장수명주택 해외진출을 위한 대상국가의 외부환경분석 (External Environment Analysis of Target Countries for Overseas Expansion of Long-life Housing)

  • Currently, the Korean construction industry is shifting its interest to the overseas construction market because of a stagnating domestic market. In the meantime, the international housing construction market is expanding with respect to new city development projects that are supported by population growth and urban migration. Despite the Korean construction industry's expertise in new city development, technology, and systems for apartment supply, the share of Korean players in the international housing construction market is continuously decreasing. As a measure to overcome this situation, the authors of this study considered the paper "The Development of a Cost Effective, Long-life Housing Model and Construction of Testbed," which is currently in progress as a part of national project. Through literature review and interviews with experts, the authors determined that there are "column+minimum interior (infill)" apartments that are similar to the long-life housing in some areas of China, Southeast Asia, and Russia. Candidate countries expected to be feasible for the entry of long-life housing were selected by determining the top countries that have already entered the long-life housing market and analyzing those selections through additional specific techniques. 현대한옥 단위세대와 집합주거 모델개발 기초연구 (A Study on the Model Development of Unit Plan and Cluster Housing, Modern Hanok)

  • Hanok with a long tradition in our country, but a significant period of modernization in the process of being cut off did not have continuity. Many of Hanok aging, according to the rapid residential development and life-changing was the subject of a complaint. Conversely, the benefits of Hanok was given to the advantages that compare to a monotonous mass housing of apartments. Despite these changes and the potential of these social needs and demands Hanok quickly did not respond: First, for the life of contemporary and traditional Hanok with a form of gap is a matter of space and style. Economy and lifestyle $20,000 for the era of Hanok was to develop a model for spatial configurations. Second, Hanok in a low density, is evaluated to aging, because increasing the economic utilization of land and tailored to their needs as a Hanok housing requires the development of a model, but this did not present a layered model. The purpose of this study is a modern residential Hanok persistence of this set to have 1) the spatial characteristics of traditional and modern urban life Hanok living space that meets the requirements of the degree of each other, to find sustainable elements, and 2) these demands the modern residential area type, combined with a set of Hanok 3) Korea Hanok cultural characteristics which set is created to residential housing types is to develop a basic research.

아파트 단지의 조경요소로의 정원의 도입과 인식차이에 관한 연구 (Introduction of Garden as Landscape Element in Apartment Complex and Understanding Difference of Perception)

  • In this study, we aimed to identify the latest trends of landscape in apartment complexes by identifying how landscaping spaces are being created and what their characteristics are. Furthermore, we aimed to find out what type of garden is being constructed in the landscaping space and what the difference between the landscaping space and the garden space is, and to define the future direction of landscape for apartment complexes. The following results were our findings. First, we identified that landscaping space is divided into general landscaping space and garden space. The garden space has designated area within the whole apartment complex as a garden and there is a variety of garden themes and plants, facilities, packaging patterns, and sculptures are used accordingly. On the other hands general landscaping space features uniform patterns of packaging and simple planting patterns. Our finding is that the current trend is to set up separate garden space within the landscaping space of apartment complexes. Although gardens are often regarded as personal property and spaces that need to be cultivated or managed, and spaces that are limited to fences are defined as gardens, the current landscaping space of apartments is creating gardens-like spaces within public spaces.

공동주택 리모델링 성능등급 개발방향 설정 (Development Strategies for Existing Apartment Housing Remodeling Performance Grading Indication System)

  • The necessity of remodeling performance grading system is getting increased for the systematic management of existing housing stock, providing the resident's right to know and promoting the remodeling projects. A quantitative and objective evaluation method that has reflected the characteristics of remodeling must be developed because there is an aspect of having difficulty of assessment by an ordinary person as remodeling performance contains specialized details while the difficulty of applying the criteria of new buildings in terms of assessment items, criteria and methods. Accordingly, this study sets the goal as setting up the development objectives of performance grading system that has considered the remodeling characteristics. This study has analyzed the various assessment systems related to the domestic apartments as well as setting up the organization system of the remodeling performance grading system, perspectives of performance assessment and scope of assessment through literature, etc. It has also established the principles for setting up the assessment items of remodeling performance grade to present the directions for setting up assessment items and criteria.

