpose of this study is to examine the valuation models and valuation factors for the valuation of real estates. In Korea, the weak market conditions prevented investors from the sound investing the real estates. To develop the real estate investment market, we need the information of sale prices, volume, vacancy rates, and regulatory policies to the various types, and areas of the real estates. In addition, we have to develop the indirect investing methods such as REITs.
