A Case Study on the Application of Digital-Twin to Small-size Building Remodeling Processes (디지털 트윈을 적용한 소규모 건축물 대수선 프로세스 적용 사례 연구)

  • The number of old buildings in Korea is increasing. According to a report from the Ministry of Land, Infrastructure and Transport, the proportion of old buildings increased from 29.0% in 2005 to 37.8% in 2009. However, the ratio of repairs to improve usability and improve the environment through problem improvement The proportion of old buildings was 72% in 2010, but decreased to 38% in 2020 and does not exceed 40%. The reason is that the difficulty of remodeling old buildings is more difficult than repairing new ones, and business estimates are difficult to predict. Accurately reflecting the current condition of a building in a repair project has a huge impact on time and budget. Accurate and detailed measurements are essential. Current repair methodologies require a lot of manpower, time and money to remodel an old building. Therefore, it is necessary to improve the remodeling methodology applied in the field. In this study proposed a Digital-Twin-based remodeling process that introduced various digital technologies such as 3D Scanning, BIM, Reverse Engineering, and Digital Fabrictation in consideration of the latest technologies used in recent construction projects. In addition, the process proposed in this study was applied to an actual small-scale building remodeling project and the results were analyzed. In addition, useful basic data were provided for the establishment of plans related to the repair process of buildings in the future.

An Evaluation of the Importance of Risk Factors for the General Hospital Remodeling Approached by Analytic Hierarchy Process (AHP) (AHP 분석을 통한 종합병원 리모델링 공사의 리스크 요인 우선순위 평가)

  • Purpose: It is important to note that the relative importance of risk factors should be identified to successfully complete the remodeling project of general hospital. Approached by analytic hierarchy process (AHP), the present study aimed to systematically evaluate the risk factors for remodeling of general hospital. Methods: The present work classified the risk factors of general hospital remodeling into four major categories including the requirements survey stage, planning and design stage, dismantling and construction stage, and maintenance stage. In addition, four sub-categories were derived from each major category factor. Furthermore, five major categories and four subcategories were selected to be considered from the perspectives of two stakeholders of contractor and constructor. The relative importance of the major and sub-categories factors was calculated using the AHP technique on the survey data collected from 49 respondents who participated in the survey study. Results: The results indicate that, the risk factor of requirements survey stage was found to be the most important risk factor to consider among the four major categories of factors. Also, insufficient preliminary investigation, design inconsistencies in architecture/mechanics/electricity, occurrence of safety accidents, and insufficient review of various equipment capacities and performances were found to have the highest priorities of each subcategory factor group included in the four major categories. From the perspective of contractor, the error in predicting the construction period was found to be the most important risk factor. The occurrence of safety accidents during construction was found to be the most important risk factor to be considered by constructor. Implications: The result of the current work should provide important insights and guidelines for the risk management activity that contributes to controlling the project time, cost, and scope required for general hospital remodeling.

  • Due to the increase of aged housing demolition in preparation for the rapid growth of the market, Eco-friendly remodeling demolition work which can minimize environmental destruction have been studied. However, the owner or contractor to apply for eco-friendly remodeling demolition work does not reflect the characteristics of the site can not have a potential for many variables. In addition, There is no standard which can find effective part and catch a problem by performing eco-friendly remodeling demolition. Therefore, the project owner and construction company executives in the Pre-construction stage to the implementation of eco-friendly remodeling demolition construction by providing a model for the pre-evaluating the project. In this paper, the performance of eco-friendly remodeling of demolitions is proposed for the pre-evaluating model. After the eight items were drawn affecting the performances which are influence to accomplishment of the eco-friendly remodeling demolition, evaluation criteria was suggested for each item. Also By classifying and assessing the evaluation items, It will be able to identify the problems and supplements for eco-friendly remodeling demolition. Through the final evaluation sheet, The works of the appropriacy and supplement will be checked for the eco-friendly remodeling demolition. Finally The preinvestigation model is helpful for making the plan of systematic demolition, futhermore It is contribute to the expansion of the eco-friendly remodeling demolition.

