생태학적 접근으로 본 말레이시아 거주 한인 여성의 주거경험 (An Ecological Approach to Housing Experience of Korean Women in Malaysia)

  • This study was designed to understand the residential experience of Korean women living in tropical country. For qualitative research, interviewees were selected by snowball sampling among Korean women living in Malaysia for over 20 years. The selection criteria for interviewees included husband's nationality, occupational experience, future living plan, frequency of travel to Korea. In-depth group and individual interviews were conducted from August 23 to October 7 2014. Subsequently (1) interviewees' general residential experiences in Malaysia were summarized, (2) interviewee's identity and lifestyle with housing pathways approach were clarified, (3) interviewees' residential experiences in 5 issues, reciprocity in residential area, intention of environmental change, meaning of housing and interaction, housing adaptation, and residential satisfaction/dissatisfaction were prescribed and interpreted. In conclusion, the reflection of interviewees' experiences in tropical country, suggested variations of housing structure type within a residential complex, air well and pocket by setback in building block for improving ventilation and noise prevention from neighbors, and ceiling fans in the house were suggested for the upcoming subtropical climate in Korea. Full option and minus options were also suggested for the presale market to reduce before occupancy remodeling needs. The research results implies valuable suggestions for a multicultural society, ecological housing and stronger communities.

  • As a result of rapid aging speed in our society, it is necessary to supply a lot of housing for older people in near future. When we think that high portion of residence in rental housing complex composed of small units is the elderly, the housing units in those apartments have to be designed for the physical, mental, social, and economical conditions of elderly people who lives in such a residential complex. Considering these living conditions of the elderly, this study proposes a remodeling prototype of a living unit for older people in rental housing complex. For the research of this topic, various characteristics of the elderly and the environmental requirements for them firstly have been analysed from the literature survey and the interviews with two residents living in a rental apartment. And the design considerations for each space of the housing unit such as entrance, living room, bed room, bath room, and so forth have been explored. Based on the design guidelines above, the remodeling plan of a housing unit for older people has been propose as a result of this study.

대전지역 노후화된 아파트의 재건축과 리모델링에 대한 선호도 분석 (Preference Analysis on the Reconstruction and Remodeling of Old Aged Apartment in Daejeon Area)

  • 우리나라의 경우 급속한 경제성장을 이룩한 1970년대 이후 도시화가 빠르게 진행되어 주택부족 문제가 발생하게 되었고, 정부의 주도로 공동주택인 아파트를 꾸준히 건설하였으며, 민간 건설업체에서도 주택 수요를 충족시키기 위해 아파트를 대단지 형태로 건설하였다. 이러한 철근콘크리트 구조물로 건축된 아파트는 세월이 경과함에 따라 여러 가지 요인에 의하여 콘크리트가 열화 됨으로서 아파트 건축물이 초기에 가진 물리적인 성능 유지하기 어렵게 되며, 시대가 변화에 따라 아파트에 요구되는 기능과 형식이 변화하게 된다. 현재 아파트를 재건축하기 위해서는 건축년도와 안전진단 결과가 재건축에 해당하여야 하며, 이러한 조건이 만족하더라도 "시 및 주거환경 정비법 시행령" 제28조에 의거 아파트 전체 토지 지분 보유자의 75%가 재건축에 동의해야 재건축 할 수 있다. 즉 현재의 관련 법규에 의하면 아파트를 비롯한 주택의 재건축에 있어서 거주하는 주민들의 생각이 매우 중요하다고 할 수 있다. 본 연구에서는 대전지역 5개구에 위치하고 있는 25년 이상된 아파트에 실제로 거주하고 있는 주민들을 대상으로 실시한 재건축과 리모델링에 대한 선호도에 대하여 조사 분석하였다. 그 결과, 25년 이상된 아파트에서 거주하는 주민들은 거주자 생활 편의 개선을 위해서 리모델링을 선호하는 것으로 조사되었으며, 재건축을 선호한 주된 요인으로는 수익성 때문인 것으로 조사되었으며, 리모델링을 선호한 주된 이유는 시간 단축인 것으로 조사되었다.