A Grey MCDM Based on DEMATEL Model for Real Estate Evaluation and Selection Problems: A Numerical Example

  • Real estate markets play an essential role in the economic development of both developed and developing countries. Investment decisions in private real estate demand the consideration of several qualitative and quantitative criteria. Especially in Vietnam, demand for housing, apartments are rising which has resulted because of the migration from rural to urban areas. This study aims to determine the influencing factors of the real estate purchasing behavior and then recommend a grey Multi-Criteria Decision Making (MCDM) support model to evaluate real estate alternatives based on a numerical example in Vietnam. A set of essential criteria are identified based on experts' opinion, and the proposed determinants are initial investment, maintenance cost, prestige location, distance to interesting places, parking lot, public transportation, property condition, total area size, number of rooms, and neighbors. The subjective weights were obtained by using the Decision-Making Trial and Evaluation Laboratory (DEMATEL) model, and the Grey Relational Analysis (GRA) technique is employed to prioritize and rank real estate alternatives. The results reveal that this approach can be useful to make purchasing decisions for many kinds of real estate property under uncertain business environments. These findings indicate that the presented hybrid model has advantages in granting flexibility to the preferences of decision makers.

기상데이터와 웨이블 파라메타를 이용한 풍력에너지밀도분포 비교 (Comparison of Wind Energy Density Distribution Using Meteorological Data and the Weibull Parameters)

  • Interest in new and renewable energies like solar energy and wind energy is increasing throughout the world due to the rapidly expanding energy consumption and environmental reasons. An essential requirement for wind force power generation is estimating the size of wind energy accurately. Wind energy is estimated usually using meteorological data or field measurement. This study attempted to estimate wind energy density using meteorological data on daily mean wind speed and the Weibull parameters in Seoul, a representative inland city where over 60% of 15 story or higher apartments in Korea are situated, and Busan, Incheon, Ulsan and Jeju that are major coastal cities in Korea. According to the results of analysis, the monthly mean probability density distribution based on the daily mean wind speed agreed well with the monthly mean probability density distribution based on the Weibull parameters. This finding suggests that the Weibull parameters, which is highly applicable and convenient, can be utilized to estimate the wind energy density distribution of each area. Another finding was that wind energy density was higher in coastal cities Busan and Incheon than in inland city Seoul.

Effects of Educational and Cultural Facilities on Housing Prices in Seoul from an Accessibility Perspective

  • Background and objective: A great deal of previous research has highlighted the value of educational and cultural facilities embedded in housing prices, by taking a large spatial area as the focus, such as the city or district level. However, few studies have investigated the extent to which educational and cultural facilities influence the formation of housing prices from an accessibility perspective. This study aims to identify the value of educational and cultural facilities embedded in the housing prices in Seoul Metropolitan City with a focus on the concept of the residents' neighbourhood and accessibility. Methods: To this end, this research used a spatial regression model with educational and cultural facilities as the independent variables and housing prices as the dependent variable. The model assessed the accessibility of cultural and educational facilities by considering geographic effects. Results: The findings are as follows. First, the spatial error model was found to be the best fit for multi-unit housing, while the spatial lag model was more appropriate for single-unit housing and apartments. Second, private educational facilities and art museums had positive effects on single- and multi-unit housing prices, while historical sites had a negative effect. Finally, private educational facilities positively influenced apartment prices, whereas public libraries and urban park areas had a negative effect. Conclusion: These findings indicate that the accessibility of educational and cultural facilities reflects residents' preferences and needs, which will ultimately influence housing prices.

