Motives for Moving and Residential Satisfaction after Moving (아파트 입주가구의 이주동기와 주거만족도 변화에 관한 연구)

  • The objectives of study were 1) to investigate the motives for moving to the current residence, 2) to analyze residential satisfaction after moving in relation to household characteristics and the motives for moving, and 3) to test relationships among household characteristics, residential satisfaction before moving, motives for moving, and residential satisfaction after moving. Residential satisfaction was evaluated in relation to housing, neighborhood, and socio-psychological environments. Methdo-logy included literature and questionnaire survey. Questionnaires were administered to 269 homemakers living in an apartment complex in seoul. Data were analyzed with the use of SPSSS PC+ computer package. The motives for moving were classified in five types: tenureship improvement, improvement of the physical condition of housing, improvement of neighborhood environment, commuting improvement, and constraints. There were significant differences in the types of motives for moving by socio-economic status, types of houses lived in previously, change in type of tenures, and the duration of residence before moving. There were significant differences in residential satisfaction after moving among types of houses lived in previously, change in type of tenures, and the types of the motives for moving. There were significant relationships among residential satisfaction variables. They were the socio-economic status, change in type of tenures, residential satisfaction before moving.

Resident Evaluation on Housing and Demand on Residential Service according to Type of Public Rental Housing (공공임대주택의 유형에 따른 거주자 평가와 주거서비스 조사)

  • There is a growing demand for public rental housing since housing price increased rapidly and socially vulnerable people need more stable housing. The purpose of this study is to investigate housing evaluation (satisfaction), moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident, and to suggest the development direction for comprehensive housing services including the community level. Data used for analysis in this study are from 2016 Seoul panel survey of public rental housing residents. A total of 3009 questionnaire from public rental households were collected in 2016 Seoul panel survey. In order to investigate housing requirements, we analyzed household characteristics, housing satisfaction, moving plans, welfare services, residential activities and community facilities, social environment. In this study, the difference of residential satisfaction, moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident is analyzed to identify their housing demands. As a result, there were differences in residential satisfaction, moving plan, and residential service depending on type of public rental housing and characteristics of residents. Residents in public rental housing modified from the multi-family housing after purchase showed lower residential satisfaction, and higher intention for moving plan compared to residents living in other type of public rental housing. In the residential service, residents in permanent lease type have higher experience of housing service as well as demand on housing service. Especially single household, elderly household, female household, or household with handicapped person indicated higher demand for housing services.

An Experimental Study on Residential Moving and Satisfaction Causes in Ulsan city (울산시 거주자의 주거이동동기와 주거만족에 관한 연구)

  • The purpose of this study is to identify the causes-effects of residential mobility and satisfaction. The research design employes a survey questionnaire for gathering a set of statistically-reasonable number of data among one million population of Ulsan metropolitan city. To make it more concrete, the attentions to be taken are on establishing (1) motives for moving (2) satisfaction factors in living, and (3) a relationship between houses and their environmental characteristics and the degree of satisfactions by them. The results of empirical analyses provide the following major findings: The most significant house-moving motivations were to achieve living-space at an affordable size or as wide as possible and to gain access to a comfortable and convenient environment. Per the residential satisfaction, highly respected factors were having good neighbors and active interactions with them and having good cooling-heating conditions, sunny rooms, and less noise and air pollution. Finally, the relation of house and its environment with the satisfaction indicated the following significant two: The higher the satisfaction, the shorter the duration of living and the history of construction. The less the satisfaction, the smaller the size of house and/or its complex.

Residential Crowding and Adoptation Behavior of the Urban Households (도시 가구의 주거 과밀 지각과 주거 적응 행동에 관한 연구)

  • In recent years, conoeptualizations of the residential crowding phenomena have developed form deterministic approaches to functionalistic ones which emphasize the interaction of environmental , social, and personal variables. The influences of each variables which are believed to mediate the crowding perception have been tested. This study examines the association of the influence of socio-demographic variables, residential setting and previous residential experience with the residential crowding. Futhermore, the residential adoptation behavior in response to the crowding phenomena is analyzed. The results of a survey are as follows; 1)The most important variables which influence residential crowding are the residential setting variables such as the floor space and the measure of persons per room. Also the household income and the family structure influence the residential crowding. No previous residential experience effects were found. 2)The residential adoptation behavior is influenced by sex, age and socio-economic status of the family. Female and the age group of 20s and 30s tend to prefer such alternatives as moving or residential alterations and additions. On the other hand, male and the age group of 40s and 50s tend to prefer staying without nay alternatives or structural family adoptation. The group of higher socio- economic status tend to show higher preference to moving and alterations, and the lower ones tend to stay or take the alternative of the structural family adoptation. Years of education and the family structure do not influence the residential adopation behavior.

