The Regionally Specific Residential Characteristics of ′Residential-Commercial Mixed Use Buildings′ in Seoul (서울시 주상복합건물의 지역별 주거 특성)

  • This study begins with paying attention to the agglomeration of 'Residential-Commercial Mixed Use Buildings(hereafter, R-C MU Buildings)', which tend to be a high grade and large sized building cluster at various neighboring areas in Seoul. The purpose of this study is to understand the relationship between emerging new housing type and residential area by analyzing the characteristics of residential neighborhood that is mainly created by R-C MU Buildings. For this purpose, the specialization and the regional characteristics(in connection with the hierarchy in urban spatial structure) of R-C MU Building's residential neighborhood were analyzed. In the end, the specific type of housing reveals the tendency to be differentiated in terms of income, education and occupation related with housing and residential area. And the residential characteristics also seem to be different according to the regions based on the central place hierarchical structure. It means that the social and class factors are important in choosing house, but the characteristics of the neighborhood area play an important role in the selection of resident area. Finally, the location of certain type of housing can influence the selecting process of residence and it can also determine the characteristics of the resident area in turn.

Background and Facility Characteristics of Service Attached Elderly Housing in Japan (일본 서비스제공 고령자주택의 도입배경 및 시설 특성)

  • Purpose: This study tries to explore and analyse Service Attached Elderly Housing of Japan in order to prepare new elderly housing type effectively for aged society of Korea. Service Attached Elderly Housing was introduced in 2011 and it includes existing elderly housing of Japan such as Designated Elderly Housing, Elderly Friendly Housing and Superior Elderly Housing. Methods: Historical transition of Japanese elderly housing and background of the introduction of Service Attached Elderly Housing have been reviewed first. Thereafter research team visited to 3 elderly housings of Japan providing elderly services such as elderly care, meal, cleaning, washing, safety check, entertainment, etc. Based on the literature survey and field trip, the characteristics of Service Attached Elderly Housing have been drew out. Results: As the characteristics of Service Attached Elderly Housing of Japan, mixed use facility, community based housing, generation mix, barrier free design, and provision of daily life service for the elderly have been identified. Implications: Not only physical consideration including Universal Design but also elderly services such as elderly care, meal, housework, safety check, entertainment and so on are necessary for the supply of elderly housing.

  • The city means not only a geographical area as a role of the spatial boundary, but also a socio-economic place to communicate with each part. It requires various functions to get the income and activities. But city has a limitation of a available land to provide the required function and a sufficient space to supply the activity. Therefore, the development trend of city has not been to spread to the horizontal area any more and considered the vertical area. In addition, various functions put into a massive building because many people want to solve the daily requirements without spending time and cost. In this paper, it aimed at classifying the mixed-use building into function, circulation, relation between the public and private space and the building shape to provide the design information according to the development constraints such as land area, functional limitation, accessibility, etc. The classification of the mixed-use buildings is divided into four areas. The data are collected with foreign countries in Japan, Europe and US.

A Study on the Exterior Remodeling for Using Commercial Facility of Housing in City (상업시설로 용도변경 된 도심지 단독주택의 외부 리모델링에 관한 연구-서울특별시 강남구 압구정동과 청담동을 중심으로-)

  • The purpose of this study is to examine the exterior remodeling examples of urban houses which have been changed to be mixed-use buildings with commercial use, and to guide the future exterior remodeling. Some of the research results are as follows: 1) Exterior remodeling of commercialized urban detached houses is focused on two-dimensional changes of exterior surface, rather than on three-dimensional changes of mass or shape. 2) Unlike commercial buildings generally relying on signboards to express their commercial nature, the exterior-renovated houses with commercial uses mainly rely on the image of whole building shape based on exterior materials and colors. 3) Installations of free-standing walls and double skins are preferred as exterior remodeling techniques, due to the structural limitation of exterior walls.

  • The objectives of this article are to grasp the characteristics of the apartment buildings with commercial facilities through various case studies and to present alternative measures in planning method to the issue of division of space function. To present the alternative planning method on apartment buildings with commercial facilities in urban housing blocks, 34 cases completed in 1990's were chosen in Seoul area. Substantial methods such as field research, close observation and interviews were carried out to analyze on these subjects. The analysis were focused on the sizes and features of apartment buildings and its relationships to other components. Other components can be roughly divided into four sectors which are environments, roads, arrangements of the main building and public facilities and commercial facilities inside the resident blocks.

Relationship between Satisfaction Degree on Management for Residents, Common Spaces and Sense of Community in High Rise Mixed-use Residential Building (초고층 주상복합 건물의 입주자관리, 공유공간 만족도와 지역공동체의식의 관계)

  • The purpose of this study was to identify the relations among management for residents, sense of community and common space for residents which provided in high rise mixed-use residential building constructed at the end of 1990s. Research method was social survey with questionnaire from 178 subjects collected by the snow ball sampling. Statistical analysis was done by the SPSS 10 for Windows program using frequency, percentage, t-test, one-way ANOVA. Research results showed high degree of residents' management satisfaction in the area of fitness space and business service. And they also showed high degree of residents' satisfaction in common space which include swimming pool, shower and sauna facilities. Satisfaction degree of management for residents became high with the support of residents' common space, so the management of residents' common space might be important in the management of high rise mixed-use residential building. Finally, residents' management and residents' common spaces have an important role to enhance the sense of community.

