다가구 매입임대주택의 주거실태에 관한 기초적 연구 - 대구광역시 소재 다가구매입임대주택을 중심으로 (A Study On Residents' Satisfaction by 'Dagagu' Public Rental Housing Program in Daegu)

  • The purpose of our study is empirically to identify residents' satisfaction by 'Dagagu' public rental housing and to find out another improvement to solve the housing problems facing the poor in Daegu. As a new way of settling the housing problems for the poor in city, as you know, 'Dagagu' public rental housing program was introduced by he Korean government in 2004 but rarely empirically evaluated so far. in the Residents' Satisfaction, There are no evaluation of 'Dagagu' public rental housing program except Kim's study(2006). Based on 160 survey data, we evaluated the 'Dagagu'. Public Rental Housing Program within the framework of affordability in economics, a satisfaction in building and in neighborhood by a statistical method. As a result, we find out that residents on 'Dagagu' Public Rental housing are satisfied with the 'Dagagu' Public Rental Housing Program by and large. For mitigating the housing and economic problem of the poor more, self-support program as well as assistance in housing are needed and 'Dagagu' Public Rental housing Program must include neighborhood program more.

노년기 근린환경 유형과 삶의 만족에 관한 연구 (Types of Neighborhood Environments and Life Satisfaction of Older Adults)

  • 본 연구는 지역사회에 거주하고 있는 우리나라 노인이 어떠한 근린환경 구조 속에서 생활하고 있는지를 규명하고, 노인이 실제 거주하는 근린환경 유형들이 노인의 삶의 만족과 직접적인 관련이 있는지 검증하고자 한다. 이를 위해 지역사회에 거주하고 있는 65세 이상 노인을 대상으로 보건복지부와 한국보건사회연구원에서 2014년에 수행한 "노인실태조사" 자료에서 대리응답을 제외한 본인이 직접 응답한 10,281명의 자료를 분석에 사용하였다. 근린환경 유형을 판단하기 위해 식료품 가게, 의료기관, 행정기관, 복지시설, 대중교통(정류장, 지하철역) 등의 지역사회기관이나 장소까지 도보로 걸리는 시간(분 단위)을 지표로 활용하였으며, 근린환경 유형을 파악하기 위해 잠재프로파일분석을 실시하였다. 분석 결과, 노인이 생활하는 근린환경 유형은 여가 복지 도보제한형(20.3%), 여가 복지 원거리형(15.5%), 균형근접형(7.8%), 상점 교통형(35.0%), 교통근접형(10.1%), 격리형(11.3%) 등 여섯 가지 유형으로 도출되었으며, 앞의 네 개 유형은 도시형에 가까우며 교통근접형과 격리형은 농어촌형에 가까운 특성을 보이고 있다. 근린환경 유형이 노인의 삶의 만족에 미치는 영향을 분석한 결과, 균형근접형에 비해 상점 교통형과 격리형에 거주하고 있는 노인들의 삶의 만족이 통계적으로 유의하게 낮은 것으로 나타났다. 그 밖에 남성보다 여성이, 연령과 교육수준, 그리고 가구소득이 높을수록, 유배우자 집단의 삶의 만족도가 높았으며, 건강상태(주관적 건강, 만성질환개수, 기능상태)가 좋을수록, 그리고 비동거 자녀, 형제자매, 그리고 친구나 이웃과의 연락빈도가 높을수록 삶의 만족수준이 높은 것으로 나타났다. 본 연구는 노인을 둘러싼 근린환경의 구조가 노인의 삶의 질과 직접적인 관련이 있다는 것으로 실증적으로 검증한 연구로서 물리적 근린환경의 구조적인 측면도 고령친화적 지역사회를 구현하는데 고려되어야 함을 보여주고 있다.