  • The purposes of this research are to use the buildings efficiently and long, save energies, make the cozy and comfortable environment of residential and living spaces, rearrange the related acts for easy implementation of remodelling, and activate the government's support programs so as to make remodelling activated in a safe mode. The scope and methodology of this research include the review of existing literatures and data on remodelling, census on apartment residents, influence factors, and the development of methods for activation of building remodelling and strengthening of safety management, like activation measures, licensing and ordering regulation updates, etc regarding the remodelling. Safety inspection and in-depth inspection before and after remodelling should be regulated. The construction materials for remodelling should be light weighted and the construction methods which can minimize the impact and vibration during construction should be selected. The improvement of regulation on the remodelling contractor qualification and order method should be updated. If the remodelling is activated and safety management is reinforced by the suggested measures, solving of lack of house, prevention of abuse of resources, and improvement of residential environment could be accomplished rationally.

단독주택지의 어린이공원 리모델링을 위한 아동 요구에 관한 조사연구 (Survey on Children's Remodeling needs for Play Park at Detached Residential Zone)

  • This survey study is to find out children' needs of 'D' child park to remodel into a new one and their common opinions to the child playground, and to contribute this results to drive alternative plans. This park is very old and located in detached residental zone, Wooa-dong, Deokjin-gu, Jeon-city. This was performed by a questionnaire survey method, and the questionnaire was designed by researchers considering relative literatures. Data were collected from 198 children, who had attended elementary school in Wooa-dong. By analyzing those data, findings were as follows : 1) To play experience of 'D' child park was very important for children, so they memoried it. Above all, they membered the perception of 'D' child park through playing with play facilities and the communication with their friends. 2) Children would like to play unrestricted plays, but to need traditional play facilities as like a slide and a swing. So, future playground would be planned to adventure playground with some traditional play facilities.

공동주택 거주자 특성에 따른 부엌 공간 선호에 관한 연구 (A Study on the Preference for the Planning Components of Kitchen according to Residential Characteristics)

  • The purpose of this study was to examine preference for the planning components of kitchen according to residential characteristics. The questionnaire survey was adopted in this study, and 184 cases were used for data analysis. The questionnaire consisted of condition and preference in size, location, and layout of kitchen, remodeling elements, and satisfaction with kitchen. Frequency, percentage, and mean, correlation, x2-test, and ANOVA were used for data analysis. Subjects preferred the kitchen of size $4{\sim}5$ pyung. And they tended to prefer the kitchen located the inside and 6th shape-separated kitchen from dinning area. The findings showed that the preference of the planning components of kitchen according to residential characteristics was not distinct except housing size.

  • 최근 몇 년 사이 공동주택 리모델링을 둘러싼 여건의 변화는 리모델링의 활성화라는 입장에서 볼 때 매우 고무적이라 할 수 있다. 리모델링의 추진에 대한 단지 내 다른 주민들의 반발을 어떻게 조정할 것인가가 주요한 과제로 대두되었고, 리모델링을 위한 재원 조달과 리모델링 이후의 자산가치 변화가 핵심적인 쟁점으로 부각되었다. 특히 많은 언론의 보도에도 불구하고 리모델링에 의한 자산가치 즉 부동산 가격의 상승효과가 뚜렷하게 입증되지 못하고 있으며, 금융기관 역시 리모델링 이후의 자산가치 상승에 대해 상당히 보수적인 평가를 하고 있기 때문에, 입주자들은 리모델링을 위한 재원의 조달에 상당한 어려움을 겪고 있을 뿐만 아니라 리모델링 사업의 성공여부도 확신하지 못하고 있다. 제도개선은 동 단위 리모델링을 보다 효율적이면서도 도시와 단지 전체의 관리 방향과 조화되는 방향으로 추진되어야 하며, 또한 공공지출을 최소화하면서도 리모델링을 실질적으로 지원할 수 있는 제도적 방안이 강구되어야 한다.

