A Study on the Time-periodic Characteristics of Multi-Family Housing in Cheongju (청주지역 공동주택의 시기별 특성에 관한 연구)

  • The evolution of multi-family housing in Cheongju can be divided by four stages which are a introduction period from 1972 to 1980, a popularization period from 1981 to 1989, a expansion period from 1990 to 1997, and a stagnation period after 1998. In the introduction period, the multi-family housings were mainly low-rise buildings because a government policy which focused on extension of the apartments for the low-income influenced multi-family housing constructions. During the popularization period, the multi-family housings were still low-rise but houses in various sizes were introduced. That was because the Housing Site Developments were started and private companies' participations followed them increasingly. As a result of vigorous participations of private companies and massive developments of housing sites, the multi-family housings in the expansion period started to show constructions of complex and trends of high density and high rising. Finally, in the stagnation period, a rate of the supply of the small houses, whose size was below $60m^2$ of exclusive, area was increased and extreme high-rise apartments emerged. High rising and density were the mainstream of the construction concepts. During this period, the growth of multi-family housing marked low. The reason was that a downturn in economy led private companies to shrink their constructions.

  • In Korea, most of the historic city became a deteriorated area with low-rise settlement. It is revaluated as a s great potential in spite of slum clearance and redevelopment for a long while after 1970s. A great achievement for low rise multi family housing, in spite of these social change, is not easy to find the cases and social commonness. In the view points, this article deals a ideal model in historic areas, and the model should be get the understanding from the people, because acceptance from people is the beginning for making historic housing areas. The facade model for evaluation prepared as three types, and responses for the models processed by AHP(Analysis Hierarchy Process).

  • Modular housing has many advantages such as economy, flexibility and reusability. The domestic modular housing of a continuous stacking method has been built in military facilities, and dormitories. However, there is a limit to present diversity of low-rise multi-family housing. A cross stacking method is a way to pursue diversity of that but there is a difficulty to apply it owe to lack of cases and related technologies. Therefore, the purpose of this study is to suggest application techniques in design phase of applying the crossing stacking method in advance.

  • To avoid monotony of functionalistic architecture that may be considered the mainstream of modernism architecture, in recent days, the modern architecture displays diversified characteristics. Geometric manipulation method that creates an open space having manipulated a basic geometric shape like hexahedron (cutting out or joining the spatial area onto one side of the figure) is the space manipulation technique that has been introduced and emerged on a full scale since 1970. This technique has been developed as a type of living quarters that has equipped with passive control function, making outside climate flow into the interior. Recently methods for diversified space creation by means of geometry manipulation have begun to appear in domestic low rise multi-family housings other than inflexible box type high-rise building constructions, which comprise the mainstream of multi-family housing.

The Evaluation on the Noise Environment of the Low-rise Multi-family house in Athens,U,S,A (미국 Athens 지역 저층 공동주택 소음 환경평가에 관한 연구)

  • The purpose of this study was to evaluated noise environment of the low-rise multi-family house in Athens, Georgia. The results of this study can be applied to the prevention of noise when planning multi-family houses, roads and cities in Korea. The subjects of this study were the place of 1m, 10m, 50m, 100m from 4-lane road ofT apartment and 233 residents lived in the low-rise multi-family houses in Athens. The results of this study were as follows. 1. The average noise level at 1m, 10m, 50m and 100m was 55.5dB, 46.7dB, 43.0dB, 43.0dB and 41.2dB respectively from 4-lane road of T apartment. From the view of the standard in this study, the physical noise was good. 2. The results of the residents subjective response on the noise were as follows. The external noise residents felt - that was a noise by operating machines, and traffic noise - ware as 2.57 on average. The noise by the daily activities, the noise of nature are a little as 2.38 on average. They were disturbed a little by the external noise. They felt the solid born sounds(average 2.49) more than airbone sound(average 2.23) by the internal noise. They are suffered worse from noise in summer and they worse from 8-12 oclock due to external noise and 16-20 oclock due to internal noise. Comparing the noise environment of Korean with that of American, I found a meaningful difference of nature and the noise of daily activities of external noise and all internal noise.

  • This study attempts to suggest new directions of urban multi-family housing design in the recent era of information, in which the representation of publicity and privacy of the housing reflects new meanings and relationships of the current digital society. The study examines cases of Dutch multi-family housing and investigates the meanings and relationships of publicity and privacy in the building as well as unit design of the housings. Borneo-Sporenburg housing development is a good example that suggests new interpretation and design solution for low-rise, high-density multi-family housing. Thus, this study analyzes street patterns, facade design, and ways of housing unit combination in Borneo-Sporenburg housing and concludes as follows. First, public space in Borneo-Sporenburg housing, which was designed differently from hierarchical and centripetal organization of modern architecture, is divided into small units and spread into the inside, which provides high potential for personal control of space and personal programming of space by space choices. Second, street pattern and facade design of Borneo-Sporenburg housing provide visual publicity and privacy simultaneously as they maintain unity as a whole as well as articulate individual unit in many different ways and provide clues to neighboring. Streets as a public domain have self-controlled boundaries for residents and introduce voluntary use-programs for residents. Third, facades of the housing have no inter-mediate space or common space, and confront streets directly. Space in-between is composed inside the facade and extends into the streets by residents' own choices. Fourth, privacy and individuality of the housing is strengthened. Units of the housing have individual entrances, unique plan type and complicated combination of space that all together emphasize individuality of units, however they are not often notified from the outside.