조명이 도시근린공원의 야간이용만족도에 미치는 영향 (Effects of Illumination on Satisfaction of Night Use at Urban Neighborhood Park)

  • This study analyzed the effects of illumination on psychological accessibility from a view of satisfaction of night use at urban neighborhood park for actual night users. For this, we have classified the effects of illumination as five sampled independent variables from 12 effects of illumination, and tested the relationship with satisfaction of night use of a dependent variable by multiple regression analysis. The results of this study are as follows; 1) The effects of illumination for night use at urban neighborhood park were divided into five factors; (1) direct effect, (2) effect of promoting use, (3) effect of ensuring security, (4) effect of preparing landscape in the night time, and (5) psychological effect. Among independent variables indicating characteristics of effects of each illumination, uneasiness at night use was high. 2) In a multiple regression model, when other conditions were not changed, the value of security of night use (X\ulcorner) had maximumly an affect on the value of dependent. And, the value of danger to meet the depraved(X\ulcorner) had minimally an affect on the value of dependent variable. 3) For the contribution of security of nigh use(X\ulcorner) and brightness of present using space(X$_4$) to satisfaction of night use(Y) of dependent variable, they had a nearly equal effect on that, and showed about 2 times importance compared to familiarity with park(X\ulcorner) and the beauty of park(X\ulcorner). Also, they showed about 7 times contribution to satisfaction of night use compared to danger to meet the depraved(X\ulcorner), which had minimally an affect on the value of dependent variable, as the most important variables. 4) For the effects of illumination on satisfaction of night use, the effect of ensuring security - pursues security of park for the general rather than security for the specific class or subject - and direct effect to offer proper brightness in using space relatively affected on it much compared to psychological effect, effect of preparing landscape in night time, and effect of promoting use. A research on the psychological effects among the variables related to illumination as well as physical circumstances such as the height, location, direction of illumination should be studied.

Factors Influencing Life Satisfaction in Single-Person Households in Gyeonggi Province, Korea: A Generational Comparison

  • This study examined the subcomponents of the local environment that have an important influence on the life satisfaction of people living in single-person households and analyzed how the causal relationship between these variables differs between generations. Specifically, the local environment was classified into the following subcomponents: convenience, comfort, safety, healthcare, and neighborhood relationships. This study analyzed the data of 3,260 respondents from single-person households in the 2020 Residents' Quality of Life Survey in Gyeonggi Province. As a result, it was found that the perception of all subcomponents of the local environment had a positive effect on the life satisfaction of people in single-person households. The effect of neighborhood relationships was relatively large compared to other subcomponents. Next, the influencing factors on life satisfaction of people in single-person households showed differences between generations, which were defined by this study as youth (under age 35), middle-aged (35-64), and elderly (65 and older). Convenience and safety for the youth group and neighborhood relationship for the middle-aged group were most important. The elderly group was most affected by healthcare. The proportion of single-person households worldwide, including in Korea, is gradually increasing, and considering this, this study provides important policy implications.

서울 아파트 가구의 주거만족도의 원천에 관한 연구 -중심지와 외곽지 고충과 저층단지의 비교를 중심으로- (Sources of Residential Satisfaction of the Apartment Households in Seoul : A Contextual Analysis)

  • ^x Residential satisfaction by apartment housing type and by location was examined in Seoul Korea for a sample of 303 housewives disaggregated into four housing subgroups. These group differ in their personal characteristic by housing type and location. They showed significant differences in their levels of satisfaction and in their perception and evaluation of several community, neighborhood and housing unit attributes. A regression model of satisfaction for entire sample explain about 45% of the variation, but this conceals the compositional and the contextual differences between groups. Seperate regression for the four groups explain an average of 63% of the variation in residential satisfaction. Residents of high-rise and low-rise apartments both of center and periphery location differ significantly both from each other. Results show that certain dwelling, neighborhood and community context elicit dissatisfaction across the full sample. The objective contextual factor of housing type prove significant in most compositional subsamples, indicating that sources of residential satisfaction are not same in everywhere.

도시재생사업에서 지역 주민의 삶의 만족도에 미친 영향 요인 분석: 서울시 근린재생 일반형을 중심으로 (Analysis of Factors Affecting Life Satisfaction of Local Residents in Urban Regeneration Projects: Focused on General Type of Neighborhood Regeneration in Seoul)

