  • The growth of Korea's construction industry is on the decrease, and it has caused the market of remodeling to be boosted up. But it's not that long people to get interested in the business of remodeling. So, the understanding and recognition in each remodeling process are not systematically formed yet and of which study and experience are insufficient as well, which may produce lots of problem after finishing these businesses. For resolving these problems, the make-up of remodeling process in the plan of operation will help us to reasonably and efficiently construct the basis of the business of remodeling which can be a way for efficient management and corresponded to national construction surroundings. The result of this study is as follows.

  • The study is based on a two-year research study titled 'A study on the Development of the Programs for Housing Policy to support Multi-family Housing Remodeling in Korea'. The primary purpose of this two-year study was to recommend governmental program initiatives for supporting multi-family housing remodeling activities in Korea. As a part of this research study, this article was written based on the results from the two surveys regarding multi-family housing remodeling in the United States and Korea, and a focus group with housing researchers affiliated to the Joint Center for Housing Studies. Major research findings are presented as follows: First, there have been various types of supportive programs for single- and multi-family housing remodeling in the United States. Those have focused on lower income families than middle income families. Compared with the programs in the United States, the apartment remodeling in Korea has been focusing on small population of the multi-family housing owners. Apartment remodeling in Korea needs supportive programs for rental housing remodeling and the housing remodeling for low-incomes. Second, there have been various types of remodeling activities made in multi-family housing properties in the United States. Size of remodeling project also varied. Their remodeling activities were based on the long-term repairing plans initiated by professional apartment management groups. For making our multi-family housing properties more sustainable, we also need to have the long-term repairing plans. Third, the apartment property remodeling has been regarded as a substitute of reconstruction of apartment properties. However, remodeling should be regarded as one of the most efficient ways to extend the life-cycle of apartment buildings. Thus, benefits and executive plans of apartment remodeling should be studied by a professional research center under our governmental responsibilities as done in the United States.

  • Alongside the increasingly larger domestic construction projects is the gradual rise in construction waste. Consequently, serious environmental problems emerge. The increase in demand for housing remodeling due mainly to the increase in national income and improvement of quality of life is the main reason for the increase in construction waste. This study was conducted as the basic study for the prevention and reduction of construction waste generated by apartment remodeling; it aimed at identifying the remodeling items and reasons. Toward this end, this study targeted apartments at least 15 years old and conducted a questionnaire survey to determine the remodeled sections and remodeling reasons. As a result of the questionnaire survey, the bathroom, floor finishing, and kitchen furniture recorded the highest ratios in remodeling. Old materials, aesthetic motivation, and pleasant living space composition were cited as the major remodeling reasons. This study is significant as a basic study for generating environmental and economic profits through systematic waste management. Further studies should develop guidelines suitable for construction waste reduction and recycling in line with the construction and demolition phases in case of remodeling.

  • Green remodeling proposed in the Korean New Deal is a project to build or remodel eco-friendly and energy-efficient buildings using renewable energy facilities and high-performance insulation for public buildings. The government intends to achieve the carbon emission reduction target by conducting green remodeling. Major overseas cities that conduct green remodeling are actively promoting technology support and promotion along with energy performance evaluation according to building characteristics, subsidies for private revitalization, and tax benefits. With this background, the analysis of the current status and problems of the green remodeling project was performed and the Activation factors of Green Remodeling were derived from survey results. This study suggested strategic measures such as a participation of civil society, promotion, and priority selection of administration and policy measures such as a leading role of the public sector, expanding support for the socially underprivileged, and financial support and tax benefits. And this study results are expected to be utilized as basic data to promote the green remodeling project.

  • Recently, the environmental sustainability has showed up one of the important considerations in the construction industry. However, the effective evaluation method for the decision-making on either reconstruction or remodeling of a project has not been developed so far. This paper presents an integrated evaluation model considering both environment and economic factors of a building project for which the decision making on either remodeling or reconstruction is needed. In order to develop the model, the characteristics of both types of projects were investigated and analyzed through the related literature review, and then appropriate evaluation criteria and analysis methodology to be used in the model were developed.

  • Since the Enforcement Decree of the Housing Act was changed in 2007, remodeling demands have increased. For this reason, many research studies are actively discussed for vitalizing remodeling, but countermeasure plan for generated construction waste is not enough. This study aims to provide basic data for the reduction plan of construction waste caused by the remodeling project through the investigation of apartments residents' priorities about remodeling elements for reducing construction waste. In this study, remodeling elements have been drawn through the literature investigation. As a result, subordinates were classified into 21 elements and superordinate were classified into 6 elements. Expert interviews were conducted to check the reliability about subordinate and superordinate elements of remodeling and the questionnaire survey were conducted to determine the residents preference of apartments remodeling elements. As a result of the questionnaire survey, we found out the characteristic of preference for apartments remodeling elements such as the period of apartment, the location and the financial condition respectively. This study presents a basic data for considering the remodeling as well as the apartment plans for the resident's preference. Further, many studies about the reduction plan of construction waste caused by the remodeling project will have to be discussed.

  • In terms of both quality of rural lifestyle and cultural awareness, the importance of community facility is being emphasized. Nevertheless, by occasion of graying, population outflow and revenue loss, rural society faces the erosion of community. For these reasons, government is promotion an community space construction project on rural areas which is lack of community facilities. Whereas the projects are just one off thing not include upkeeping, so lots of functional overlapping community facilities are formed in same place. In this study has classified rural community facility remodeling element and designed rural community facility evaluation system of each elements. In order to implement of purpose, it has categorized community remodeling index in rural area by literature analysis and site survey. For setting remodeling rating system, this study analysed preceding research data and conducted a Delphi survey of 30 experts. As a result, this study deducted 29 categories of community remodeling index and 21 categorizes of remodeling rating clause. Taking this result, this study progressed case study on seonheul-ri in Jeju. Implications, limitations and future research directions are presented. It would be groundwork for remodeling system development in rural community facility.

A Study on the Remodeling effectiveness of old low-rise residential areas for Senior Living (노후 저층주거지역 리모델링을 통한 노령인구 거주환경 개선효과에 관한 연구)

  • Purpose : The purpose of this study is to evaluate the remodeling effectiveness on old town in Songpa-Gu, Macheon-Dong in the point of elderly living. Methods : Main research method is interview with older residents living in Macheon-Dong. The surveyed district of old town is divided into two groups, one is experimental group and the other is control group. The interviews have been conducted two times; before the remodeling(September, 2017) and after the remodeling(May, 2019). Total number of questionnaire is about 400. Correlation analysis, T-test, regression analysis have been used for the interpretation of collected data. Results : The number of accident and road confusion of older residents in experimental group have been decreased after remodeling. Most preferred space is resting area, and older residents considers convenience and practicality as more important. 47.7% of respondents have evaluated dwelling site as good after remodeling. Implication : This study sends a meaningful message in that remodeling effect of old town has been analyzed quantitatively and dwelling area regeneration project of old town is positive for the improvement of dwelling environment.

  • Remodeling becomes the significant issue in the aspect of the resource recycling, because it does not demolishes the whole buildings, but a part of main structure. However, compared with new construction, remodeling has several problems of adding the repair and rehabilitation works, using the partial demolition method, and having difficulties of making decision due to disagreement between several owner organizations. BIM, which is the total solution for managing and producing information during whole life cycle of the buildings, seems to be the right solution for the way to address these issues. has a possibility for solving the problems. Therefore this paper provided the framework and database for applying the BIM in the remodeling, and proved the applicability of the BIM database in the remodeling project through the case studies.
