This case study explores the stock sale, the resulting governance structures, and the airport management and development in Beijing Capital International Airport and Shanghai International Airport at Pudong. It is imperative for Incheon International Airport Corporation (IIAC) to change the management paradigm to survive in the changing environment and to become hubs in the relevant regions. And IIAC needs to search for the new ownership and governance structure to cope with the internal and external demands for innovation. In this study, along with the recent trends of the global airport industry, we suggest the implications for the IIAC's major decisions, especially, for the stock sale, the resulting governance structure, and the airport development and management. It is suggested that Korean government retain the majority control in the process of privatization to keep IIAC as a government-owned enterprise to provide the public goods to the citizen. Furthermore, to maximize the value of stock sale, IIAC needs to decide strategically the time and speed in the hybrid form of stock selling using trade sale and IPOs.
In this study, we analyzed the effect of the Eungam Loop Line of Seoul Subway Line 6 on the sale price of adjacent row and multi-family houses on the accessibility and structural characteristics of subway stations. This study empirically analyzed a total of 17,938 cases from 2006 to 2017 based on data on the sale price of row and multi-family houses. In summary, the results of this study using the Hedonic Price Model are as follows. First, this study confirms that the Eungam Loop Line characteristics have a positive effect on the sale price as it is adjacent to the subway station. It is noteworthy that the sale price of 100-200m segment has a positive effect, and the sale price of Bulgwang station, which has excellent mobility and connectivity with CBD, YBD and GBD, has a positive effect. Second, this study shows the locational characteristics such as distance to bus stop, distance to mart, and distance to school have influence on the sale price. Third, this study finds the land characteristics such as land area, land shape, land facing, and road width, have significant effects on the sale price. Fourth, this study discovers the sale price is also is also affected by building and floor characteristics such as the type of housing, building area, the number of households, building age, elevator, and floor level.

In various urban renewal projects related to real estate, developer in order to conduct the business, must get real estate inside project section directly or receive the consent for project from the owners. It must be carried out by consultation. When it fails, developer, in order to get ownership, adopts 'the Right of Claim for the sale' which has forcibleness. However, because the procedure for implementation of the right of claim for the sale is not clear, conflict between stakeholders is caused and it causes extension of period. Therefore, after examining judgments and references of judicial power for administrative litigation of the Right of Claim for the sale, by researching stakeholders of the housing rebuilding project and based on the results, finding out differences of stakeholders' recognition according to their position and problems of exercising procedure of the Right of Claim for the sale, and by presenting improvement plans of the system of the Right of Claim for the sale, contributing the success of the housing rebuilding project is the purpose of it.
Purpose - The purpose of this study was to construct a turnover estimation model by investigating research by Park et al. (2006) on the market area of domestic distribution. The study investigated distribution by using a new tool for the turnover estimation technique. This study developed and discussed the turnover estimation technique of Park et al. (2006), applying it to a large-scale retailer in "D"city that was suitable for on-the-spot distribution. It constructed the new model in accordance with test procedures keeping to this retail business location, to apply its procedures to a specific situation and improve the turn over estimation process. Further, it investigated the analysis and procedures of existing turnover estimation cases to provide problems and alternatives for turnover estimation for a large-scale retailer in "D"city. Finally, it also discussed problems and scope for further research. Research design, data, and methodology - This study was conducted on the basis of "virtue" studies. In other words, it took into account the special quality of the structure of Korea's trade zones. The researcher sought to verify a sale estimate model for use in a distribution industry's location. The main purpose was to enable the sale estimate model (that is, the individual model's presentation) to be practically used in real situations in Korea by supplementing processes and variables. Results - The sale estimate model is constructed, first, by conducting a data survey of the general trading area. Second, staying within the city's census of company operating areas, the city's total consumption expenditure is derived by applying the large-scale store index. Third, the probability of shopping is investigated. Fourth, the scale of sales is estimated using the process of singularity. The correct details need to be verified for the model construction and the new model will need to be a distinct sale estimate model, with this being a special quality for business conditions. This will need to be a subsequent research task. Conclusions - The study investigated, tested, and supplemented the turnover estimation model of Park et al. (2006) in a market area in South Korea. Supplementation of some procedures and variables could provide a turnover estimation model in South Korea that would be an independent model. The turnover estimation model is applied, first, by undertaking an investigation of the market area. Second, a census of the intercity market area is carried out to estimate the total consumption of the specific city. Consumption is estimated by applying indexes of large-scale retailers. Third, an investigation is undertaken on the probability of shopping. Fourth, the scale of turnover is estimated. Further studies should investigate each department as well as direct and indirect variables. The turnover estimation model should be tested to construct new models depending on the type of region and business. In-depth and careful discussion by researchers is also needed. An upgraded turnover estimation model could be developed for Korea's on-the-spot distribution.
This study is focused on the problems and the suggestions of proper ideas for solving them which are arisen from appling CIF, Incoterms 1990 into the contract of sale after reviewing of the contents of traditional CIF contract and the main changes of CIF, Incoterms 1990. This study summerized as follows: First, when the seller provide the buyer with non-negotiable sea waybill or inland waterway document instead of negotiable bill of lading, it is my feeling that the essence of symbolic delivery in traditional CIF contract is fading. And if the buyer has paid for the goods in advance, or a bank wishes to use the goods as security for a loan extended to the buyer, it is not sufficient that the buyer or the bank be named as consignee in a non-negotiable document. This is true because the seller by new instractions to the carrier could replace the named consignee with someone else. To protect the buyer or the bank it is therefore necessary that the original instructions from the seller to the carrier to deliver the goods to the named consignee be irrevocable. Second, CIF term can only be used for sea and inland waterway transport. When the ship's rail serves no practical purposes such as in the case of roll-on/roll-off or container traffic, CIP term instead of CIF term is more appropriate to use. Third, the EDI method still contains many legal and technical problems to be solved in order to be used thoroughly' in the international sale of goods. Therefore, the parties wishing to replace the traditional paper-based trade documents by electronic messages must exchange the agreement on EDI each other in order to prevent and sol ye unexpected problems. Forth, it may be that the goods are to be carried in bulk without such marking or naming of consignee as would amount to appropriation. Then the risk will not pass until effective appropriation has been made. Therefore, the seller needs to appropriate by issuing of separate bills of lading or delivery orders for parts of the bulk cargo. And in case the goods are bought while they are carried at sea, some problems on the passing of risk would arise. One possibility is that the buyer might have to assume risks which have already occured at the time when the contract of sale is entered into force. The other possibility would be to let the pissing of the risk concide with the time when the contract of sale is concluded. The parties are advised to ascertain the applicable law and any solution which might follow there form. Finally, Incoterms are restricted to deal with the main principles for the division of functions, costs and risks between the parties and the rest is left to their individual contract as supplemented by the custom of the trade, the individual terms of the contract of sale and the applicable law. Thus, the parties are advised to ascertain the applicable law on their individual contract of sale in order to solve the problems on the transfer of property, the remedy and so on.

