The Elderly Welfare Housing Intention and Influencing Factors of the Elderly Women: An Application of the Theory of Planned Behavior (계획된 행동이론을 통해 본 고령여성의 노인복지주택 입주의도 영향요인)

  • The purpose of this study is to examine predictors of move intention to welfare housing in Korea. Participants completed a questionnaire which included measures of socioeconomic variables, variables of the theory of planned behavior. The data was collected from 380 elderly women over the age of 60 in Korea. This study was examined by statistical analysis on SPSS program 18.0. The results of this study are as follows. First, the attitude of elderly women have a positive effect on welfare housing. Second, the subjective norm of elderly women have a positive effect on welfare housing. Third, the perceived behavioral control of elderly women positively effect on welfare housing. The results of this study prove that attitudes, subjective norms, perceived behavioral control is part of the theory of planned behavior. The finding shows that modified, the theory of planned behavior can be used as a guide in predicting behavioral intention. we should be responsible for the follow-up and monitoring of situations and reevaluate periodically to ensure that needs are being met and services are appropriate. These things are very important to succeed for senior citizens in Korea.

Changes in housing characteristics through residential mobility (주거이동을 통한 가족의 주거환경 변화 조정)

  • The primary objective of this study is to find out how housing characteristics have been changed through a recent move. Two hundreds and thrity households in Cheongju City who made a move during 1990 are selected for the empherical study. The findings show that almost families moved to the dwelling with similar or better conditions than the previous ones. The patterns of housing characteristics changed through a move play the role as an intervening variable between family characteristics and changes in housing satisfaction. Also, the results in general support the concepts of housing adjustment theory. There is a small number of low income families who moved to dwelling with worse conditions. Presumably constraints might prevent their housing adjustment behavior.

A Theoretical Understanding of Housing Adjustment As Applied to Residents of Korean Folk Housing -A Case Study of Andong Hahoe Folk Village- (전통가옥거주자들을 대상으로 한 주거조절행위의 이론적 해석 -안동하회마을을 중심으로 한 사례연구-)

  • The purpose of this study was to examine theoretical underpinnings of housing adjustment as applied to residents of Korean folk housing. On random and voluntary base, 66 households of the Andong Haboe folk village were asked to participate in the present study for a self-administrated questionnaire survey as well as open-ended face-to-face interviews. Some valuable results were obtained as follows. In spite of the legal barrier to change in physical conditions of housing, first, a huge amount of adjustment actually took place in the rural folk village. Satisfying basic amenity or shelter needs turned out to be the basic role of adjustment. Second, the number of adjustment works previously done was not effective anyhow in predicting the level of housing satisfaction. Speare's (1974) satisfaction theory of housing adjustment was largely supported by the present study. Highly dissatisfied residents with their housing were more likely to expect adjustment works of their own. Additionally, age turned out to be the most powerful predictor of housing adjustment. Finally, housing satisfaction was positively correlated with community attachment (Kendall's $\tau$ =.35 ; p 〈 .001). Residents satisfied with their house were more likely to be proud of being a member of community. Overall, though, community attachment was not related anyhow to the willingness of housing adjustment.

  • At the threshold of the 21st century People have been exploring the future of each field. Accordingly In the area of housing the increase in income level and high-technology development facilitated full scale research on the future housing. The purpose of this research is to try to set up a systematic theory on the future housing by investigating theoretical backgrounds of the future housing and development of the future housing planning concept, A document research method was used to analyze the development of the future housing planning concept of three periods from its origin in the 19th century to present : the burgeoning period growing period and maturing period. In particulary this research examines development of the future housing planning concept from the 19th century in which future housing planning concept was emerged to the early part of the 20th century: the burgeoning period.   • Currently, various discussions are underway to establish a more advanced management system for public rental housing. Also, it calls for improvement methods for problems arising in management of the current rental housing system. In this regard, this study aims to evaluate determinants that affect user acceptance intention of blockchain technology to implement a new system that complements drawbacks of the current public rental housing system. The study uses the Unified Theory of Acceptance and Use of Technology (UTAUT) as a theoretical model; the study model utilizes three UTAUT variables -performance expectancy, social influence, and Facilitating conditions-, applies security, availability, and reliability that are perceived from blockchain technology as external parameters to facilitate understanding of user acceptance intention of blockchain technology, and evaluates whether innovativeness can regulate the influence of performance expectancy, social influence, and Facilitating conditions on user acceptance intention of blockchain technology. Based on the significant survey result where 274 IT technicians participated, the study applies structural equation modeling to explore structure of user acceptance intention in the blockchain-based management system for public rental housing. As a result, security-reliability and availability are found to factors as determinants for user acceptance intention, affecting implementation of the public rental housing management system, while innovativeness shows no significant statistical results related to regulation effect. This study has implications in that it understands characteristics of blockchain and empirically analyzes the relationship between the characteristics and acceptance intention to enable blockchain's contribution to activate the public rental housing management system in the future.

  • This study is to find mental element and principle for building as the side of tranditional ideas and to understand dwelling from and style by this wag. So we can understand yang taeg theory as a part of feng shui that controls the mental, field of traditional architecture. The results may besummarised as follows. 1.   • Housing is a cultural tool which enables one to see through a certain generation, and the types of housing in a specific cultural area are both physical and spiritual results formed by life activities. Therefore, housing, the center area for the human life, is a bowl, putting various meanings of life into the complicated environment. Its formal and spacial variety is a result of interaction in human life. This study analyzes fundamental problems and characteristics of asian traditional housing by comparing those in city of Seoul and Shang-hai. From the results of this study, many differences have been found in traditional housing in Seoul and Shanghai despite of high similarity m culture and ideology. This results from a same Confucian culture that accepts the feng shui theory which has evolved through different environments. Therefore, this study aims to understand housing cultures in two cities by analysing the attributes of housing data from selected traditional housing types in Seoul and Shanghai. Also, issues of fundamental characteristics of the two cities through the development of residential environment are studied to provide important data for the future development of housing environment of both cities.

  • This paper proposes a housing business model, where the presale and Chonsei housing are supplied under a presale system at the same time based on the characteristic correlation between the housing presale market and Chonsei market in Korea. Markowitz portfolio theory was used to review the risk diversification effects from the changes in the ratio between the presale housing supply and the Chonsei housing supply. The housing sale price indicator was used as a proxy variable to determine the presale housing supply. The housing Chonsei price indicator was used as a proxy variable to determine the Chonsei housing supply. The proposed housing business model was applied to major areas in Korea to examine the risk diversification effect. Comparisons of the regional portfolio analyses showed that the flexibility of the proposed housing business model can be quite effective because each regional housing market exhibits different characteristics. Market participants, such as developers, construction companies, consumers, and government, can expect various effects through the proposed housing business model. Nevertheless, policy support is necessary for practical applications of the proposed housing business model. In particular, public funds from the government need to be introduced.

  • The purpose of this study is to understand the research trend of Housing Science by analysing the studies published on proceeding of the Korea Housing Association. As results, total 571 papers, about 40.8 papers every year, were published from 1990 to 2003. Among then, 65.7% of the total was joint research. The most studied topic 146 papers was the theory of Housing, and the least 5 papers, was related to Housing Policy. Survey method(38.4%) was used to these research papers as the most popular method.