  • 본 연구는 지역별로 주민 삶의 만족도에 영향을 주는 요인들을 도출하여 향후 도시재생사업의 활성화 방안에 대한 정책적 시사점을 제시하는 것이 목적이다. 이를 위해 서울시 근린재생 일반형 도시재생사업을 실시하는 창신·숭인동, 해방촌, 가리봉동 지역을 사례로 하여 설문조사를 진행하고 다중회귀분석을 하였다. 분석 결과 창신·숭인동에서는 로컬 거버넌스 요소 중 자율성, 가리봉동에서는 자율성과 네트워크가 증가할 때 주민 삶의 만족도가 상승하는 것으로 나타났다. 각 지역별로 지역재생역량의 요인을 살펴보면, 지역정체성은 세 지역 모두 경관적 특성이 주민 삶의 만족도에 미치는 영향이 크게 나타났다. 지역공동체는 창신·숭인동의 경우 개인역량, 가리봉동의 경우 참여역량, 관계역량이 증가할 때 주민 삶의 만족도가 상승하는 것으로 나타났다. 지역자산은 세 지역 모두 자연적 자산과 사회적 자산이 주민 삶의 만족도에 미치는 영향이 크게 나타났다. 따라서 근린재생 일반형 도시재생사업에서 주민 삶의 만족도의 영향관계는 도시재생사업을 추진하는 데 있어서 의미 있는 자료가 될 것으로 판단된다.

고령가구와 비고령가구의 주거만족도 영향요인 비교연구 (A Comparative Study on Factors Affecting Housing Satisfaction of Elderly and Non-Elderly Households)

  • The purpose of this study is to examine the factors affecting the housing satisfaction of elderly households in comparison with non-elderly households, and to present policy implications in terms of housing welfare policies. For this purpose, this study used ordered logit model analysis using '2019 Housing survey data'. As a result of the analysis, in the case of individual/housing characteristics, the analysis results of the non-elderly household model and the elderly household model were similar. However, in the case of regional characteristics, non-elderly households living in the metropolitan area showed higher housing satisfaction than non-elderly households living in the non-metropolitan area, whereas the elderly households living in the metropolitan area had lower housing satisfaction than the elderly households living in the non-metropolitan area. In addition, the satisfaction variable of neighborhood/environmental characteristics that had the greatest impact on the housing satisfaction of non-elderly households was found to be crime prevention status satisfaction, and the satisfaction variable of neighborhood/environmental characteristics that had the greatest impact on the housing satisfaction of elderly households was air pollution satisfaction. The results of the analysis can be used as various reference materials when establishing housing welfare policies for elderly households.

아파트 입주가구의 이주동기와 주거만족도 변화에 관한 연구 (Motives for Moving and Residential Satisfaction after Moving)

  • The objectives of study were 1) to investigate the motives for moving to the current residence, 2) to analyze residential satisfaction after moving in relation to household characteristics and the motives for moving, and 3) to test relationships among household characteristics, residential satisfaction before moving, motives for moving, and residential satisfaction after moving. Residential satisfaction was evaluated in relation to housing, neighborhood, and socio-psychological environments. Methdo-logy included literature and questionnaire survey. Questionnaires were administered to 269 homemakers living in an apartment complex in seoul. Data were analyzed with the use of SPSSS PC+ computer package. The motives for moving were classified in five types: tenureship improvement, improvement of the physical condition of housing, improvement of neighborhood environment, commuting improvement, and constraints. There were significant differences in the types of motives for moving by socio-economic status, types of houses lived in previously, change in type of tenures, and the duration of residence before moving. There were significant differences in residential satisfaction after moving among types of houses lived in previously, change in type of tenures, and the types of the motives for moving. There were significant relationships among residential satisfaction variables. They were the socio-economic status, change in type of tenures, residential satisfaction before moving.

미국 대도시권역 공동주택 임차가구의 주거 만족도 영향 요인 (Influences on Housing Satisfaction of Multifamily Housing Renter Households in the U.S. Metropolitan Statistical Areas)

  • The purpose of this study was to explore characteristics and housing satisfaction of multifamily renter households in metropolitan areas using 2009 American Housing Survey public-use microdata. A total of 8,139 multifamily renter household residing in metropolitan statistical areas were selected for data analysis. The findings are as follows: (1) In comparison with other types of households in the metropolitan areas, multifamily renter households tended to show a smaller household size, younger householders, a greater proportion of households with householders who have never married, or have been widowed, divorced or separated; (2) housing cost related variables such as monthly rent or rent per square footage were found not to have significant influence on housing satisfaction of multifamily renter households in metropolitan areas; (3) factors influencing housing satisfaction of multifamily renter households with householder's age 34 years or younger were neighborhood satisfaction, householder's race, structure age and per-person unit size; and (4) neighborhood satisfaction was found to have the strongest influence on housing satisfaction of multifamily renter households in metropolitan areas.