주거환경개선을 위한 농촌주택 리모델링 성능평가지표 설정에 관한 연구 (The Set of Performance Evaluation Index of Remodeling in Rural Housing for Residential Environments Improvement)

  • Living environments in rural area have become deteriorated rapidly. Increase of aging population, decline in agricultural income, polarization of wealth in rural community due to rural returners have caused severe decline and imbalance of living environments in rural area. Responding to this circumstances, governments currently develop projects for improving living environments focusing on individual housing which were excluded from governmental supports because those had been regarded as private property. Nevertheless, there are still some gaps and problems in evaluating the quality of living environment and suggesting effective solutions. It would be because standards and guidelines of the projects have been based on urban housing system. In order to support the implementation of the projects, this research has developed an index for evaluating and monitoring the quality of living environments in rural area. By applying Delphi method, the index has been created in four categories of 'security', 'convenience', 'comfortability', and 'durability' 'Security' consists of structural safety, crime, disaster, accident prevention. 'Convenience' includes three divisions of living, traffic, farm working. 'Comfortability' is divided into sanitation, indoor environments, and aesthetic appreciation. Lastly, 'durability' has four divisions of energy conservation, environmental friendliness, efficiency, and economics. Each sub-division also has different items from three to twelves. In the case of an index for performance evaluation, items have been derived from energy conservation(6-items), and environmental friendliness(7-items). Items developed as an index for evaluating rural living environments in this research might be good background information for remodeling project in rural housing development.

실물옵션을 활용한 공동주택 리모델링 사업성 평가에 관한 연구 - 아파트 리모델링 사례를 중심으로 - (Feasibility Study on Remodeling Project By Using Real Option Model : Focusing on Apartment House Remodeling)

  • 글로벌 금융위기 이후 국내 건설산업이 급격하게 침체된 가운데 건축물 리모델링 시장에 점점 초점이 맞춰지고 있다. 건축물 리모델링은 주거환경을 크게 개선시킬 뿐만 아니라 각 세대별 전용면적 증가, 여유공간 내 수평 또는 별동 증축, 대형 평수의 세대분할을 통한 세대수 증가 및 일부 분양 가능 등 많은 장점을 가지고 있다. 그러나 국내 공동주택 리모델링 시장의 경우 각종 법규 및 사업추진 절차상의 문제점 때문에 리모델링 대상 물량이 적지 않은 수치임에도 불구하고 사업이 지지부진한 곳이 태반인 실정이다. 또한 공동주택 리모델링 사업 추진여부를 결정하는 사업성 검토 단계에서 대부분의 수익성 판단 모델로 사용되고 있는 순현재가치법(NPV)은 리모델링 사업이 가지고 있는 단계별 특성과 미래의 불확실성을 고려하지 않은 단점을 가지고 있다. 이에 본 연구는 전통적인 가치평가방법인 순현재가치법의 문제점을 개선하고, 사업이 진행됨에 따라 일어날 수 있는 불확실성을 고려한 실물옵션 이론 중 이항모델을 활용하여 기존 사업성 검토에서 쓰이는 순현재가치법을 보완하였으며, 공동주택 리모델링 실제 성공사례를 바탕으로 연구를 진행하여 보다 현실적이고 타당성 있는 사업성 검토를 하였다. 본 연구는 국내 공동주택 리모델링 시장 발전의 토대를 제공하고, 기존의 사업성 검토 및 경제성 평가의 문제점을 개선하여 그 타당성을 향상시킬 수 있을 것으로 기대된다.

도시복개하천의 복원사업 이후 인접 주거지의 물리적 특성 변화 (The Changes of Adjacent Residential Area after the Restoration of Covered Urban Streams)

  • This study aims to analyze the changes of adjacent residential area after the restoration of covered urban streams in seoul. The changes of adjacent residential area after restoration were analyzed by changes of land using, urban structure, individual lot of land and architecture to investigate relationship of the urban stream and residential change. The result as follows: the first one is the change of land use and urban structure in adjacent residential area. This change of infrastructure through stream restoration has transformed land use and urban structure in adjacent residential area. Secondly, there is the changes of the individual lot of land. It seemed that new development by combined lots would be concentrated in stream-side blocks. But, the changes of lots such as combining or dividing lots tend to be concentrated in stream-side, main road and main streets. In stream-side, commercial function of land use has changed to residential one which has restored streams landscape by transformation of lots use without changes of ownership-lots. Finally, there is the change of architecture. It turned out new building in adjacent residential area is similar to general development. However, new building in streamside is related to direction of stream. In addition, remodeling and expansion tend to change in commercial buildings on stream-side bridges of corner lots intensively. As a result, it is related to expectation of architectural activation and improvement of sidewalk environment by stream restoration.