  • The purpose of this study is to identify the background and nature of residential mobility and its influencing factors in Seoul metropolitan area. Spacial range of this study includes from Seoul to Gyeong-in area(Gyeonggi-do and Incheon). To measure this tendency, this study established hypotheses and two logistic regression models through previous researches and conducted an analysis based on 1,911 and 2,923 samples, which experienced inbound and outbound moving between the two areas. This research found that residential mobility from Seoul to Gyeong-in and those moving from Gyeong-in to Seoul had some differences in the household, socio-economic, environmental, and housing characteristics that affected the moving to each area, as well as the architectural and urban environmental characteristics that affect the Quality of Life(QoL) of the households after the residential mobility was completed.

Changes in Housing Quality and Residential Satisfaction Among the New Town Movers (신도시로 이주한 거주자의 주거수준과 주거만족도 변화 분석)

  • The objective of this study was to investigate changes in housing quality and residential satisfaction among the New Town movers. Numerous literatures pertaning to the subject were thoroughly reviewed, and a set of hypotheses was drawn therefrom. Methodology applied to the study included bivariate and multivariate analyses for both derivation of descriptive statistics and hypotheses testing. SPSS PC+ for window(version 6.2) was used to analyze the data collected by Korea Research Institute for Human Settlements(KRIHS) in 1993. The major findings are highlited as follows : 1) Regardless of the household income level and other characteristics housing quality has improved substantially by moving to new towns. 2) The level of residential satisfaction is increased as a result of moving to new towns. 3) Upward changes in housing quality strongly influence the change in residential satisfaction. Both variables to be highly correlated. 4) These most satisfied residents are those who moved to the large size of dwellings and they are mostly high income families.

Residential Mobility and Housing Preference of Daegu Metropolitan City (대구시민의 주거이동 요인과 주택선호성향 분석)

  • The purpose of this study, analyzing the primary factors for residential mobility and housing preference of Daegu citizens, is to provide a basic data for future housing policies. The results are as follows: First, 32.1% of Daegu citizens have intention of residential mobility. Especially the residents in central (50.0%), southern (59.0%) and western Daegu showed more intention than those in other districts. Second, we used the GLMM (Generalized Linear Mixed Models) to analyze the main factors for residential mobility. The results are as follows; 1) the residents who have lower housing satisfaction with the type of housing, parking, and educational environment, 2) those who are male and younger, 3) those who live in rented house have more intention of housing mobility. Third, based on the analysis on the preference change of the type of housing, the preference of the apartments is getting higher, while that of the detached houses is getting lower (past: 40.1%${\rightarrow}$present: 54.8%${\rightarrow}$future: 66.7%). 28.8% of the respondents (444) expressed intention to live in the public rental houses, in case they are provided in the areas they are moving to. Fourth, when we analyzed the size of the houses they actually lived in and that of the houses they prefer to live in case of moving, we found that in general they tend to move in smaller housing than in the past. The results of the analysis showed that in order to minimize the possible moving away from the current residential areas due to the dissatisfaction with the housing environment, in the first place the improvement in the quality of the houses, parking and education environment is needed.

A Study on the Residential Space Organization of the Elderly Care Facilities (노인요양시설의 거주공간 구성에 관한 연구)

  • Recently the elderly care facilities have increased according to the increase in the needs of the elderly care. However architectural studies of elderly facilities still leave much to be desired. The results of this thesis are as follows 1) There are three types of residential unit for elderly care facility such as the linear-type, and loop-type, the hall-type. 2) In the elderly care facilities, staffs' affairs are not separated distinctively, instead all of them join the service for the elders. 3) Since both case being easy and being difficult to find a way for elders are decided by the type of the building, space organization should be planned to be recognized the way for elders and organized straightly with joint area between buildings. This study analyzes the effects of the movement and the moving line of elders and staffs for the estimation of each residential space unit. The purpose of this study is to propose residential space organization of the elderly care facilities.

Evaluation of Residential Street by Pedestrain and Vehicle Occupancy (보행자.차량 점유율에 의한 주택지가로의 평가에 관한 연구)

  • This study focuses on the evaluation of the streets on residential areas. For this purpose, pedestrain and vehicle occupancy indicators on residential areas are proposed, and vehicle, pedestrain flow and status of on-street parking on residential streets are analyzed. Also, according to the suggested occupancy indicator, occupancy status of pedestrain and vehicle are identified. At the end, evaluation of residential streets are conducted. The suggested occupancy indicator is a quantitative indicator which can represent the traffic situation on street. It can also be represente din the same dimension among pedestrain, vehicle flow, packed vehicle. Also, occupancy indicator can be utilized for the allocation and evaluation of transportation modes on residential street. Except on-street parking during the day time, moving vehicle occupancy rate contains the more than 80 precent when it is estimated based on the vehicle flow and pedestrain only. As the streets on residential area are occupied by the pedestrain approximately 20 percent during the day time, it is identified quantitatively that the necessity of space for pedestrain.

The Effects of the Residential Mobility among the New Town Movers (신도시 거주자의 주거이동 효과에 대한 분석)

  • The purpose of this study was to identify effects of residential mobility among the new town movers. The major findings are as follows : 1) As they moved in new town the distance to their wok palce increased substantially. 2) Degree of residential satisfactions increased after moving in the new town. 3) Commuting time is strongly influenced by head of household's level of education, family life span, and tenure status of households.
