The Ministry of Land, Transport and Maritime Affairs has announced a policy which could enable the building of urban type housing using a prefabrication method in 2010. However, it may possibly be at standstill owing to the prefabrication methodology has not been currently developed in Korea. Moreover, small households of one or two family members are been steadily increasing, but small housing in which they reside has been decreasing. Because of this situation, the urban type housing has been proposed. To expand the propagation of this urban type house and to promote the prefabrication method, the first-priority project is to develop a technology that is able to reduce the construction costs, as well as to shorten the construction period. Considering this prefabrication system as an avenue to be able to solve these problems, a series of systems and policies for fostering prefabricated urban type housing has been proposed. This study is to review a series of methods, technologies and policies that are required for urban type housing and henceforth, to utilize them as preliminary data for prefabricated urban type housing.
The purpose of this study is to understand the factors that influence residents' satisfaction with their housing. Resident's satisfaction is mainly influenced by two factors - one that pertains to housing and the other as per characteristics of the individual. Housing-related factors include housing types, housing tenure types, and size of floor space. Individual-related factors include household income, size, and education level. This study shows how both factors influence residents' satisfaction. Residential satisfaction is affected by the type of housing tenure (own, chonsei and monthly rent) and housing (detached housing, apartment and multi-family housing). Residential satisfaction of home owners is greater than that of chonsei renters or monthly renters. Residential satisfaction of chonsei renters is greater than that of monthly renters. Satisfaction of apartment residents is far greater than that of detached housing residents or multi-family housing residents. There is no difference in residential satisfaction between detached housing and multi-family housing residents. As total household labor income, household member, and residential area increase, residential satisfaction increase. Residential satisfaction of countryside residents is greater than that of metropolitan residents.
The purpose of this study is to find the apartment Choice and Housing Satisfaction by the Housing Value Segmentation. Survey questionnaires were conducted on 1103 married women from three residential areas in Daegu. Data were analized by SPSS package program. Major findings are the following: Quality oriented type preferred environment oriented and multiple apartment. Safety investment type answered the bases of the information as of sales/model house, real estate office, oral information from relative neighbor. Ostentation negative type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, education environment for children, privacy protection, convenient transportation for the urban area. Convenience educational environment type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, anti sonic materials, education environment for children, privacy protection.
The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.
Around campus, one-room type multi-family houses have been built for more than any other types of one-room type dwelling units. However, these houses are built in a very small scale and have insufficient facilities due to the limited capital invested by the owners of the houses. Consequently, one-room type multi-family housing are lack of consideration and care for various dwellers. This study examines the existing condition of one-room type multi-family housing around campus and analyzes the data collected from the interviews and analyses of the floor plans of the housing. Finally, based on the findings from the analyses this study suggests the future direction for the planning of one-room type multi-family housing.
The purpose of this study was to Investigate the spatial composition characteristics of elderly housing facilities in USA, in order to refer them in establishing the basic plan for elderly housing in Korea. The case study performed in this study from July 23 to July 31 is based on ten housing facilities for the elderly located at California in USA. The results of this study were as follows; 1. The kinds of common spaces could be grouped as the space for basic living, for leisure, and for convenient living. Also it was all common that the housing facility had shared livingroom, shared diningroom, activity room and garden. The type of the common spaces was categorized into two types, the centralized type where the shared space was located at the center of the housing facilities, and the distributed type, depending on the degree of separation between common spaces and units. ,3. The purpose of this study is to analyze characteristics of rental housing management and service preference according to social relationship types. The data for the analysis was collected through questionnaire survey method from 12th, April to 4th, May, 2016 and 565 data were finally used. Data were statistically analyzed using SPSS WIN 18.0. The findings of this study are as follows: 1) the six factors on social relations of subjects are made up as 'interpersonal stress of the relationship', 'new relationship', 'neighbor relations', 'online relationship', 'family relations', and 'friendship'. 2) Along with this result, cluster analysis was carried out, and four social relation types are classified and named as the 'extroverted relationship type', 'passive relationship type', 'active relationship type' and 'introverted relationship type'. 3) Rental housing management and service was examined separately as 'housing management system', 'housing services', and 'community facilities'. Differences in preference were identified by type of social relationship. Housing services and community facilities showed a significant difference in almost all items. In the housing management system, most of the items did not show any significant difference according to social relationship types.
A studio type urban lifestyle housing was recently introduced as a new urban multi-housing typology. It was particularly created to meet the increasing housing demand of one-person households due to the population change and the shortage of housing supply. However, some concerns have been raised, because the government's policy has been focused on expanding housing supply by easing certain legal regulations in construction. Poorly planned and managed urban lifestyle housings might degrade living conditions for one-person households and ultimately harm urban environments. As such, this research is conducted to investigate the design characteristics of the studio type urban lifestyle housing from selected construction precedents in Seoul. Critical evaluations are made for the facilities and uses in site plans, unit plans, and shared public spaces. As a result, problem areas are found in the lack of design varieties, privacy protection in units, control of natural environment conditions, and the absence of community spaces. Improvement strategies can be suggested by comparing with some overseas' housing precedents: Design variations can be extended through flexible structure, facility, and furniture systems. Privacy and natural environment can be controled through the integration of interior space configurations and exterior envelope systems. The housing policy needs to be reconsidered to improve a variety in design, residents' social interaction, security, and management. Thereby, the studio type urban lifestyle housing should be holistically approached in terms of design and policy to enrich urban living experiences by residents and communities.