  • The Vocational Rehabilitation Center Expansion Project, with a budget of 15.3 billion KRW, transformed an existing facility into a more eco-friendly, user-friendly, and publicly accessible space. The project involved expanding the building from a basement and two above-ground floors to a basement and six above-ground floors, addressing the shortage of facilities for people with disabilities while promoting eco-friendliness. Design concepts included eco-friendly MASS, improvements to the existing building, social adaptability, and user-centric evacuation measures. Value Engineering (VE) and technical reviews led to proposals for cost reduction and functionality enhancement. Completed in September 2019, the project, renamed "Se-um Center," now hosts seven disability welfare facilities, serving as a vital infrastructure improving the lives of individuals with disabilities in the local community.

  • A renovation project of apartment housing is generally divided into four stages: Project inquiry stage, planning and feasibility stage, design stage and construction stage. Currently, procedure and managerial technique for a remodeling project has not been systematically established so that many companies have difficulty in doing their business. In particular, the design stage in participant which a project managers, designers, residents and engineers is more complicate than the other stages in terms of roles and working procedure. The design documents can be found trial and error if it is not well managed. The insufficient design caused by lack of ability to efficiently utilize information obtained during the stage and inappropriate decision-making not only results in diverse problems in the construction stage but also makes people suspect satisfaction and reliability on the remodeling improvements. Therefore the design stage is very significant issue on the renovation project. As the consequence, the design stage of a remodeling project is so important that it should be carefully managed, and composite understanding of the process to be executed. To do this, we provide roles and responsibility of each participant in the design stage and analyze the process where information is utilized in design stage. The information is analyzed in terms of input, tool and output.

  • There are diverse barriers such as limits to space, time, economy, technology, institution, and etc. in remodeling construction compared to new construction and it needs to overcome such limits. Consequently, for effective performance of construction, planning and application fit for remodeling characteristics shall be made available in time and various studies into remodeling for each construction category are necessary to achieve this. Taking these into account this study conducted research of the followings to draw out necessary steps for planning and application of fire protection facilities in remodeling, to overcome various barriers that may arise during any project operations, and to provide useful materials for construction of reasonable and effective fire protection system.

  • Most old apartment housing have been replaced with new ones by means of the reconstruction. But with the change of the construction environment, remodeling is introduced as a new alternative for the replacement. Remodeling is expected to reduce national loss owing to the early reconstruction of old apartments resulted from economical and functional deterioration. But there still remains a lot of problems to be first solved for Remodeling. One of those is to figure out how to perform an economic feasibility analysis effectively. The researches of remodeling done under the rally stage are not sufficient in economic feasibility for apartment housing. Therefore, this paper suggests an effective method for the economic evaluation of remodeling projects focusing on a rental high-rise apartment.

  • Recently, a series of massive earthquakes have been occurred northeast Asia and there has also been constant sensible earthquakes in South Korea. Particularly, after diagnosing educational facilities with Sichuan earthquake momentum, remodeling construction of old educational facilities and buildings which were not designed not to resist earthquake are actively underway. Remodeling construction sites, however, are mostly small construction sites which consist of less than 30 full-time laborers, where a number of deaths from a fall occur by improper uses of protective gear. Therefore, to reduce the disaster from a fall caused by inadequate uses of protective gear in domestic small construction sites such as those for remodeling, this study conducts research into ways of decreasing accident rates by suggesting providing and administering protective gear as a national project so that donning protective gear is activated.

  • The purpose of this paper is to examine a reasonable share of cost in the apartment remodeling projects. Therefore, the case model of remodeling apartment was made up and then the rate of return by method of floor area change rate, method of proportion, method of investment earnings rate and method of proportion reflected business contribution were estimated. Consequently, the model by the method of proportion reflected business contribution presented 20.6% of rate in all apartment units.

  • This study examines how the students evaluate the color of classrooms in university after remodeling. This is a elementary study, which suggests a direction of study on a criterion of color design in classroom remodeling. The study was progressed through visiting classrooms and POE(post occupancy evaluation). The results indicate that most students satisfied with color environment, and the project of remodeling has increased the level of satisfaction in comparison with before. The level of satisfaction with the color of the architectural elements was high. The level was affected by wall color, floor color and color combination with elements' color. The overall satisfaction with classroom color was correlated with all architectural elements' color. The result shows that the positive effect and insufficiency of color design in remodeling. Also it shows that the color combination is one of important factors of satisfaction of color environment.