말레이시아 공공부문공동주택 계획의 특성 및 시대별 추이에 관한 연구 (A Study on the Planning and its Periodic Changes of Public Housing in Malaysia)

  • With rapid industrialization and urbanization, numerous cities are faced with urban slum phenomenon combined with housing shortage fueled by population explosion. In Kuala Lumpur, the capital city of Malaysia, the government hereby embarked on supply of public housing to resolve such pending issue. This study aims to understand the periodic changes of public housing as a common basis for basic housing policies with analysis specific features of site plan, block layout, and unit plans. For this purposes, the filed survey during January, 2011 were proceeded. We hereby visited and surveyed a total of 40 apartment complexes for the 1970s~the 2000s (10 complexes respectively on a decade basis). Consequently, Malaysian public apartments prove to offer a very uniform pattern based upon standard plans. Their early plans aren't fairly distincted from those of other countries, but their layouts of plan become differentiated compared with other nations as they actively apply a ventilator called 'air well' in response to tropical climate amid the change of times. This study is expected to broaden our understanding of Malaysia's unique housing culture and lifestyle.

도시 생활구조물 활용을 위한 CIGS 태양전지 심미성 향상 제품디자인 개발융합연구 (Convergence Research for CIGS Solar Cell Aesthetics Product Design Development for Utilizing Urban Living Structures)

  • 본 논문은 도시 생활구조물 활용을 위한 CIGS 태양전지 심미성 향상 제품디자인 개발융합연구로써, 기존 태양전지 패널의 문제점을 파악하고 제품디자인의 심미성 요소를 바탕으로 설문조사와 FGD [전문가 집단 토론]를 통해 CIGS 태양전지 심미성 향상을 위한 전문적인 심미성 요소를 도출하였다. 도출된 심미성 요소 중 '환경 조화성', '패턴 균형성', '시대 보편성' 이렇게 상위 3종을 콘셉트로 제품 디자인 프로세스를 진행하여 심미성 향상을 위한 CIGS 태양전지 모듈 디자인과 어셈블리 디자인을 도출하였으며, 제품 시뮬레이션을 통해 아파트, 베란다와 창호, 스트릿퍼니처에 적용했다. 본 연구는 추후 실제 도시 생활구조물에 활용해 심미성과 CIGS태양전지의 기능을 적용하기에 적합하며, 향후 연구방향은 다양한 패턴과 구조적 디자인개발에 관한 연구가 필요하다.

도시재생사업 추진에 있어 원주민 재정착 의식조사 -아산시 재정비촉진지구를 중심으로- (Survey of Natives Resettlement Consciousness in Urban Regeneration Project -Centered on the Re-Maintenance Promotion District of Asan City-)

  • 본 연구는 아산시 재정비촉진지구를 대상으로 사업과정에서 어떻게 하면 원주민 재정착을 높일 수 있는가 하는 방향을 제시하기 위해 이루어졌다. 연구방법은 현황조사, 원주민설문조사, 관련법제 검토 등을 통해 이루어졌으며, 연구결과 첫째, 주민의 84%, 상인의 80%가 재정착을 희망하고 있다. 둘째, 주민 상인의 요구에 부응한 사업추진이 필요하다. 이를 위해서는 아파트뿐 아니라 단독주택, 상가주택 등 1억 이하로 선호하고 있기 때문에 이에 대응한 주택공급정책과 단지설계기법이 요구된다. 또한 원도심 기능을 활성화시킬 수 있는 신규업종도 필요하지만 현재의 상인들이 지속적으로 영업활동을 할 수 있는 상업공간조성이 요구된다. 셋째 물리적 환경개선뿐 아니라 경제, 사회, 문화, 복지, 커뮤니티가 강조된 도시재생 개념확대가 필요하다. 넷째 도시재생에 대한 정부역할의 강화와 제도적 정비가 필요하다. 국가는 지방도시 재생을 위해 재정지원을 포함한 지속적인 지원이 필요하며, 특히 커뮤니티가 지속될 수 있는 시책을 발굴하고 우선적으로 지원하여야 한다. 이를 위해 사업지구내의 국공유지는 '원주민용 임대주택 건설' '선도핵심시설 유치' 등에 활용하여야 한다. 다섯째 선진국의 원주민 재정착을 위한 다양한 계획수법을 검토하고, 실현하여야 한다.