The purpose of this research was to consequences of the sale effect derived from similar type of personality between the customer and the apparel salesperson. For the purpose of the verifications, random survey is made to 225 people over 20 years in age among the residence in the district of Seoul and using SPSS program, the reliability, frequency and crosstabs. The results of this study as follows: 1) In the fashion apparels of higher level of involvement, lower assertiveness but carefulness and analytic attitude of the salesperson is preferred rather than the customer's personality. 2) Difference are shown of the consequence of the sale effect by the corresponding type of the personality, depending on the degree of the involvement. 3) As for the level of the influence of the sale effect by the concordance of personality type depending on profession, student group are more conscious rather than the professional group in the aspect of concordance of personality type with salesperson.
This paper aims to provide quite recent information on the organic industry in the U.S. Major focuses are on the development of cultivation and marketing of fresh and processed organic produce and foods, newly enforced certification program, consumers' purchasing behaviors toward organic foods, and social survey results administered to the organic farmers in the U.S. The U.S. recorded 8 billion dollars' sale of organic foods in 2000, which was the largest in the world and showed 23% growth compared to the previous year. Yet the organic industry is still a niche market, occupying merely 1.5% of total food sale amount. The natural foods markets have not been so concentrated in the U.S., but it is changing and a few wholesale mart such as Whole Foods is emerging. Recent introduction of new certification program provide unified and sole standard at the federal level to which every certifier needs to adjust itself in order to be acceredited by the government. According to a social survey, consumers purchase organic foods because they concern about health, they stick to their own modes of life favoring natural foods, and so on. Another social survey shows that most organic farmers sell their produces to wholesalers, distributers, or producer coop, and direct sale to visitors at their own farm comprises of about 8 percent of their organic land.
C.I.F. and F.O.B. contracts are the chief terms used in international trade contracts. But, in recently, the multimodal transport which is based on the containerization and the improvement of air transport has been grown gradually, Regardless of theese change in international trade environment, most of the contract of sale is made by C.I.F. and F.O.B. contracts which are based on the traditional port to port transport. In other words, there are some limitation in terms of legal base in which traditional C.I.F. and F.O.B. contract is applied to the changed environment. Especially, problems arised in marine insurance which export by F.O.B. trade terms. Therefore, when the parties of the contracts of sale make an sale contracts by using the container ship and Multimodal Transport, they should use the F.C.A. and C.I.P. contracts Instead of F.O.B. and C.I.F. contracts for the transport of goods. And parties of the contracts of sale need to gain a better understanding of the characteristic of F.C.A. and C.I.P. terms and the problem of the F.C.A. and C.I.P. contracts used in the performance on international multimodal transport.

This paper presents an operational technique to maximize profit of a cogeneration power plant. To minimize errors in a loss and gain analysis of a cogeneration power plant, the energy sale profit in the cost-based-pool electric power trade market, the heat sale profit, and the supplementary fund profit for electric power industry are taken into consideration. The objective is to optimize the heat-electric power ratio to maximize profit of a cogeneration power plant. Furthermore, the constrained bidding technique to optimize heat-electric power ratiocan be obtained. Profits from of a cogeneration power plant are composed of three categories, such as the energy sale profit in the cost-based-pool electric power trade market, the heat sale profit, and the supplementary fund profit for electric power industry. Profits of a cogeneration power plant are varied enormously by the operation modes. The profits are mainly determined by the amount of constrained heat generation in each trading time. And the three profit categories arecoupled tightly via the heat-electric power ratio. The result of this case study can be used as a reference to a cogeneration power plant under the power trading system considered in this case.