A Study on the Cognition Structure of Green Environment of Resident in the Multi-family Housing (공동주택단지 거주자의 자연지향과 녹환경 인식구조에 관한 연구)

  • In this study, we analyzed the state of outdoor-space use and green-environment development for apartment residents, and investigated their ways of thinking on nature orientation and green environment. The results are as follows. 1) The ways of thinking and actual use of outdoor space by apartment residents appear different. 2) Due to the difference of apartment locations and complex environments, the state and reason of green environment construction are different between the residents of high-rise and low-storied apartments. 3) The residents of the low-storied apartments are more satisfied with the green environments of the complex than those of the high-rise apartments. In addition, constructing the green environment in a balcony and outdoor space enhances the satisfaction level of the apartment residents. 4) The residents of the low-storied apartments are passive in nature orientation, while those of the high-rise apartments are active. 5) Depending on the types of nature orientation, the apartment residents are grouped as 'people of nature experience', 'nature appreciators', or 'people of living-thing contact'. These groups show different patterns on the ways of thinking for outdoor space and green environment.

  • Purpose: Urban heat island and Heat wave raise urban temperature and create damage of human life. Growing up as quantitative supply to solve shortage of housing, Urban residential area in Korea have a low rate of nature surface and heavily population makes temperature rise. Most houses in the declined residential area are multi-family rental housing and have many factors congesting housing environment such as narrow in-between space, outdoor staircases, walls and semi-basement floor, which make thermal environment getting worse. Most of the residents in this area are small tenants vulnerable to climate change adaptation, This damage is expected to be even greater. This study focus on multiple dwelling in urban residential area prone to temperature rise and draw temperature adaption method that can apply to multiple dwelling.

Coping Styles about Residential Environmental Stress among Apartment Housing Dwellers - Focus on the Gwangju City - (아파트 거주자의 주거환경 스트레스에 대한 대처방식 유형 - 광주시를 중심으로 -)

  • Rapid social change affects residential environments and this in turn creates new stimuli to which people have to adapt. These stimuli have been seen to increase stress levels. Therefore, dwellers in these environments try to reduce stress through various methods. The purpose of this paper is to: 1) identify the general trends of coping styles about residential environmental stress, 2) analyze the differences in socio-demographic characteristics and how the physical characteristics of buildings affect stress, find out how personal backgrounds affect stress levels and the ability to get rid of environmental-related stress. The subjects in this study consisted of people living in multi-family housing in Gwangju. The city is divided into 5 districts and used quota sampling. 324 housewives were surveyed from the households by self-administered questionnaires. The survey was conducted in December, 2006, after the questionnaire was revised based on the results of preliminary survey. After all the questionnaires were collected, the data was coded and analyzed using the SPSS 12.0 program. This study confirmed that the manner in which those in multi-family housing coped with stress. Especially, we need a policy which seriously considers residents who are of low social-economic standing. As well as being exposed to residential environmental stress, they also have no means to deal with it. The age of a building had a strong impact on coping styles about residential environmental stress. We have to make special studies about the adaptive reuse of buildings for the reduction of residential environmental stress and to greatly improve coping styles. In conclusion, it emphasized the importance of education, information, and economic aid. Reasonable housing management would surely lead to a rise in residential satisfaction and the promotion of residential welfare.

Attitudes and Preferences for Elderly Assisted Living according to Socio-economic Status (사회계층별 노인생활지원주택에 대한 태도와 선호)

  • The objectives of this study were 1) to analyze the attitudes about Elderly Assisted Living(EAL), 2) to consider the policy implications for elderly communal housing according to socio-economic status(income, occupation and education). The survey was undertaken from August to September, 2000 in Seoul and Kyunggi-Do(Ilsan, Bundang). The data were analyzed by SPSS Window program. The major findings were as follows: Most of the respondents prefered to live in EAL(over 56%), under 10 units and desired to be serviced(housework.leisure medical program.meal service). The upper class respondents preferred high-rise apartment style inner city or suburban and prefered paid services in EAL. They would willingly to pay over 800,000 won for living expenses and more than 200 million won for buying their own EAL. The middle class respondents prefered 5 stories multi-family house style with common facilities as a number. And they prefered to common facilities opening to public if the quality of facilities were better. The low class respondents prefered 5 stories multi-family house style and prefered to live within 30 minutes apart from their families and friends. They would pay under 300,000~600,000won for monthly living expenses and under 100 million won for their own EAL.