Land Use Changes around Urban Railway Stations in Integrated Urban-Rural Cities: A Case Study of the Gyeonggang Line Stations in Gwangju City, Gyeonggi Province (도농복합도시 도시철도 역세권의 토지이용 변화특성에 관한 연구: 경기도 광주시 경강선 역세권을 중심으로)

  • This study analyzed the characteristics of land use changes around urban railway stations in peri-urban mixed-use cities. The research focused on four station areas along the Gyeonggang Line in Gwangju City, Gyeonggi Province, categorized into three phases based on their opening dates to analyze land use changes. The analysis method utilized building permit registry data from 2012 to 2020 within a 1 km radius of each station, at 250-meter intervals, examining temporal, spatial, and functional distributions. Statistical analysis employed SPSS for weighted cross-tabulation to explore differences in building permits and concentration levels among various building types. The findings revealed: firstly, peri-urban mixed-use city station areas exhibited the highest number of building permits at the time of opening; secondly, significant land use changes were observed within the 500-meter radius from the station; thirdly, residential buildings dominated, reflecting a trend towards housing supply-oriented land use changes; fourthly, cross-tabulation indicated significant differences in building permits across time, distance, and type (p < 0.01). Lastly, the concentration analysis revealed that residential buildings were distributed most evenly, while buildings for educational, social, and agricultural and fisheries purposes were distributed unevenly.

Physical Characteristics and the Utilization of Mixed-use Schools and Parks with Parking Facilities in Urban Residential Areas (도시 주거지 학교와 공원의 주차장 입체화 사례의 형태와 이용 특성 분석)

  • According to the change of the life environment and economic growth, the more highly a city has developed, the more concentrated is the urban function. That is, a city is required for adding more infrastructure. But, both limited land resources and financial problems made it impossible to add infrastructure. So, the necessity of multi-dimensional planning of urban infrastructure was recognized. Especially, in the urban residential area, a mixed-use of the playground of a school and the empty space of a park is desired to serve the issue of insufficient parking spaces. Schools and parks are closely connected to the center of a town, and playing a central role for the town life. For this reason, they are highly demanded in urban residential areas and also expected to be effective. However, we need to consider not only parking convenience but also the safety of users in design process, because people using parks and schools include young students and the elderly. In this study, we mainly examined physical characteristics and the utilization of schools and parks with parking facilities in urban residential areas. Then, we analyzed cases through comparing and evaluating in terms of convenience and safety. and weighed up advantages and disadvantages of each through the comparison of the schools and the parks having parking facilities. The results of this study are expected to provide fundamental references for preparing design standards for such facilities.

A Study on the POE (Post Occupancy Evaluation) according to the Residential Environment of Mixed-use Apartment Complexes In Seoul

  • In this study, POE(Post Occupancy Evaluation) evaluation indexes were selected into six categories through the consideration of theories and prior research. Therefore, qualitative supply can be achieved through POE according to the aspect of residential environment after the quantitative supply of mixed-use apartment complex by the population concentration in Seoul due to industrialization and urbanization. As the evaluation elements, detailed survey contents were selected for livability, convenience, comfort, safety, economy, and sociality. Based on the survey contents, six elements were evaluated and analyzed using Data coding and Likert scale after surveying 12 complexes (Urban areas and non-urban areas) in Seoul. As a result of the study, six categories selected as the POE showed that importance of quality of life and safety was developed in high recognition according to high satisfaction with convenience and safety. Sociality showed the lowest satisfaction in the following order : livability, comfort, economy and sociality. Residents' sense of community, interaction with neighborhood, etc., showed low satisfaction, and it seems that it is necessary to improve and supplement the system for the development of mixed-use apartment complex in the future. The detailed characteristics of livability showed high satisfaction of the living room, the front door and the main room which are main uses of housing, and low satisfaction in storage size. The analysis of convenience is that convenient public transportation was the highest, and educational environment and additional facilities were the lowest, showing the advantages and disadvantages of location characteristics. As a result of the analysis of comfort, satisfaction with the landscape area was low and it seems that green space is needed for the development of mixed-use apartment complex in the future. Lastly, regarding the safety, the satisfaction of the access control, the location of security office, etc. were high, however separation of circulation was low. Therefore, it is necessary to clearly separate the circulation between the residence and other facilities in the mixed-use apartment complex.

Analysing Korean Residential House Tenure Choice by Mixed Logit Panel Model

  • This paper analyzes Korean residential tenure choice for house which is the most important in Korean households' assets. Data used in the analysis is the data of Korean Labor and Income Panel Study for the period from 1998 to 2006 and with 2341 households. In this paper, a household chooses a housing tenure mode, either by renting or by owing house. We use a mixed-logit panel model as an estimation model to take into consideration household's heteroscedasticity of preference in tenure choice. It turns out that the heteroscedasticity is significant in households' tenure choice behavior, implying that Korean housing policy emphasizing supply side should consider the demand side.
