As the exiting school facilities become old and unfit for new curriculum, the systematical remodelling process based on its educational and physical functions is required. due to the inadequate maintenance and repairing practices, unnecessary costs are expended. Therefore, this study aims to establish a remodelling decision-making model for improving the educational environment of the existing school facilities. According to the budget system, it proposes the concept of remodelling that includes the activities of extension, reconstruction, repair and improvement. This study classifies the performance evaluation for school facilities as that of safety, durability and educational function, and articulates the assessment standards, methods and elements. In the end, it suggests a rational model for remodelling decision-making that can provide efficient and comprehensive remodelling process, economic and sustainable school development.

This study was executed by means of "user participatory design method", as a part of the public facility remodelling project supervised by the Seoul Municipality. This study aimed to complement and improve the methodology through reviewing the whole process of participatory design implementation and examining closely whether the activities, design methods and tools that have been applied at each stage were helpful to reflect the users' demands successfully. Given all of those, it implies; first, it is very meaningful that public facility remodelling project by "user participatory design" leads the ordinary users to have direct opportunity to participate in the public business and to change their perception of the restroom environment in school. Second, it is necessary to integrate the roles of the facilitator and the architect from the beginning stage of the process, which makes it feasible to reflect the users' needs to the final stage. Third, it is required to modify the design tools that enable non-professional participants to understand their tasks and to perform them effectively at the stage of decision making.

본 연구에서는 기업에서 서비스 상품의 개발 프로세스를 수행하는 과정에서 서비스 설계에 적용되는 서비스 컨셉의 개념을 고찰하였다. 서비스 컨셉은 전략적인 새로운 서비스 개발이나 서비스의 리모델링 작업 등의 계획 단계에서 의사결정에 관하여 중요한 역할을 하게 된다. 특히 다양한 서비스 요소들의 결합을 통해서 서비스전달시스템의 최적화된 운영계획을 수립하거나 또는 서비스 회복 등을 다루는데도 유용한 개념이며, 서비스 컨셉의 결과를 통해서 개발대상 서비스 상품에 대한 고객의 수용성과 비즈니스 모델로서의 성공가능성을 평가하는데 중요하다. 따라서 본 연구에서는 서비스 개발의 전반적인 과정에서 서비스 컨셉을 적용하는 모델과, 설계과정에서의 서비스 컨셉을 평가할 수 있는 모형을 제시하였다.

정부의 강력한 정책의지에 따라 무분별하게 추진되던 재건축 사업이 상당기간 침체될 것으로 예상되며 이에 대한 대안으로 공동주택 성능향상과 자산가치 보호, 거주환경 개선을 위한 리모델링의 활성화가 예상되고 있다. 그럼에도 불구하고 대다수의 주민들은 재건축에 대한 선호도가 강하며 리모델링은 최후의 수단으로만 치부하고 있다. 이러한 현실은 리모델링에 비해 재건축이 시공성 및 사업성 측면에서 유리하다는 인식이 강하게 자리잡고 있기 때문이며 재건축 추진에 대한 평가방식인 안전진단이 개발의 활성화 및 최적의 방식을 제공하기보다 획일적인 규제 위주로 이루어져 있어 이를 불신하는 현실에서 기인한다고 볼 수 있다. 따라서 공동주택 개발사업을 추진하는데 있어 가장 적합한 방식을 선택할 수 있는 합리적인 평가안을 재 정립할 필요가 있다. 이에 본 고에서는 AHP 기법을 이용하여 평가 요소간의 중요성 및 가중치를 산출하고 이를 바탕으로 개발 사례에 적용 분석하여 향후 공동주택 개발을 위한 평가 방안에 활용하고자 한다.

구조안전성과 경제성이 확보될 수 있다면, 노후 시설물의 재건축보다 개보수가 바람직하다. 이런 인식은 자원과 국가 예산을 절감하는 기회를 제공한다. 그러나 예하부대가 노후 군시설물에 대한 개선요구를 일관되고 신속하게 결정하기가 용이하지 않다. 이는 대안 평가 방법론이 업무 매뉴얼로만 존재하고 자동화된 시스템으로 존재하지 않기 때문이다. 따라서 신속하고 정확한 데이터 처리를 지원하는 실무적 관점에서 기존의 평가방법론을 자동화된 시스템으로 전환하는 연구가 요구된다. 본 연구의 기여점은 다음과 같다. 1) 선행 연구고찰을 통해 시스템화가 용이한 군시설물의 경제성 평가 방법론을 선정하고, 유사연구와 연산과정을 비교하여 취약점을 파악하고 상호 보완점을 제시한다. 2) 특정 주제문제를 해결하기 위해 연구자가 개발한 이론체계를 시스템으로 전환하는 방법론을 제시한다. 3) 평가자의 사용성과 접근성을 고려한 4 가지 기능모듈을 사용자 환경으로 개발한다. 4) 개발된 시스템은 사례연구를 통해 4가지 성과지표들을 평가함으로써 성능검증을 실시한다.
